How to Complete a Mortgage Closing Online

An online mortgage closing may still involve paper documents, wet signatures or an in-person notary. Confirm the process, review your disclosures, and verify payment instructions before signing.

You can complete some or all of a mortgage closing online, but a portal does not guarantee a fully electronic transaction. Your lender and closing agent determine which documents you can sign electronically, whether any require paper or an in-person notary, how you must send funds, and how you will receive final copies. Confirm those details before your appointment; then review the numbers and documents, use the approved signing process, and verify any wire instructions by phone using a number you already trust.

What an online mortgage closing means

An electronic closing, or eClosing, is a mortgage closing in which some or all closing documents are accessed and signed electronically. It may still involve paper documents and handwritten signatures. The format depends on the lender, settlement agent, documents, applicable law and recording requirements; having an online portal alone does not mean every part of the closing is remote. Fannie Mae describes electronic records and signatures in its Selling Guide.

An eMortgage is more specific: its promissory note is electronic and electronically signed, with additional handling requirements for that eNote. An eClosing that uses electronic signatures on some documents but a paper promissory note is not thereby an eMortgage. Fannie Mae says its eMortgage process had received more than 1.4 million eMortgage loans through April 2025; that is a Fannie Mae delivery count, not a count or share of all U.S. mortgage closings. Its eMortgage overview also reports up to five days of cycle-time reduction with eNotes, a Fannie Mae-published potential benefit—not a promised timeline for an individual borrower.

How the formats differ

Format What may be electronic Promissory note Notarization and recording What to confirm
Hybrid eClosing Some documents are electronically signed; others use paper and wet signatures. May be paper or electronic; confirm with the lender. May involve an in-person notary or other method. Requirements and recorder acceptance depend on the transaction and location. Which items need printing, signing or delivery; device and identity steps; and how final copies will be provided.
Fully electronic closing Documents in the closing are accessed and executed electronically, subject to the lender’s process and applicable requirements. It is an eMortgage only if the note is electronic and signed electronically. Remote notarization may be available where the governing law, loan requirements, title insurer and county recorder permit and accept the method. Whether the lender-approved platform supports your transaction, whether the recorder accepts the documents, and what support is available if a session fails.

The specific division of electronic and paper documents is not stated as a universal rule by Fannie Mae; ask your lender and closing agent which format your transaction will use. Fannie Mae accepts electronic signatures for most loan origination and servicing records, subject to exceptions, evidence requirements and the lender’s technical and operational processes. Lenders must retain evidence tying a signature to the signer and transaction, and eNotes require additional technical and operational handling. You generally cannot assume you may choose any signing platform.

“Online,” “eClosing” and “eMortgage” therefore do not mean the same thing. A portal may be used to review or sign a few documents even when the rest of the closing is in person. Conversely, an eClosing may include an electronic note, but that depends on the lender’s approved process. Ask which documents will be electronic rather than relying on a general description of the service.

Before scheduling: confirm what “online” will involve

Ask the lender or settlement agent for the actual signing plan, rather than assuming a digital portal covers every document or appointment. Request clear answers in writing so you can arrange any required equipment, identity checks, notary appointment and funds transfer.

  • Who is conducting the closing, and who can answer questions about the loan versus settlement paperwork?
  • Which documents will be electronically signed, and which—if any—will require printing, wet signatures or in-person delivery?
  • Will you sign an electronic promissory note, or a paper note? If it is electronic, which lender-approved platform and process should you use?
  • Is notarization required? If so, will it be remote or in person, and what identification and appointment steps apply?
  • What device, browser or platform requirements apply? For a remote online notarization (RON) session, you need a working camera and microphone for real-time, two-way audio-video communication; ask the provider for its exact specifications and use a device you already own if it meets them.
  • How much cash must you bring to closing, what payment methods are accepted, and when must the funds arrive?
  • How will you receive completed copies, and whom should you contact if a document or signing session fails?

Confirm whether you need to install or open anything in advance and whether each signer must complete a separate identity check. Use the equipment you already have if it meets the platform’s requirements; a new device is not automatically necessary. If your camera, microphone, connection or identity verification is not working, contact the closing agent through a known number before the appointment rather than switching to an unverified link or service.

Follow the lender’s and closing agent’s secure instructions for accessing the signing process. Do not treat an unfamiliar link or a message changing payment directions as proof that it is legitimate. If instructions are unclear or inconsistent, call a representative using contact details you already have or independently verified.

Understand remote notarization limits

RON is not simply signing a PDF while on a video call. The signer and notary are in separate locations, communicate by real-time two-way audio-video, the signer applies an electronic signature, and the notary applies an electronic seal. The notarial act must be valid under the law that governs the notary. If a document must be recorded, the county recorder for the property location must accept it.

