Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →Remote online notarization (RON) can let you complete an eligible mortgage-document notarization by live video, but it is not automatically available or acceptable for every home loan. In-person notarization means you and the notary meet physically. Before scheduling either method, get confirmation from your lender and title or settlement provider that it works for your specific loan, documents, property state, and closing process. Fannie Mae says a lender may not require a borrower to use remote notarization and must offer other notary options upon request.
What is the difference between remote and in-person notarization?
The main difference is where the signer and notary are during the notarial act, and whether the document and signatures are electronic or paper. That distinction matters because the method must satisfy applicable law and the mortgage transaction’s acceptance requirements.

In-person notarization
You appear physically before the notary for the notarial act. The document may be paper or electronic, depending on the transaction and applicable requirements; an in-person notarization does not by itself mean the entire closing is paper-based. Fannie Mae’s guidance requires notarization to be legally valid under the law where it is performed, subject to its Selling Guide and the law governing the property.
Remote online notarization (RON)
In RON, you and the notary are in different physical locations and communicate using real-time, two-way audiovisual technology. You sign electronically, and the notary applies an electronic seal. Fannie Mae’s requirements include identity confirmation and standards for the system, as well as legal validity and other loan-delivery conditions. A video meeting alone is not enough to make an act a qualifying RON.

That distinction is important when someone describes a closing as “online.” A video call with a notary does not establish that the signing method, electronic record, identity checks, seal, or system meet the applicable requirements. The lender and settlement provider should identify the approved process and platform for your documents rather than leaving you to select a generic electronic-signature or video service.
Remote ink-signed notarization (RIN)
RIN is not another name for RON. In RIN, you sign paper documents with wet ink while the notary watches remotely by live audiovisual connection; the notary manually applies the seal. Freddie Mac distinguishes remote witnessing of paper signing and later receipt of the documents from RON involving electronically signed records. Whether RIN works for your closing also depends on legal and transaction-specific acceptance.
RIN can involve additional document-handling steps because the paper must be delivered after the remote witnessing for the notary to complete the act. Ask how the signed papers are to be returned, who receives them, and whether any timing requirements apply. Do not assume that a method is RIN simply because you use a camera while signing a paper document; verify that the lender and settlement provider have approved that exact workflow.
Will a mortgage lender accept RON?
It may, but there is no blanket nationwide approval that makes every remote notarization suitable for every mortgage. Fannie Mae accepts eligible loans with electronic documents, including security instruments notarized electronically in person or remotely, when the notarization is legally valid under applicable state law and complies with the Uniform Electronic Transactions Act (UETA) as adopted in that state and the federal Electronic Signatures in Global and National Commerce Act (E-SIGN). RON also has additional identity and system requirements.
That guidance is not a substitute for approval of your particular closing. The method can depend on several separate decisions and rules:
- State law and locations: The property state’s rules, the notary’s authority and physical location, and the locations of the signer and notary can matter. The rules may address whether the state permits RON or accepts an out-of-state RON performed lawfully where the notary acts.
- Loan and document requirements: The lender and loan investor must accept the method for the loan and the documents that require notarization. The security instrument, or an amendment to it, can have additional title-related requirements.
- Title and settlement acceptance: The title insurer and settlement provider need to be able to process the notarized documents under their requirements. Fannie Mae’s guide addresses title requirements for security instruments and amendments, including whether the title insurer may take an exception for an element of a remotely notarized loan.
- Recording: The recording office must be able to accept the resulting instrument and the way it is presented. Acceptance by one participant does not establish acceptance by every other participant.
These are related but distinct checks. A notary may be authorized to perform a remote act under one state’s law, while the property state, the lender, the title insurer, or the recorder applies a separate requirement. Likewise, a lender’s willingness to use RON does not automatically establish that every notarized document in the closing package can use it. Ask about the security instrument specifically, because it is central to the mortgage and may carry title and recording conditions beyond other closing papers.
Federal electronic-signature law does not, by itself, force a party to accept electronic records. As a result, the fact that a state permits a form of RON does not prove that your lender, title insurer, settlement provider, investor, or recording office will accept it for this transaction.

