How to Stop Mortgage Spam Calls and Texts

Use the Do Not Call Registry, company-specific opt-outs, phone controls, and careful reporting to reduce mortgage spam while avoiding loan scams.

Register your home and cell numbers with the National Do Not Call Registry, tell identifiable companies to stop contacting you, and use your phone or provider’s blocking tools. These steps can reduce unwanted mortgage marketing, but they cannot stop every caller—especially scammers who ignore the law. Treat unexpected loan offers cautiously: don’t press a key to unsubscribe from a suspicious recorded call, call back an unfamiliar number, click an unsolicited text link, or share sensitive information with an unknown business.

First, identify what kind of mortgage contact you received

Not every mortgage-related call or text is spam. A message might be a sales solicitation, a servicing or account-information contact, an unwanted contact that is still lawful, or an attempted scam. The right response depends partly on which it is. Federal consumer guidance does not make every mortgage call or text illegal; the purpose of the contact, how it was placed, your consent, and any applicable exceptions can matter.

Marketing offers

An unexpected pitch to refinance, apply for a loan, or “prequalify” is a marketing solicitation. You can register your number with the Do Not Call Registry and ask an identifiable company to stop calling or texting. If you do not recognize the sender or the offer seems suspicious, prioritize reporting and avoiding interaction over replying to the message.

Some people encounter mortgage offers after filling out an online form or using a comparison site. A form may ask about permission to share contact details or receive marketing, so read the consent language and look for which businesses it covers before submitting it. The FCC’s 2023 order extended Do Not Call Registry protections to marketing texts and describes seller-specific written-consent requirements for certain marketing robocalls and robotexts. That does not mean every text after a web form is unlawful; the form, the consent given, the sender, the technology, and the circumstances matter. If you no longer want contact from a business you can identify, make a clear stop request and keep a record of it.

And if a new or spoofed number gets through, the large “BLOCK NOW” button makes it easy to instantly block it - up to 1,500 additional numbers at your command.
  • Realistic & Reliable Protection: While no device can stop 100% of spam (scammers constantly change numbers), the V5000 gives you the power to shut down repeat offenders quickly and effectively - offering more control than passive filters alone.
  • Hassle-Free Design: NO POWER supply needed, NO APP, and NO SUBSCRIPTIONS. The V5000 is easy to install, with a clear screen and loud button click for extra confidence. Designed with seniors in mind, it’s ready to use and simple to maintain. For even stronger protection, you can pair it with your phone provider’s spam filtering service.

Servicing and informational contacts

A call about a mortgage you already have may be an account or servicing contact rather than a new-loan sales pitch. If the caller claims to represent your lender or servicer, do not rely on caller ID or a phone number in an unexpected message to verify the claim. Instead, find the company’s number on a recent mortgage statement, account card, or its independently located official website and contact it there.

Possible scams

Be especially careful if you never applied for the loan being discussed, the caller creates urgency, or a text asks you to click a link or provide personal or financial information. A local-looking number is not proof that the caller is nearby or represents a legitimate lender: caller ID can be spoofed. The Federal Trade Commission advises consumers to avoid calling back unexpected loan callers and not to share sensitive information with an unknown business.

Register your numbers with the Do Not Call Registry

The National Do Not Call Registry is a free opt-out registry, not a call-blocking service. It tells covered telemarketers not to make sales calls to registered numbers, but it does not prevent scammers who disregard the law from calling. Registering is still a useful first layer against covered marketing calls.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Go to DoNotCall.gov, or call 1-888-382-1222 from the phone number you want to register.
  2. Register each number you want covered, including home and cell numbers.
  3. Allow time for the registration to take effect. A number generally appears on the Registry the next day, but covered sales calls can take up to 31 days to stop.

Registration does not expire unless the number is disconnected and reassigned or you ask to have it removed. The FTC says certain calls may still be allowed, including political, charitable, debt-collection, informational, and survey calls that do not include a sales pitch. A recent business relationship or written permission can also matter. Those exceptions do not mean you must keep receiving calls from a company: under FTC guidance, a company that is otherwise permitted to call because of a recent business relationship or written permission must honor your request not to call.

The scale of the Registry is substantial, but its figures are not a count of mortgage spam. The FTC’s National Do Not Call Registry Data Book reports 259 million active registrations as of September 30, 2025. The FTC also recorded more than 2.6 million Do Not Call complaints in fiscal year 2025; those are unverified consumer complaints, not proven legal violations and not a count specific to mortgage calls.

