These drivers interact, but they are not interchangeable: more harvest tons do not guarantee higher prices or income, land-sale totals can shift with transaction mix, and lumber prices affect some log prices more directly than others. Rayonier’s second-quarter 2026 figures also include a full quarter of PotlatchDeltic operations, so the year-over-year scale increase is not an organic-growth comparison.
How the business drivers flow into results
Rayonier combines recurring timber harvesting with land sales and a Wood Products business. Harvest volume measures timber cut; realized prices reflect the products sold and their markets; land sales add revenue from transactions that can vary in size and type; and Wood Products sells lumber. Some Northwest sawlog prices are indexed to lumber prices, creating a link between lumber markets and log realizations as well.
The company’s Q1 2026 investor presentation described a portfolio of roughly 4.1 million acres as of December 31, 2025. The scale and mix of that portfolio matter: regional conditions, species and product mix, operating costs, depletion, casualty events and acquisitions can all affect reported results alongside market prices and harvest volumes.
What harvest volume tells you—and what it does not
In Q2 2026, Rayonier reported 3.35 million tons of Southern Timber harvest and 578,000 tons of Northwest Timber harvest. Those totals include approximately 1.5 million Southern tons and 364,000 Northwest tons from legacy PotlatchDeltic timberlands. The merger closed on January 30, 2026, and Q2 2026 includes a full quarter of the acquired operations, whereas Q2 2025 reflects standalone Rayonier. The increase in reported scale therefore should not be read as a like-for-like increase in harvest productivity or organic growth.

Volume is only one part of the equation. A ton’s value depends on its region and product, while operating results also reflect costs, depletion and other items. Rayonier said lower Southern prices, higher costs and depletion expense, and a casualty-related timber write-off weighed on Southern operating income in Q2 2026. Higher volume and non-timber income partly offset those effects. The quarter illustrates why tonnage alone is not a reliable proxy for earnings.
How timber prices and regional mix affect Rayonier
Rayonier’s Q2 2026 release reported the following average delivered prices. These are regional, product-specific averages; a year-over-year change can reflect both market conditions and a changed geographic or product mix.

These figures are reported delivered prices, not a single company-wide timber price or a direct measure of land value. Comparing them meaningfully requires matching region and product and considering which timberlands were included. In particular, the added Idaho volume influenced the Northwest average, so the increase does not establish that prices rose by the same amount for comparable Pacific Northwest timber.
Why lumber prices matter more in parts of the Northwest
Rayonier’s Q1 2026 investor presentation said about 75% of sawlogs in its Idaho-centered Northwest presence are indexed to lumber prices. That creates a relatively direct pricing channel: when lumber-indexed benchmarks change, the price received for those logs can move with them, subject to the terms of the index and the volume sold. The same linkage should not be assumed for every region or log.

How land sales affect reported results
Land-sale results depend on both the amount of acreage sold and the category and value of each transaction. Rayonier reported $53.7 million in Real Estate sales in Q2 2026, with 7,500 acres sold at a weighted-average $6,290 per acre. In the prior-year quarter, the reported weighted average was $8,340 per acre. The averages alone do not explain the difference in total sales because acreage and transaction mix also matter.

The categories should not be collapsed into one benchmark. A rural tract, an improved development parcel and a commercial property can have different characteristics and per-acre values. The solar-developer transaction was one rural sale, not evidence that every rural acre—or every land sale—can command that price. Real Estate transactions can also be lumpy from quarter to quarter, so a single period’s total is not a dependable recurring run rate.

How lumber sales contribute to the business
Rayonier’s Wood Products segment reported Q2 2026 sales of $196.2 million, including $158.6 million of lumber sales. Lumber shipments were 314 million board feet, and the average realization was $505 per thousand board feet. The company said lumber prices strengthened during the quarter, attributing the movement to import duties, mill curtailments and trucking shortages.
This segment adds a direct lumber-market exposure alongside timber harvesting and land transactions. Lumber demand is linked to housing and repair-and-remodel activity, as Rayonier’s investor presentation describes, but that context does not by itself predict the direction or timing of lumber prices. Market prices, shipment volume and costs all matter to Wood Products results; the reported sales and realization figures should not be treated as profit figures.

How to read Rayonier’s outlook and compare periods
Rayonier’s Q2 2026 release set out the following 2026 expectations. They are management guidance, not realized results or guarantees.

For a useful comparison across quarters or against another timber company, match the underlying measures rather than relying on headline revenue or average price alone:
- Compare harvest tons by region and product, while accounting for acreage added or removed through acquisitions and dispositions.
- Compare delivered prices for the same region and product, and identify whether the log volume is indexed to lumber prices.
- For land sales, examine acres, category and weighted-average price per acre together; a total sale value can conceal very different transaction mixes.
- For lumber, consider shipment volume and realization as well as sales, and distinguish segment sales from operating profit.
- Check the effects of costs, depletion, casualty events and merger integration before interpreting a change in operating income.
Rayonier’s second-quarter 2026 release, published August 5, 2026, and its Q1 2026 investor presentation are the primary company materials behind these figures and explanations. The company’s reported measures and management outlook describe its own business; they are not, by themselves, a forecast of a particular investor’s return.
