Mortgage Rates Are Rising: How to Manage Higher Borrowing Costs

Higher mortgage rates make careful comparison more important. Use comparable Loan Estimates, weigh upfront costs against monthly savings, and choose a payment you can sustain.

Freddie Mac’s national weekly survey average for a 30-year fixed mortgage reached 7.40% for the week ending October 8, 2026, up from 7.28% the week before. That is market context, not a quote for an individual borrower. To manage your own costs, compare multiple offers on equal terms, weigh upfront fees against monthly savings, and choose a payment structure that fits your budget and risk tolerance.

Start by comparing at least three Loan Estimates

Request a Loan Estimate from at least three lenders, as the Consumer Financial Protection Bureau recommends. Ask each to price the same loan type, term, down payment, rate structure, and points or lender credits. Otherwise, a lower advertised rate may simply reflect a different product or higher upfront charges.

Compare the estimated monthly payment and total charges, not just the interest rate. Review lender fees, cash due at closing, mortgage insurance and other ongoing costs where applicable. A national average or a rate shown in a general tool cannot predict the terms you will receive; quotes depend on your borrower profile, property, loan, location, lender and timing. See the CFPB’s mortgage shopping guidance and advice on finding the best available loan.

Decide whether points or lender credits make sense

Discount points are upfront charges paid in exchange for a lower interest rate. Lender credits work in the opposite direction: they reduce closing costs, generally in exchange for a higher rate. Ask each lender to show options with and without points or credits, then compare total costs over several plausible periods you might keep the loan.

Paying points may make sense if the monthly savings have enough time to offset the upfront cost, but there is no universal break-even period. It depends on the lender’s pricing, the loan amount and your circumstances. If you may move or refinance sooner, paying more upfront could fail to pay off. The CFPB explains the trade-offs in its guide to lender credits and points.

Use APR alongside the interest rate—not instead of the details

The interest rate helps determine principal-and-interest payments. Annual percentage rate (APR) combines the rate with certain loan charges, so it can help compare offers. But APR is not a complete substitute for reviewing the fees and loan terms. Comparisons are less useful when the products differ, and APR can be especially difficult to use as a stand-alone measure for adjustable-rate loans.

Choose a term and rate structure your household can handle

A longer loan term generally lowers the required monthly payment but can increase the total interest paid if you keep the loan through payoff. A shorter term commonly requires a higher monthly payment and can reduce total cost if you make payments for the full term. Compare both the payment you must make and the likely cost over the period you expect to own the loan.

A fixed-rate mortgage keeps the principal-and-interest payment stable. An adjustable-rate mortgage (ARM) may start with a fixed period, then adjust; payments can rise after that period. Consider an ARM only if you can manage the potential payment changes, not on the assumption that rates will fall. The CFPB’s loan options guide describes fixed- and adjustable-rate trade-offs.

Look beyond the phrase “no closing cost”

No-closing-cost offers do not necessarily eliminate costs. A lender may offset them with a higher rate through lender credits, or the costs may be added to the loan balance. Ask how the offer changes your rate, amount financed, monthly payment and total cost. Compare those figures with an option that charges costs upfront.

Confirm the rate lock and investigate changes

Ask whether your quoted rate is locked, how long the lock lasts, and what conditions could change the rate or costs. A quote that is not locked may change before closing. Even after a Loan Estimate, certain changes in your application or transaction can affect costs.

If the lender sends a revised Loan Estimate, compare it with the earlier one and ask the lender to explain every changed figure and the reason for it. The CFPB describes circumstances that can lead to higher final costs in its guidance on changes after a Loan Estimate.

Keep enough cash on hand when deciding on a down payment

A larger down payment reduces the amount you borrow and can affect your borrowing costs, but using more cash is not automatically the best choice. Weigh the loan savings against the need for emergency reserves and other near-term expenses. Compare borrower-specific estimates at different down-payment amounts, including any mortgage insurance and other ongoing costs.