Ask recognizable companies to stop contacting you

If you can identify the company behind an unwanted marketing call or message, tell it plainly that you do not want further calls or texts. Keep a record of the date, time, number or sender, and how you made the request. A brief written record makes it easier to recognize later contact from the same business and describe the sequence if you report it.

For calls

When you reach a real, identifiable business, say that you do not want it to call you again. Do not confuse a request to stop with instructions given during a suspicious recording. The FTC specifically advises against pressing a number to unsubscribe from a suspicious recorded loan call; interacting can confirm that your number is active or lead to further unwanted contact.

For texts

For a recognizable marketing sender, replying “STOP” or a similar standard phrase can revoke consent for covered robotexts. The FCC identifies reasonable ways to revoke consent for covered calls and texts, including common reply words such as “stop,” “quit,” “end,” “revoke,” and “opt out.” Use this approach when the sender is a business you can identify and the message appears to be ordinary marketing—not when the text looks like a scam.

There is an important distinction between an opt-out and a suspicious message. If the text appears to impersonate a lender, includes an unexpected link, or otherwise seems fraudulent, do not test whether the sender is legitimate by replying. Forward it to 7726 (SPAM), then delete it. If it is a recognizable marketing message, a standard opt-out reply is a reasonable way to revoke consent for covered messages. Keep a note or screenshot of the message and your request if you need to describe the contact later.

The legal rules are specific to the type of contact and circumstances. The Telephone Consumer Protection Act applies to texts as well as voice calls, and FCC rules restrict certain autodialed or prerecorded/artificial-voice calls and texts. The FCC’s February 16, 2024 order recognizes revocation by reasonable means, including common reply words. That does not establish that every mortgage call or text is unlawful: the technology used, the consumer’s consent, the purpose of the contact, and applicable exceptions can all be relevant. This guide is practical consumer information, not a determination about a particular legal claim.

Block and label calls on the phone you use

Blocking tools can reduce nuisance calls, and labeling may help you decide whether to answer. Neither is a guarantee: scammers may use new or spoofed numbers, and a label does not necessarily stop a call. Menu names, availability, and compatibility depend on your phone, operating system, carrier, and service.

Phone or service Controls to check What to keep in mind
Cell phone Built-in call and message controls; wireless-carrier spam blocking or labeling; reputable call-blocking apps Features and menu locations vary. Review whether a tool blocks calls, labels them, or also filters messages, and whether it could silence calls or contacts you want.
Internet-based home phone (VoIP) Call-blocking or call-labeling features offered by the provider Ask the provider which controls are available for your specific service.
Traditional landline Provider network controls; a compatible physical call-blocking device Check that any device works with your landline service and consider the calls it might block. It is an optional additional layer, not a substitute for free registration and reporting.

Set controls without missing calls you need

  • Start with the built-in settings on your phone or the controls your service provider offers. Use the device or carrier’s current instructions rather than relying on a universal menu path.
  • Check whether each setting blocks a number, sends suspected spam to voicemail, labels a call, or filters texts. These functions are not interchangeable.
  • Review any option that silences unknown callers or filters messages so you understand whether it could affect legitimate calls, including calls you are expecting.
  • If spam continues, ask your carrier or home-phone provider what other controls are available. For a landline, confirm compatibility before buying a physical blocker.

Compare options by phone compatibility, whether they block or label calls or handle texts, and whether they are built into the phone, offered by a carrier, or require an app or physical device. Also consider whether a setting might silence legitimate callers. Federal guidance establishes that choices vary by device and provider; it does not establish a universally best app or device, current comparative product performance, or product prices. The Registry is free, and you can begin with built-in and provider controls before considering a paid tool. Do not expect a blocking tool to catch every new, spoofed, or disguised number.

Handle suspected mortgage scams without engaging

An unsolicited loan offer can be deceptive or fraudulent. A suspicious message may imitate a legitimate lender, and its displayed number may not identify who actually sent it. Use a cautious sequence rather than trying to investigate through the number or link in the contact.

  1. Do not press keys on a suspicious recording. In particular, do not press a number to unsubscribe from an unexpected loan call.
  2. Do not call back an unfamiliar loan number. If the caller claims to be a lender or servicer you recognize, independently find the company’s contact details and verify the claim through that channel.
  3. Do not click links in unexpected loan texts or provide information. Avoid sharing account credentials, financial details, or other sensitive information with a business you do not know.
  4. For a suspicious text, do not reply. Forward it to 7726 (SPAM), then delete it. This is different from replying STOP to a recognizable marketing sender to revoke consent.
  5. Keep relevant details before reporting. Note the date and time, the number that received the contact, the number shown on caller ID, and any callback number included in the message.