Fannie Mae’s borrower choice rule is clear: “A lender may not require a borrower to use remote notarization and must have other notary options available for borrowers upon request.” That gives you a way to request an alternative if you prefer a physical appointment or cannot use the remote process. It does not mean every alternative will be available at every time or for every document, so raise the request early.
Fannie Mae’s statement concerns borrower choice, not a guarantee that the alternative will be a particular kind of appointment or that it can be arranged at the last minute. If you want to avoid RON, say so when the closing method is first discussed. The settlement team can then determine which other notary options meet the loan’s requirements and coordinate the documents and appointment accordingly.
How the methods compare for a mortgage closing
The most useful comparison is not which method is universally better; it is which one is both acceptable for your loan and workable for you. These are general process differences, not guarantees about a specific lender’s workflow.
| Consideration | RON | In-person notarization |
|---|---|---|
| Where the notarial act happens | You and the notary are in separate locations and meet by live, two-way audiovisual technology. | You and the notary appear physically together. |
| Signature and seal | The signer signs electronically and the notary applies an electronic seal. | The precise record and signature format depend on the transaction; the defining feature is physical appearance before the notary. |
| Legal and transaction approval | Must be permitted under the applicable law and accepted for the specific loan, documents, title process, settlement workflow, and recording. | Must also be legally valid and satisfy the loan and document requirements. Physical appearance does not waive those checks. |
| What you need to arrange | A lender- and settlement-approved platform and process, suitable technology, identity confirmation, and a plan for any pages that remain on paper. | A physical appointment with an authorized notary and coordination of the documents and signatures required at that appointment. |
| If the method is not workable | Ask for an available alternative; Fannie Mae says other notary options must be available upon borrower request. | Ask the lender and settlement provider which other approved method can be used for the documents in question. |
| Borrower cost comparison | A general national cost advantage is not established by the cited guidance. Ask for the actual fee for your closing. | A general national cost comparison is not established by the cited guidance. Ask for the actual fee for your closing. |
For either method, the appointment is only one part of closing. The documents still have to be completed in the form the lender and settlement team need, delivered if paper is involved, and submitted for recording where required. A remote appointment may reduce the need for a physical meeting, but that alone does not establish a shorter overall closing process or a lower total bill. A physical appointment, meanwhile, does not mean the rest of the transaction must happen on paper.
What to confirm before choosing a method
Ask your mortgage lender and title or settlement provider to confirm the process for your particular transaction before you book a notary or sign up for a platform. Get answers for all documents that require notarization, not just the most visible closing document.
- Ask whether RON is approved for this loan. Confirm that the lender accepts RON for the loan type and every document that must be notarized, including the security instrument and any relevant amendment. If your lender says yes, ask whether that approval is subject to any investor, title, or document-specific conditions.
- Check the location and legal requirements. Ask whether the property state permits the proposed arrangement and whether the notary is authorized and physically located where required. If the notary is in a different state, ask how the transaction’s rules address that circumstance.
- Confirm title and recording acceptance. Ask the title insurer or settlement provider whether the resulting instrument meets its requirements and whether the intended recording office can accept it. Clarify who will resolve a rejection or a request for corrected documents.
- Identify the actual closing format. Ask whether the appointment is RON, RIN, a hybrid eClosing, or part of an eMortgage. Have the provider identify which documents or pages will be electronic, which still require paper or wet-ink signatures, and how those paper items will be returned.
- Get the practical requirements. Ask which identity documents, equipment, connection, and platform steps you will need, and whether anyone else must participate. Confirm the scheduled time and how you will receive access instructions.
- Agree on a fallback before the appointment. Ask what happens if identity authentication fails, the audiovisual session drops, the platform cannot complete the act, or a document is not accepted. Find out which alternative is approved and how quickly it can be arranged.
- Get the costs and timing in writing. Request the specific fees for each available method, scheduling requirements, document delivery steps, and expected recording timeline. Ask whether any charge applies if you need to switch methods or reschedule.
These are practical questions to resolve with the people handling your mortgage; they are not a universal checklist imposed by one authority. Their answers are more useful than assuming that a method is available just because it is legally possible somewhere.
It can help to ask for one clear point of contact who can coordinate the lender’s approval with the settlement provider and title insurer. If different parties give you conflicting answers, do not rely on the broadest or most convenient one; ask them to reconcile the requirements for the specific document and closing. Keep the confirmed appointment type, any paper-return instructions, and the fallback plan together with your closing information.

What to expect from a RON appointment
The exact platform and steps are set by the lender, settlement provider, and notary. Fannie Mae’s guidance calls for identity confirmation and system standards, but the cited material does not establish one consumer platform or one universal appointment script. Ask for the provider’s instructions rather than assuming the steps used for another transaction will apply.
Before the session, confirm that you have the required identity documents and the equipment and connection specified by the provider. Check that you can access the platform and receive the appointment instructions. If the provider has not explained how to handle a failed identity check or interrupted call, ask before the scheduled time; an unsuccessful session can affect the closing workflow even if you are ready to sign.
Do not purchase a special device or accessory based on a general description of RON. The equipment is transaction- and platform-specific; ask what the approved provider requires. A computer or camera may be used, but the mortgage guidance does not establish a single required device for all borrowers. If you lack suitable technology or prefer not to use it, request another notary option early and ask how that alternative affects scheduling.
During the appointment, follow the notary’s instructions and the approved process for confirming your identity, reviewing the record, signing, and completing the notarial act. Do not treat an ordinary video call or an electronic signature service as a substitute for a qualifying notarization. Afterward, ask whether any paper documents, additional signatures, or delivery steps remain and who is responsible for submitting the completed instrument for recording.
An eClosing is not necessarily an eMortgage
These terms describe different things. An eClosing means some or all closing documents are signed electronically. An eMortgage requires an electronically created and stored promissory note and may include other electronic documents. An eClosing can therefore combine electronic records with paper documents, wet signatures, in-person notarization, RON, or another permitted method. Do not infer that every document in an electronic closing is digital or that an electronic closing necessarily includes an electronic promissory note.
Recommended Free Tools
This distinction is useful when a provider describes a closing as “digital.” Ask which records are electronic, whether the promissory note is an eNote, and what notarization method applies to each document that requires it. The answers tell you what you will actually do and what must be handled or returned after signing.
For example, a closing may use electronic signatures on some documents while retaining paper pages that need wet-ink signatures. A different document may require notarization in person or through an approved RON process. These combinations are why the label “eClosing” does not tell you whether you will need a device, a physical appointment, paper delivery, or more than one signing step. Have the provider explain the package document by document.

