Freddie Mac’s average 30-year fixed mortgage rate was 7.40% on October 8, 2026, according to the Associated Press. Whether to rent or buy depends on the cost of a comparable home where you live, the full cost of owning it, and how long you expect to stay.
What the latest mortgage rate says—and does not say
The Associated Press reported that Freddie Mac’s weekly average 30-year fixed mortgage rate was 7.40% on October 8, 2026, up from 7.28% the week before. Freddie Mac’s own mortgage-rate page listed 7.28% as of October 1. The latest reported rate is elevated, but it is not above 7.5%.

A rate alone cannot settle the rent-versus-buy decision. It affects the interest cost on a mortgage and how much a household can borrow for a given payment, but the monthly cost of owning also includes property taxes, homeowners insurance, maintenance, and potentially other charges. Freddie Mac explains that lower rates reduce borrowing costs and increase purchasing power; that relationship matters, but it does not make every purchase affordable or every rental a bargain.
Why renting can make financial sense
Buying can cost more each month than the rent you pay now
Freddie Mac’s November 2024 analysis estimated that a typical applicant living in a single-family rental would pay about $600 more per month to buy the home they intended to purchase—32% above that applicant’s current rent. That finding helps illustrate why some would-be buyers may prefer to rent while they save or wait. It is a study-specific estimate, not a current 2026 quote or a prediction for every renter, home, or market.

Ownership brings costs beyond principal and interest
A fair comparison includes the mortgage payment alongside property taxes, homeowners insurance, maintenance, and upfront and transaction costs. The buyer also needs to consider the down payment: money committed to a home is money that cannot be used elsewhere. These expenses vary by property and location, so a mortgage payment by itself is not an apples-to-apples comparison with rent.
A short time horizon can make the purchase harder to justify
Buying involves transaction costs, and the financial result depends partly on how long the owner holds the home and how much principal is paid down. Someone who expects to move relatively soon should weigh those factors against the flexibility of renting rather than assuming that ownership will pay off simply because the monthly mortgage builds equity.

Why national rent and mortgage figures do not settle it
The Federal Reserve Board’s 2026 report on household well-being found that homeowners reporting a positive mortgage payment had a median monthly payment of $1,600 in 2025, compared with $1,500 in 2024. The same report put median reported rent at $1,200 in 2025. Those are national medians from different groups of households, not prices for equivalent homes in the same neighborhood. Renters and homeowners may have different home sizes, locations, household circumstances, and housing costs; the $400 difference is not proof that buying a comparable home costs $400 more than renting it.

Freddie Mac’s applicant-based estimate and the Federal Reserve’s household medians answer different questions. Neither establishes which option is cheaper for a particular household today. Use local figures for a comparable type of home rather than treating a national median or a study estimate as your personal result.

How to compare renting with buying where you live
- Choose a like-for-like home. Compare the rent for the type of home and location you would actually choose to the likely purchase price of a comparable home nearby.
- Calculate the full ownership cost. Include principal and interest, property taxes, homeowners insurance, maintenance, and purchase and selling costs—not just the advertised mortgage payment.
- Account for your cash and mortgage terms. Include the down payment, the mortgage rate and term you can actually obtain, and the opportunity cost of tying up that cash in the purchase.
- Estimate your time in the home. Consider how long you expect to stay, the costs of moving or selling, and the principal you would pay down during that period.
- Compare with rent over the same period. Consider current rent and possible rent changes, then compare the totals over the same time horizon. The answer can change with local costs, your financing, and how long you stay.
When renting is more likely to be the prudent choice
Renting deserves serious consideration when a comparable purchase would strain your monthly budget, you lack enough savings for both the down payment and a financial cushion, or you may move before the costs of buying have time to make sense for you. It may also be preferable when the ownership costs in your target area are high relative to rent and you have a useful alternative for the money not committed to a down payment.

Buying may suit a household that can comfortably manage the full ownership cost, has the needed cash reserves, and expects to remain in the home long enough for its individual financial case to work. Local rents, home prices, mortgage terms, taxes, insurance, maintenance, and the buyer’s time horizon all matter. Elevated rates are a reason to calculate carefully, not by themselves a reason to rule out a purchase.
