VA Mortgage Rates on October 10, 2026: What the 7.17% Benchmark Means

A reported 7.17% VA benchmark was below the same index’s conventional reading, but it is not a borrower quote. Learn how to compare Loan Estimates and account for VA fees.

The Mortgage News Daily index cited in an October 10, 2026 report showed a 30-year VA mortgage rate of 7.17% on Friday, October 9, compared with 7.48% for conventional loans in that same index. The VA reading was one basis point lower than Thursday’s and down from 7.25% on Monday. These are national benchmark readings—not lender quotes or a promise of the rate any borrower will receive.

What were VA mortgage rates on October 10?

The October 10 report by Norada Real Estate Investments attributed its figures to the Mortgage News Daily index. That index’s reported Friday, October 9 reading was 7.17% for a 30-year VA loan and 7.48% for a 30-year conventional loan. The index does not publish on weekends, so Friday’s reading was the latest available for the Saturday update. The report said the VA rate fell one basis point Friday and was down from 7.25% on Monday. Norada Real Estate Investments’ October 10 report

Those paired figures show that the VA benchmark was lower within that index; they do not establish what an individual borrower can get. Lenders set their own pricing, and offers can vary with credit, down payment, loan details, points, rate-lock terms, and other factors. The VA loan program is backed by the federal government, but private lenders underwrite, close, and service VA loans. VA purchase loan information CFPB: What is a VA loan?

Why published rate sources can show different numbers

A separate October 10, 2026 rate table from NerdWallet, using Zillow data, listed a 30-year fixed VA interest rate of 6.92% and APR of 7.15%. Its conventional entry showed a 7.34% interest rate and 7.35% APR. These numbers should not be spliced into the Mortgage News Daily comparison: providers can use different inputs, timings, lender samples, and measures, and an interest rate is not the same as APR. For your decision, use the benchmark as a point of reference, then compare actual written offers for the same loan type and term. Neither 7.17% nor another published average tells you whether you qualify or what your lender will offer.

What makes VA and conventional loan costs different?

A VA-backed purchase loan may let an eligible borrower buy with no down payment, and VA loans do not require monthly private mortgage insurance (PMI). Most borrowers do owe a one-time VA funding fee, unless they qualify for an exemption. A conventional alternative may require a down payment and, depending on the loan and equity, mortgage insurance. Compare the full cost of each offer rather than treating the benchmark rate as the whole story. CFPB: What is a VA loan?

How much is the VA funding fee?

For VA-backed purchase and construction loans, the Department of Veterans Affairs’ published funding-fee chart, effective April 7, 2023, sets the fee as a percentage of the loan amount according to down payment and whether it is the borrower’s first or subsequent use. The VA funding-fee page was last updated October 5, 2026. VA funding fee and loan closing costs

Less than 5% 2.15% 3.3%
At least 5% 1.5% 1.5%
At least 10% 1.25% 1.25%

For example, the VA’s page calculates a $2,850 fee on a $190,000 loan at 1.5%: a $200,000 home price minus a $10,000 down payment yields a $190,000 loan, and 1.5% of that amount is $2,850. The funding fee may be paid at closing or financed into the VA loan. For a purchase or construction/permanent loan, the funding fee is the only fee or charge that may be financed; other closing charges are due at closing. Verify the rate and how it applies to your circumstances with the VA’s current fee page and lender.

Who may be exempt?

The VA lists exemptions that include borrowers receiving VA compensation for a service-connected disability; some borrowers eligible for that compensation but receiving retirement or active-duty pay instead; certain surviving spouses receiving Dependency and Indemnity Compensation; some service members with a qualifying proposed or memorandum rating before closing; and active-duty members who provide evidence of a Purple Heart by closing. The eligibility conditions differ, so check the VA’s official guidance rather than assuming a disability-related circumstance automatically qualifies. VA funding fee and loan closing costs

What else should you include in the comparison?

The VA does not set a lender’s interest rate, discount points, or most closing costs. Lenders determine those charges, which can differ from one offer to another. Buyers and sellers may negotiate payment of many closing costs; seller concessions are capped at 4% of the home’s reasonable value under VA rules. Costs may include origination charges, discount points, appraisal, credit report, insurance, taxes, title insurance, and recording fees. VA funding fee and loan closing costs
