In a July 2024 video, O’Neil Real Estate agent Ash Swarts wore a gas mask while showing the interior of 34 Dawson Street in Armadale, using a comedic walkthrough to draw attention to a home described as being sold “as is.” The video highlighted visible damage and an unusual grow room; it did not establish that the room had been used illegally.
What the gas-mask walkthrough showed
PerthNow reported that the house looked relatively ordinary from the outside, but its interior had substantial problems. Swarts pointed to a damaged ceiling with a pool cover filling a hole, alongside broken or non-functional items. In the video, he joked that the bubble wrap over the ceiling was “probably not structural.”
The walkthrough also showed a room described as a grow room. Swarts told PerthNow that previous owners had used it to grow medicinal plants for their own medical needs. He could not rule out illegal activity, but that uncertainty is not evidence that illegal activity occurred.
PerthNow described the property as having a dual-living arrangement under one roof and being sold “as is.” Neither the July 2024 reports nor the video establish the home’s present condition or sale status.

Why the agent used a gas mask
The gas mask was part of an attention-getting marketing video, not a recommendation or documented safety assessment. Elite Agent reported that Swarts used comedy to attract more attention and potential buyers. “We’re not selling fancy real estate in our neck of the woods and more interest means more buyers and higher sales prices,” he said. He also described the approach as a comedic slant intended to generate exposure.
Elite Agent quoted Swarts saying, “You must have the owner’s permission,” when discussing this kind of marketing. That permission matters: a striking video does not replace the owner’s consent or change what buyers should verify about a property.

What the reports say about the property
The reports identify the address as 34 Dawson Street, Armadale. They disagree on the block size: PerthNow gives 870 m², while Elite Agent gives 970 m². Without an independent listing or official land record, neither figure should be treated here as definitive.
Elite Agent also reported that the property attracted six offers in its first few days. That is a historical claim from the July 2024 coverage, not an update on whether the home sold or what happened afterward.
