The proposed new Bunnings Warehouse in Maddington received approval for a minor amendment on 18 September 2025. The replacement store is planned for Albany Highway, near Gosnells Road West, but the approval does not confirm that construction has started or set an opening date.
What has been approved?
The Outer Metro Development Assessment Panel (DAP) approved a minor amendment to the proposed development and its accompanying plans on 18 September 2025. The original development approval dates to 22 January 2020; the 2025 decision amended that earlier approval rather than granting the project’s first green light. The amendment application was received on 21 May 2025. Official DAP minutes and the responsible authority report record the decision and application history.
PerthNow reported in July 2025 that the amendment was still under assessment. That status changed when the DAP approved it in September. PerthNow’s July 2025 report also described the planned move and design changes.
Where will the replacement store be built?
The proposed site is on Albany Highway, on part of the former Maddington Toyota site near Gosnells Road West. The new store is intended to replace the existing Maddington Bunnings near Kenwick Link. PerthNow reported that the proposed site is about 2.5 kilometres closer to Gosnells than the current store. That distance is the news outlet’s description of the relocation, not a measurement in the DAP minutes. PerthNow, 24 July 2025.

What conditions must be met before the store can open?
The approved conditions include planning and infrastructure requirements tied to the works and occupation:
- Before works, plans for a shared path from Gosnells Road West to Pitchford Avenue alongside the Canning River foreshore must be submitted for approval.
- Landscape and lighting plans must be approved before works.
- The principal shared path must be installed before the development is occupied.
These are conditions recorded in the DAP minutes; the approval itself does not establish when the required work or construction will occur.
