Alterations, implausible timing, unexplained changes, undisclosed debts or other applications, and unusual relationships among transaction participants can also raise questions. A red flag is a reason to verify information in context—not proof that an applicant committed fraud.
If your application information does not match a document, tell the lender, explain the discrepancy honestly, and provide corrected information when needed. Lender practices vary by institution, loan program, and file; no single mismatch guarantees denial or a fraud referral.

What counts as a mortgage fraud red flag?
A red flag is an inconsistency, document feature, or pattern that may warrant additional verification. It is not the same as a finding that information is false or that someone intended to deceive a lender. Names, addresses, dates, amounts, and other details can differ for legitimate reasons; the lender’s task is to determine whether the file can be verified.

These sources do not establish one universal checklist or a set of thresholds used by every lender. The significance of a discrepancy depends on the rest of the file and the facts behind it.

In broad terms, checks may concern who is applying, whether the finances are represented accurately, whether the borrower intends to use the property as stated, and whether the transaction documents and participants fit together. A lender may ask questions or re-verify information when something does not line up.
Which parts of an application may draw scrutiny?
| Area | Examples of a signal | What the signal can prompt |
|---|---|---|
| Identity and address | Social Security number or address discrepancies within the loan file | Identity or record verification |
| Documents and verification | Alterations, inconsistent writing or type styles, or unusually fast verification | Closer examination or re-verification |
| Income and employment | Stated income or workplace information that does not fit the supporting information | Questions about income, employment, or supporting records |
| Debts and other applications | Undisclosed obligations, other mortgages, or multiple simultaneous purchases | Further checks on liabilities and credit activity |
| Occupancy and loan purpose | A stated primary-residence plan that conflicts with the borrower’s apparent intent | Questions about how the property will be used |
| Transaction structure | Unusual deposits, a change in buyer, or differences among contract and title information | Review of the transaction and the parties involved |
| Patterns in the file or across loans | Changing data, reused casefiles, or repeated involvement of the same parties | Checks for inconsistencies across submissions or participants |
Identity and address consistency
A lender may compare the identity and address information in the application with other information in the loan file. Fannie Mae lists Social Security number and address discrepancies among its high-level indicators. Identity checks can be especially relevant when credit information is incomplete or frozen.
A difference does not establish identity misuse. An address may have changed, or records may not yet reflect the same information. If a lender asks about a mismatch, explain the facts and provide truthful documents that help clarify them. Do not guess at information merely to make two records look alike.

Deletions, correction fluid, numbers squeezed into a document, inconsistent handwriting or type styles, and other apparent alterations may prompt closer examination. So can verification completed unusually quickly or on a weekend or holiday. These are indicators for review, not proof that a document is false: the lender needs to understand what happened and verify the information through appropriate means.

Submit complete, truthful records, and do not alter a document to correct an error. If a record contains a mistake, tell the lender and ask how to provide the correction. Keep copies of what you submit and of requests for clarification so you can explain which version is current.
Income and employment
Overstated income and false statements about an employer or workplace are examples of application fraud described by the FBI. Information that appears inconsistent with supporting records may therefore lead to questions about income or employment.
FinCEN’s historical assessment gives examples of reasonableness checks, including a sharp increase in income from one year to the next or occupational income far outside expectations. Those examples are not universal current lender thresholds. A change in income may have a legitimate explanation, but applicants should not assume that a lender will infer it from the paperwork. Explain relevant changes accurately when asked and provide authentic supporting documents.

Debts, credit inquiries, and other mortgage applications
Leaving out existing obligations can make the application present an incomplete picture of the borrower’s finances. Fannie Mae also identifies multiple simultaneous property purchases without disclosure—sometimes called “shot-gunning”—as an indicator lenders may examine. It advises attention to credit inquiries as part of considering possible undisclosed activity.

Disclose debts and other mortgage applications rather than deciding for yourself that an obligation or application is irrelevant. If a lender asks about a credit inquiry or another property purchase, answer candidly. Omitting information because it is inconvenient, or because another participant suggests doing so, can create a more serious problem than explaining it.
Occupancy and loan purpose
Claiming that a property will be a primary residence when the borrower does not intend to occupy it is a recognized form of misrepresentation. The intended use of a property matters to the loan application, so state your plans truthfully rather than choosing an occupancy description based on what seems most convenient.
FinCEN’s assessment describes historical examples in which a property’s distance from the borrower’s home state or employer raised questions about primary-residence intent. Distance alone is not a standalone test of fraud. It is one contextual signal that may lead a lender to ask how the borrower intends to use the home.

