Washington state records later listed Amazon at the address, but those entries do not establish when the site opened or exactly what it does.
What Amazon leased—and where
Industrial Realty Group (IRG), the campus developer, announced on June 5, 2024, that Amazon had leased all of Building A at 33815 Weyerhaeuser Way S in Woodbridge Corporate Park. IRG put the building at 225,882 square feet. The Federal Way property is the former Weyerhaeuser headquarters campus, which IRG bought in 2016. IRG’s announcement identifies the leased building and address.
Amazon’s stated purpose was logistics for customer fulfillment. GeekWire reported on July 23, 2024, that an Amazon spokesperson confirmed the lease, while noting that the specific kind of logistics facility was unclear. The reporting did not identify it as a fulfillment center, sort center, delivery station, or same-day facility. GeekWire’s account describes the confirmation and the uncertainty.
What is known about the site’s status
Washington Department of Ecology records list Amazon.com Services LLC SWA4 at the address. The records show a hazardous-waste-generator program interaction dated November 7, 2025, and an industrial-stormwater program interaction dated December 2, 2025. These are regulatory database entries; they do not announce a public opening, verify that operations began on either date, or specify the facility’s logistics function. How the Amazon lease differs from other Woodbridge plans
Woodbridge includes more than the Amazon-leased building, and a separate proposal should not be mistaken for Amazon’s project.

IRG described the Amazon building as one of two newly completed industrial buildings at the campus. In June 2024, the Federal Way Mirror reported Building A at about 225,000 square feet and Building B at about 215,000 square feet, with Building B then unleased. The Federal Way Mirror report gives that contemporaneous snapshot; it does not establish Building B’s later leasing status.

Campus context and projections
IRG is redeveloping the former headquarters property as Woodbridge Corporate Park. The developer has described plans for a separate Business Park, with additional construction dependent on market conditions. The City of Federal Way’s 2024 newsletter repeated IRG’s estimates of more than 3,100 permanent jobs and $6.8 million in annual city tax revenue for that proposed Business Park. Those are developer projections, not verified results or figures attributable to the Amazon lease. The City’s June 2024 newsletter attributes the estimates to IRG.
The campus also includes the Rhododendron Species Botanical Garden and Pacific Bonsai Museum. GeekWire reported that IRG said it had a plan to protect the former headquarters building’s historical aspects and surrounding natural elements; that is the developer’s stated commitment, not confirmation that preservation work is complete. GeekWire’s report provides that campus context.

IRG’s portfolio page currently describes Woodbridge as the former Weyerhaeuser world headquarters and lists 830,000 square feet of office, lab, and industrial space across the property. That campus-wide total is not directly comparable with the two newer industrial buildings alone. IRG’s Woodbridge portfolio page gives its current description.