Do not assume that a number displayed on your screen belongs to the business named by the caller. The FTC’s consumer advice warns that caller ID and callback numbers can mislead; independently locating a known company’s contact information is a practical way to verify a claim without relying on the suspicious contact itself. The FTC’s September 2025 advice specifically addresses unexpected calls about loans you did not apply for, while its August 2024 guidance also cautions consumers about loan calls.

Report unwanted calls, texts, or suspected fraud

Choose the reporting route based on what happened. A report can help regulators identify patterns, but filing one is not the same as getting an individual call stopped or having a complaint resolved.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Unwanted sales call, with no financial loss to report: report it at DoNotCall.gov.
  • You lost money or have information about a suspected scam: report it at ReportFraud.ftc.gov.
  • Unwanted calls or texts: you can also submit a complaint to the FCC using its unwanted calls/texts issue category. The FCC says these complaints inform its policy and enforcement work, but it does not resolve individual complaints in this category.
  • Suspicious or unwanted text: forward it to 7726 (SPAM), then delete it.

When a reporting form asks for details, include the number that received the contact, the number displayed on caller ID even if it may have been spoofed, any callback number, and the date and time if available. Preserve the message or a note of what was said long enough to report it accurately, but do not click a link or call a number merely to gather more information. Keep your company-specific stop-request record too: the date, method, sender or business, and any later contact can help you explain what happened. Do not treat a complaint count as proof that a specific caller violated a rule.

What these protections can and cannot do

The most useful approach is layered: registration addresses covered sales calls; a company-specific stop request addresses a business you can identify; phone and provider controls reduce how often unwanted contacts reach you; and cautious handling plus reporting helps limit risk from suspected scams. No one layer replaces the others.

  • The Registry is not a shield against every caller. It is an opt-out list for covered telemarketing, not a technical blocker, and scammers may ignore it.
  • Blocking and labels have limits. They may miss new or spoofed numbers, and a label may inform rather than prevent an incoming call.
  • Consent and call purpose matter. Federal restrictions cover particular kinds of calls and texts; they do not make every mortgage-related contact unlawful.
  • Reports do not prove a violation. Complaint totals are not verified counts of illegal calls, and an FCC complaint in this category is not individually resolved by the agency.

The steps here reflect U.S. federal consumer guidance. They do not establish who owns a spoofed number, determine whether a particular caller broke the law, or resolve state-specific requirements or questions about a mortgage account. For account concerns, contact the lender or servicer through independently verified information; for an individual legal question, consult an appropriate legal professional or regulator.

Frequently Asked Questions

How long does it take for the Do Not Call Registry to stop mortgage sales calls?

A number generally appears on the Registry the next day, but it can take up to 31 days for covered sales calls to stop. Registration does not block calls technically, and scammers who ignore the law may keep calling.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does registering my number stop every mortgage call?

No. The Registry covers certain telemarketing sales calls, not every contact. Political, charitable, debt-collection, informational, and survey calls without a sales pitch may still be allowed, and a recent business relationship or written permission can matter. A company that may call on those grounds must still honor a request not to call under FTC guidance.

Should I reply STOP to every mortgage text?

No. Reply STOP or a similar standard phrase only when the sender is a recognizable marketing business and the message appears ordinary; the FCC recognizes reasonable opt-out methods for covered robotexts. For a suspicious text, do not reply or click links—forward it to 7726 (SPAM), then delete it.

What if the caller says they are my mortgage lender or servicer?

Do not rely on caller ID or the number in an unexpected message. Find the lender’s or servicer’s contact information on a recent statement or its independently located official website, then contact the company through that verified channel.

Can a call-blocking app or carrier service stop all mortgage spam?

No. Blocking may miss new or spoofed numbers, and labeling may identify a suspected call without stopping it. Compare compatibility, whether a tool blocks or labels calls or filters texts, and whether it could silence legitimate callers. Features and prices vary; federal guidance does not identify a universally best product.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Where should I report a mortgage spam call or text?

Report an unwanted sales call at DoNotCall.gov. Report a loss or information about a suspected scam at ReportFraud.ftc.gov. You can also complain to the FCC about unwanted calls or texts; the FCC says complaints inform its policy and enforcement work but it does not resolve individual complaints in this category. Forward suspicious texts to 7726 (SPAM).

The Bottom Line

Register your home and cell numbers for free at DoNotCall.gov, give identifiable marketers a clear stop request, and use the blocking or labeling controls available for your phone service. For suspicious loan calls or texts, do not press, call back, click, or reply: verify a claimed lender through independently found contact details, forward suspicious texts to 7726, and report the contact through the appropriate FTC or FCC channel.
