Paying off your mortgage before retirement can lower the income you need each month, but it also turns liquid cash or investments into home equity. Keeping the loan preserves those assets but leaves you responsible for the payments and may require larger portfolio withdrawals. The better choice depends on your full retirement budget, the loan’s terms, the source of payoff money, taxes, and how much liquid savings you would have left—not on a universal rule about mortgage rates.
What changes when you pay off a mortgage?
A mortgage payment generally covers principal and interest, and may also include escrowed property taxes and homeowners insurance. Principal reduces the amount you owe and builds equity; interest is the cost of borrowing and does not reduce the balance. With a typical fixed-rate mortgage, the principal-and-interest payment stays level while the interest share declines and the principal share rises as the loan amortizes. The Consumer Financial Protection Bureau (CFPB) reviewed its mortgage explanation on May 28, 2024.

Paying the loan off removes the remaining principal-and-interest obligation. It does not make housing free. You still need to budget for property taxes, insurance, maintenance, utilities, and repairs. If taxes and insurance were included in your former mortgage payment, those bills do not disappear when the lender releases the loan; you may instead pay them directly or through another arrangement.

Keeping the mortgage means continuing scheduled payments from pension or Social Security income, employment income, or portfolio withdrawals. That can increase the amount of retirement income you need and, if investments fund the payments, may require selling assets over time. Paying it off can reduce required monthly cash flow, but uses money that might otherwise remain accessible or invested. Vanguard describes these competing uses of assets in its educational retirement guidance; investment outcomes are not guaranteed.

When paying it off may fit
A payoff can make sense when reducing required spending is especially valuable and the payment is a meaningful strain on the household budget. It may also fit a household that has adequate liquid reserves after the transaction, can fund the payoff without a disproportionate tax cost, and values the predictability of having no mortgage principal-and-interest payment.
The payment is difficult to carry in retirement
Build a retirement budget that includes the full mortgage payment and all other housing costs. If the mortgage would force you to make larger or more frequent portfolio withdrawals, compare that burden with the effect of paying it off. A lower fixed spending requirement can be useful when income is limited or when you want less dependence on investment withdrawals. The value is not just the interest avoided: it can also be the reduction in cash flow that must be secured each month.
The loan cost is high or variable
A higher-cost loan can make payoff more attractive, especially if the rate can change and a higher payment would be difficult to absorb. Compare the interest cost over the remaining term with the realistic, after-tax return you expect from keeping the payoff money invested. The comparison should reflect investment volatility and the fact that a projected return is uncertain, while interest you avoid by paying down a fixed-rate loan is more predictable. A low mortgage rate alone does not settle the decision in favor of keeping the loan.

Before committing cash, estimate what would remain for emergencies and future housing expenses. A roof, plumbing repair, insurance change, or other large bill may arrive even after the mortgage is gone. If paying off the loan leaves too little accessible money, the household could have substantial home equity but limited cash to meet an unexpected expense. CFPB budgeting guidance emphasizes planning for payoff timing as well as ongoing costs such as taxes and insurance.

Debt-free cash flow matters to you
Some households are willing to accept a lower expected investment balance in exchange for fewer required monthly payments and greater peace of mind. That preference is a legitimate part of the decision, provided the payoff does not create a new vulnerability through depleted savings or avoidable taxes. A household with a reliable pension or Social Security income may weigh the trade-off differently from one that relies heavily on a volatile portfolio.
When keeping the mortgage may fit
Keeping a mortgage can be reasonable when the rate is relatively low and fixed, you can comfortably make payments during a market downturn, and retaining liquid or invested assets serves a more important purpose. It is not automatically the financially superior choice: the potential benefit depends on actual after-tax returns, risk, taxes, cash-flow needs, and your ability to tolerate uncertainty.
You need liquidity more than a smaller balance
Cash and marketable investments can usually be used for a range of near-term expenses. Home equity is less immediately accessible. Accessing it may require selling the home, borrowing against it, or arranging another transaction, each with its own costs and requirements. If a payoff would leave you short of liquid emergency savings, keeping the mortgage—or considering a partial payoff—may preserve useful flexibility.
The payoff would trigger tax or transaction costs
Selling taxable investments can have tax consequences, depending on the assets sold and your circumstances. Taking money from a pretax retirement account can also create taxable income. In addition, a mortgage contract may have a prepayment penalty; check the loan documents and payoff terms rather than assuming an early payoff is free of charge.

