Tracker mortgages are attracting more interest as fixed-deal rates rise, according to a Financial Times headline dated 10 October 2026. But the accessible report listing gives no figure or time period for that increase, and a lower initial tracker rate does not guarantee a cheaper mortgage overall. A tracker payment can rise if its reference rate rises, so borrowers need to weigh potential savings against the risk of higher payments and the cost of leaving the deal.
What the reported rise in tracker interest does—and does not—show
The Financial Times listing describes demand for tracker mortgages jumping as rates on fixed deals rise. Its subtitle says deals that follow the base rate can look cheaper but are “not a free bet.” The accessible listing does not provide the underlying demand measure, its time period or a tracker-specific application count, so the headline should not be read as a quantified market statistic.

Official market-wide figures provide context, but not proof of tracker demand. The Bank of England reported £77.4 billion in gross mortgage advances and £79.2 billion in new mortgage commitments in Q2 2026. Those totals cover the wider mortgage market, rather than tracker products. The Bank of England’s Q2 2026 statistics also reported £1,760.6 billion in outstanding residential mortgage loans. The FCA explains the quarterly lender returns, which include balances, advances, commitments and the proportion of loans above Bank Rate.

Tracker mortgage
A tracker is a variable-rate mortgage linked to a reference rate, commonly the Bank of England’s Bank Rate, plus a margin set by the lender. If the reference rate changes, the mortgage rate—and usually the payment—can change. The product’s terms may also include a cap or floor, fees, early repayment charges, rules on overpayments and conditions for switching to another deal.

Fixed-rate mortgage
A fixed deal keeps the interest rate unchanged for its agreed initial period. That makes payments more predictable during that period, subject to the mortgage’s terms and any changes in other charges. When the fixed period ends, the borrower will need to consider a new deal or the lender’s applicable follow-on rate.
Are tracker mortgages cheaper than fixed rates right now?
There is no reliable market-wide answer in the available figures. A headline rate comparison is only meaningful when the offers match the borrower’s circumstances and the same comparison period. Loan-to-value ratio, loan size, term and eligibility can all affect which products are available. The Bank of England publishes monthly advertised mortgage-rate data, but the September 2026 observations are not established here; therefore, no current average or claim that trackers are cheapest is warranted. Compare the total cost over the period you expect to keep the deal, including product fees and any other relevant charges—not just the opening percentage rate. An offer with a lower initial rate may not remain cheaper if its tracker rate rises or its fees are higher.
How to compare a tracker with a fixed offer
- Compare upfront cost and fees. Put the initial rate, product fees and other applicable charges side by side for the same loan amount and comparison period.
- Model different rate paths. Work out what payments could look like if Bank Rate rises, stays unchanged or falls. These are scenarios, not predictions; do not treat a forecast as a certainty.
- Check your budget’s capacity for change. Consider whether you could keep up with higher payments during the tracker period, not only the opening payment.
- Read the exit and flexibility terms. Check early repayment charges, portability, overpayment rules and whether the lender permits a switch to a fixed offer.
- Match the offer to your circumstances. Confirm that the product is available for your loan-to-value ratio, loan size, mortgage term, eligibility and expected timing.
Could payments rise if Bank Rate goes up?
Yes. When a tracker follows Bank Rate, an increase in that reference rate can raise the mortgage rate and usually the payment. The exact effect depends on the product terms and outstanding balance. Before choosing a tracker, ask the lender or adviser for payment illustrations at several rates so you can see how a change would affect your own budget.

Who should consider the risk before choosing a tracker?
A tracker may appeal to a borrower who values the deal’s terms and can absorb payment changes, but the opening rate alone is not enough to establish that it is suitable. Someone with little room in their budget for higher payments should treat the possibility of a rate rise as a central part of the decision. A regulated mortgage adviser can help assess a personal case; check the firm’s regulatory status before relying on its advice.