Does state law allow RON everywhere?
State rules differ, and a national generalization cannot determine whether a particular closing qualifies. Massachusetts provides one example of why the details matter: its statute allows a notary physically located in the Commonwealth to use communication technology for certain remotely located individuals, subject to registration and requirements concerning the record or transaction. That example is not a survey of state laws and should not be treated as a rule for another state or another arrangement.
For a mortgage, ask the lender or settlement provider to confirm the applicable rule for the property and the proposed notary arrangement. If the transaction involves an out-of-state notary or signer, ask specifically how their locations affect the authorization and acceptance. Where a state-law answer is uncertain, rely on current state authority or qualified legal advice rather than a general description of RON.
“Allowed by state law” and “accepted for this mortgage” are not interchangeable answers. Legal authorization is one necessary question; investor and lender requirements, title underwriting, settlement procedures, and recorder practices can still affect whether the documents can be used. In particular, ask whether an out-of-state notarization is accepted for the property and whether the notary’s location and authority satisfy the applicable rules. These details cannot be settled by a nationwide yes-or-no answer.
Costs, timing, and what the evidence does not establish
There is no sound national borrower fee comparison here showing that RON costs less than in-person notarization, or vice versa. Nor do the cited agency materials establish a general difference in closing time, error rates, or borrower satisfaction. A particular provider may quote different fees or scheduling options, but those are transaction-specific terms rather than a reliable nationwide comparison.
Request the actual fees, appointment availability, paper-document handling requirements, and expected delivery and recording timelines from your lender and settlement provider. Compare the complete process, including any cost or delay if a remote session fails or a document must be re-executed. Do not assume that fewer in-person steps necessarily means a lower total cost or a faster completed mortgage closing.
Ask whether a quoted fee covers the notarization alone or includes the related platform, travel, courier, or document-handling services, if any. Also clarify what happens financially if the planned method is not accepted, the appointment has to be rescheduled, or a paper item arrives late. Those details depend on the provider and transaction; a quote from one closing should not be treated as a standard price for all borrowers.

Which method should you choose?
Use RON if the lender and the other required transaction participants confirm that it is valid and acceptable for your loan and documents, and you can complete its identity and technology steps. Choose or request in-person notarization if you prefer physical attendance or the remote process is not available or practical, provided that the in-person method also meets the transaction’s requirements. If neither description matches the proposed process, ask whether the closing uses RIN or a hybrid arrangement and have the provider explain the paper and electronic steps separately.

Frequently Asked Questions
Can I notarize mortgage documents online?
Possibly. RON uses a live, two-way audiovisual session with the signer and notary in different locations, electronic signing, and an electronic seal. The method must be permitted under applicable law and accepted for your particular loan and documents by the lender and other required transaction participants. Ask before scheduling.
Will my mortgage lender accept remote online notarization?
Some eligible loans and documents may use RON, but acceptance is not automatic for every mortgage. Confirm with your lender and title or settlement provider that RON is allowed for the loan, the security instrument, any amendments, and the planned recording process. Fannie Mae says lenders may not require borrowers to use remote notarization and must make other notary options available upon request.
The Tool Desk
Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Is remote ink notarization the same as RON?
No. In RON, the signer signs an electronic record and the notary applies an electronic seal during the remote process. In remote ink-signed notarization (RIN), the signer uses wet ink on paper while witnessed remotely, and the notary manually applies the seal. Ask which method your closing provider has approved.
Can I choose an in-person notary instead of RON?
Fannie Mae states that a lender may not require a borrower to use remote notarization and must have other notary options available upon request. Ask early which alternatives are available for your documents and schedule; the statement does not guarantee that every option can be arranged at any time.
Does an eClosing mean all my mortgage documents are electronic?
No. An eClosing means some or all closing documents are signed electronically. An eMortgage specifically requires an electronically created and stored promissory note. A closing can combine electronic documents with paper, wet-ink signatures, or different notarization methods, so ask which steps apply to each document.
Is RON cheaper or faster than in-person mortgage notarization?
There is no established national borrower cost or timing advantage in the cited mortgage guidance. Request the fees, appointment availability, document-return steps, and expected recording timeline for both methods from your lender and settlement provider.