Transaction structure, property information, and participants
Differences among contract, title, and application information may prompt a closer look, as can a change in who is buying, undisclosed second financing, unusual deposits, or relationships among transaction parties that are not clearly disclosed. A non-arm’s-length relationship can merit questions about the arrangement and whether the documents accurately describe it.

A straw buyer is someone whose role may conceal who is actually purchasing or intends to occupy the property. Fannie Mae’s guidance also identifies inflated property values as a type of mortgage fraud. These examples do not mean that every family, business, or other relationship between parties is improper; the lender may need to understand who is involved, how funds move, and what the transaction documents say.
Patterns across submissions or loans
Repeated submissions with changing data, reuse of a casefile, or recurring involvement of the same parties may prompt checks beyond a single document. A detail that looks plausible on its own may raise a different question when it conflicts with another version of the application or appears in a wider pattern.
Fannie Mae says Desktop Underwriter red-flag messages are intended to help lenders detect inconsistencies and potentially fraudulent transactions. The messages do not determine the underwriting recommendation, and the absence of an alert does not certify that submitted information is accurate. An alert should therefore be understood as a signal for attention, not a verdict about an applicant.
How a red flag differs from a finding of fraud
Fannie Mae distinguishes “fraud for housing,” which involves borrower-driven misrepresentation intended to acquire or maintain homeownership, from “fraud for profit,” in which mortgage participants misuse their roles to obtain proceeds. Application-related examples can include false income, hidden liabilities, occupancy misrepresentation, identity misuse, straw buyers, and inflated property values. A case may involve more than one party.

The distinction matters because an inconsistency alone says neither who caused it nor whether anyone intended to deceive the lender. A request to clarify a fact is part of verification. Do not treat the request as proof of wrongdoing, but do take it seriously and respond with accurate information.
What to do if your information does not match a document
- Pause before signing. Read the application and loan documents and check that they are complete and accurate. The FBI specifically advises borrowers to read documents before signing.
- Identify the exact discrepancy. Note which application entry and which document differ, and whether the issue concerns a name, address, amount, date, debt, employer, occupancy plan, or transaction detail. Avoid changing a record just to make it match another one.
- Tell the lender promptly and plainly. Explain what is incorrect or different and why, if you know. If you do not know why, say so rather than inventing an explanation.
- Provide corrected, truthful information. Ask the lender what documentation it needs, then provide authentic records. Do not conceal debts, other mortgage applications, or intended occupancy because someone else involved in the transaction recommends leaving them out.
- Keep a record. Retain copies of the documents you submit and the lender’s clarification requests. This makes it easier to identify which information was corrected and respond consistently if the lender asks again.
- Answer verification requests candidly. Lenders may conduct independent due diligence or re-verify documents. Respond to what is asked, and do not alter, omit, or embellish facts to try to avoid further review.
What lender alerts and additional review can—and cannot—tell you
FinCEN’s assessment of suspicious-activity narratives describes detection practices such as independent borrower due diligence, document re-verification, reasonableness checks, and comparisons of signatures or transaction participants. It is a historical review of reported activity, not a definitive description of the technology or exact procedures every lender uses today.
An alert or follow-up question means a lender has a reason to examine information; it does not, by itself, establish fraud or determine the outcome of underwriting. Likewise, the lack of an automated warning is not confirmation that every entry is correct. Exact rules and thresholds used by individual lenders are not established here and can vary with the lender, loan program, and facts in the file.
How to read older mortgage-fraud statistics
FinCEN reported 37,313 suspicious activity reports citing suspected mortgage loan fraud in 2006, a 44% increase from 2005. That is an old count of reports about suspected fraud—not a count of proven fraudulent mortgage applications and not a current estimate of how often mortgage applications contain fraud. The official material reviewed does not provide a reliable current national statistic for the share of applications involving fraud, so the historical figure should not be used to estimate an applicant’s present-day risk.