Whether RON is available for your closing can depend on state law, the notary’s authority, loan eligibility, title insurer requirements and local recording acceptance. It is not available everywhere for every mortgage transaction. Fannie Mae’s notarization standards say a lender cannot require a borrower to use remote notarization and must offer other notary options on request. Ask the lender and title or settlement company what is permitted for your specific state and county, and what alternative they will arrange if remote notarization is not accepted.

That alternative may mean an in-person notary or paper signing, even if other parts of the transaction remain online. Confirm whether you need to travel, whether the notary will come to you, and how any paper originals will be delivered. Do not assume a remote notary session will be accepted just because the platform offers it; the lender, title insurer and recorder’s requirements still matter.

Review the Closing Disclosure and the rest of the packet

For most covered transactions, you must receive the Closing Disclosure at least three business days before closing. It sets out the final loan terms, closing costs and how funds are being paid and received. If you have not received it by then, contact your lender promptly. The CFPB explains the disclosure and its delivery timing in its Closing Disclosure explainer.

Compare the final figures with your Loan Estimate

Use your latest Loan Estimate as a comparison, not as a reason to expect every closing-cost line to be identical: different fee categories have different legal tolerance rules. Check the important terms and amounts, and ask your loan officer or settlement agent to explain a difference before you sign. The CFPB’s document review guidance recommends comparing the disclosures and raising questions about changes.

  • Loan amount and loan type
  • Loan term and interest rate
  • Monthly payment and annual percentage rate (APR)
  • Closing costs and the parties responsible for paying them
  • Cash to close—the amount you must provide, after accounting for credits and other funds

Make sure the cash-to-close figure matches your understanding of the transaction and the payment instructions from the closing agent. If the number is wrong or unexplained, pause and ask for a corrected explanation before the signing session. Do not rely on a verbal assurance when the written figures still conflict.

Allow time to get answers rather than waiting until you are in the middle of an online signing session. If you spot a difference, identify the specific line or term and ask the lender or settlement agent to explain it. Some changes may be permitted under different fee rules, but that does not mean you should sign without understanding what changed or why.

Request and read the complete set of documents

Ask for the rest of the closing packet early enough to review it without rushing. The Closing Disclosure is not the whole loan contract. Depending on the transaction, important documents include:

  • Promissory note: states your promise to repay and the repayment terms. Confirm the amount, rate, payment terms and other provisions match what you agreed to.
  • Mortgage or deed of trust: the security instrument giving the lender a security interest in the home. The name used depends on the transaction and jurisdiction.
  • Deed: generally part of a home purchase closing. Review the names and property information carefully.
  • Initial escrow disclosure: describes the escrow account information that applies to your loan.
  • Right-to-cancel notice: may apply to a refinance; ask whether it applies to your transaction and what deadline or procedure is stated in your documents.

Read each document, including screens you are asked to acknowledge. Check names, property details, loan terms, dates and amounts. If the documents do not reflect the agreed transaction, or if a provision is unclear, contact the responsible lender or settlement representative and get an explanation before signing. Do not sign a blank document or proceed on the assumption that an unexplained discrepancy will be fixed later.

The note and security instrument have different jobs: the note sets out your repayment obligation, while the mortgage or deed of trust secures the lender’s interest in the home. The purchase deed is a separate record of ownership transfer in a purchase transaction. If a document is missing, incomplete or difficult to read in the electronic packet, ask for an accessible complete copy before applying your signature.

Send your cash to close safely

Cash to close may be paid by wire or cashier’s check, but the closing agent determines which methods are accepted and when payment is due. Confirm the amount and method directly with a trusted closing contact. For a wire, independently call that person using a phone number already saved or verified through a reliable channel, then confirm the account name and instructions. Do not use a replacement phone number or link included in an email that changes wire details.

Unexpected payment changes are a serious warning sign: criminals may impersonate a real estate or settlement professional and send fraudulent instructions. Even an email that appears to come from a familiar person is not sufficient verification. If you receive new or revised directions, stop and call the trusted contact at the previously verified number. If you already sent money to an account you suspect is fraudulent, contact your bank or wire provider immediately and report the suspected fraud.

Make the verification call before initiating the transfer, not after. Confirm the account name and the complete instructions with the person you trust, and do not assume that a change is safe because it arrives in an existing email thread. If the person is unavailable or the instructions do not match, wait and verify through another independently confirmed contact route.