The IRS says most taxable distributions from IRAs and retirement plans taken before age 59½ generally face an additional 10% tax unless an exception applies. That additional tax is separate from any income tax due on the distribution, and account rules and exceptions matter. A large withdrawal to eliminate a mortgage can therefore cost more than the amount withheld at the time of distribution suggests. Estimate the income-tax and additional-tax effects before treating retirement-plan assets as available payoff cash.
You can reliably carry the payment through a downturn
If pension, Social Security, or other dependable income covers the mortgage and other essential expenses without forcing sales of investments at an unfavorable time, retaining the loan may be manageable. The test is not simply whether the payment fits in an average month. Consider whether you could still make it if investment values fell, a major repair arose, or another source of income changed. A household that can tolerate those scenarios may reasonably prioritize liquidity or continued investment over immediate payoff.
How to compare the choices fairly
Do not compare a mortgage rate with a headline market-return figure and treat the larger number as a verdict. A useful comparison separates the household’s yearly cash flow from its balance-sheet trade-off. It uses after-tax assumptions for both sides, makes investment uncertainty visible, and accounts for the liquidity given up when cash becomes home equity.
1. Establish the real payoff and payment figures
Ask the mortgage servicer for a payoff quote and its expiration date, then review the loan agreement for any prepayment terms. Record the remaining term, rate type, current principal-and-interest payment, and any escrowed amounts. A payoff quote can differ from the principal balance shown on a routine statement because it may account for interest through a specific date and other amounts due under the loan.

2. Calculate the cost of keeping the loan
Start with the required monthly payment and the remaining schedule, not just the rate. Identify the total principal-and-interest payments still due and the income source expected to cover them. If the payment would come from investments, estimate the withdrawals by year and consider how selling assets during a downturn could affect the portfolio. Keep property taxes and insurance in the housing budget whether or not they are escrowed.
3. Identify exactly where payoff money would come from
Separate available cash, taxable investments, pretax retirement accounts, Roth assets, and ongoing income rather than treating them as interchangeable. For each source, estimate taxes, penalties or other charges, and the assets left afterward. Account-specific distribution rules, individual tax circumstances, and potential effects on income-sensitive programs can change the result; the general rules cited here do not establish a universal outcome for those programs.
4. Compare after-tax uses of the same money
Estimate the mortgage interest avoided by payoff over the remaining term, taking the loan’s actual schedule into account. Then compare that with plausible after-tax outcomes for retaining and investing the money, including the possibility of weaker or negative returns. The payoff benefit from avoiding interest on a fixed-rate loan is relatively predictable; investment returns are not. If mortgage interest may be deductible, compare the actual tax benefit rather than assuming the entire interest amount is saved at your marginal tax rate.
5. Stress-test the post-decision budget
Model a normal year and a difficult year. Include regular housing costs, health and other essential expenses, planned travel or large purchases, and plausible repair costs. For the keep-the-loan case, check whether income and accessible assets can cover payments without relying on a favorable market. For the payoff case, check whether liquid savings remain sufficient after paying the loan and any tax bill. The amount of home equity is not a substitute for a cash reserve.

Mortgage interest deductions: what to verify
A deduction does not reimburse you dollar for dollar for the interest paid. Under the IRS’s 2025 Publication 936, a taxpayer generally must itemize deductions on Schedule A and meet rules involving a qualified home and secured debt to deduct home mortgage interest. Eligibility and applicable limits depend on such details as the loan date, balance, and how the borrowed proceeds were used. Because the rules and limits are tax-year-specific, check the publication for the year relevant to your return and your own circumstances rather than relying on a generic mortgage-deduction estimate.
Whether interest is deductible may affect the effective cost of a loan, but it does not make the interest free. If you do not itemize or do not qualify for the deduction, do not include a tax benefit in the comparison. If a deduction may apply, estimate its actual effect on your return and consider whether paying off the mortgage changes your tax picture. A qualified prepayment penalty may be deductible as mortgage interest in certain circumstances, according to Publication 936; confirm whether the penalty and your situation qualify.

Common mistakes to avoid
- Calling the home-cost-free after payoff. Property taxes, insurance, maintenance, utilities, and repairs remain part of the budget.
- Using a headline investment return as a promise. Expected returns are uncertain and should be considered after taxes and alongside the risk of a decline.
- Ignoring the source of payoff funds. Cash, taxable assets, and retirement accounts do not have the same tax consequences or accessibility.
- Spending the entire reserve. Paying down a loan can leave too little cash for emergencies, even if it improves the household’s net worth on paper.
- Assuming mortgage interest is deductible. Itemizing, qualified-home and secured-debt rules, loan details, and use of proceeds matter.
- Treating a mortgage rate as the whole answer. The monthly payment burden, remaining term, payment stability, tax treatment, liquidity, and tolerance for risk all matter.
Make the decision against your retirement plan
Choose the option that leaves your household with a sustainable spending plan and enough flexibility for the expenses that are difficult to predict. A full payoff is more compelling when its cash-flow relief is valuable, the money is available without a costly tax event, and reserves remain intact. Keeping the loan is more defensible when payments are manageable, liquidity is important, and the assets have a plausible better use after accounting for risk and taxes.
CFPB’s archived retirement-planning guidance puts the planning point plainly: “Making your mortgage pay-off date a part of your retirement plan will help you to manage and afford your housing costs.” Treat that as budgeting guidance, not an individualized recommendation. Before an irreversible lump-sum payoff, check the loan contract, estimate tax consequences for the specific accounts and investments involved, and test both choices against a complete retirement budget.