Complete the signing session

  1. Use the lender-approved method. Open the platform or follow the appointment instructions supplied by your lender or closing agent. Use the identity-verification method they specify; requirements vary by provider and transaction.
  2. Complete any notary appointment. If the transaction uses RON, join from a suitable device with a working camera and microphone and follow the notary’s identity and signing instructions. If it requires an in-person notary or paper signatures, arrange that appointment rather than assuming an electronic signature will substitute.
  3. Read before applying each signature. Review the document itself, not only a summary or signature tab. Make sure the document is complete and matches the terms and details you reviewed.
  4. Stop for discrepancies. If a number, name, property detail or term is unexplained or different from what you agreed, ask the lender or settlement agent to resolve it before you sign that document.
  5. Save or request final copies. Confirm how and when the completed documents will be delivered, and where to get help if a copy is missing or inaccessible.

A mortgage closing is legally consequential. You may stop the signing if you are uncomfortable or do not understand a document. If you are buying a home, stopping the mortgage closing is separate from your obligations under the purchase contract; review the contract and ask the appropriate professional about possible deposit, fee or other consequences before treating a pause as cancellation of the purchase.

Signing electronically does not make the transaction informal or remove the need to understand what you are agreeing to. You can pause to ask the loan officer or settlement representative a question. If an answer is not clear, or the corrected document is not available, do not guess or sign a different version just to finish on schedule.

After signing: keep records and prepare for the first payment

Download or otherwise obtain the completed records and store them securely, with access limited to people who need them. Keep the final Closing Disclosure, promissory note, mortgage or deed of trust, deed for a purchase, and other signed records together. Make sure you can retrieve them later rather than relying only on a temporary portal link.

Before the closing process is finished, ask when the first mortgage payment is due and how you will contact the servicer that receives payments. If those details are not clear in your records, request the lender or settlement agent’s instructions. Keep a copy of any written clarification alongside your closing documents.

Check that the copies you save are complete and legible, including any pages with signatures or notarial seals. If the portal provides a download window or temporary access, save the files promptly and confirm you know how to reach the lender or settlement agent if you later need another copy.

When an online closing cannot be completed as planned

  • Platform or identity check fails: contact the lender or closing agent through a known number and ask how to resume securely. Do not share credentials or identity documents through a new channel supplied in an unexpected message.
  • Notary or recorder will not accept the method: ask the lender and settlement agent to arrange an accepted alternative, which may involve an in-person notary or paper signing.
  • A document is missing, blank or inconsistent: identify the specific page or term and ask for the complete or corrected document before signing.
  • Wire instructions changed or funds may have gone to the wrong account: verify with the trusted closing contact by known phone number; if funds were sent to a suspected scammer, contact the bank or wire provider immediately.
  • You no longer want to proceed: tell the lender and closing agent that you are stopping, and separately review any purchase-contract obligations or consequences with the appropriate professional.

A failed connection or a need for wet signatures may change the appointment plan, but it does not make it safe to bypass the lender’s process. Ask what must be rescheduled, whether the closing date is affected, and how any replacement documents or appointment details will be delivered securely.

Frequently Asked Questions

Can I complete every mortgage closing online?

Not necessarily. An eClosing can include electronic and paper documents, and notarization or recording requirements may mean some steps need an in-person appointment. Ask your lender and closing agent which parts of your specific transaction are remote.

Is an eClosing the same as an eMortgage?

No. An eClosing is a closing where some or all documents are accessed and executed electronically. It is an eMortgage only if the promissory note is electronic and electronically signed; eNotes also require additional lender and provider handling.

Does my lender have to let me use remote online notarization?

Fannie Mae’s notarization standards say a lender cannot require you to use remote notarization and must offer other notary options on request. Whether RON is available depends on applicable law, loan eligibility, notary authority, title insurer requirements and recorder acceptance.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What if the Closing Disclosure differs from my Loan Estimate?

Compare the important loan terms, costs and cash to close, then ask your loan officer or settlement agent to explain differences before signing. Fee categories have different legal tolerance rules, so every line is not necessarily identical, but you should understand changes and resolve errors.

How do I verify mortgage closing wire instructions?

Call a trusted closing representative using a phone number you already saved or independently verified. Confirm the account name and instructions directly; do not use a replacement number or link in an email changing the directions. If you sent funds to a suspected scammer, contact your bank or wire provider immediately.

The Bottom Line

An online mortgage closing may still include paper documents, wet signatures or an in-person notary. Confirm the format and approved signing process with your lender, review the Closing Disclosure and full packet before signing, and verify cash-to-close instructions with a trusted contact by a known phone number. Save your final records and confirm when your first payment is due.
