A fixed-rate payment usually stays the same until the fixed deal ends; tracker and other variable mortgage rates can change sooner. When an introductory deal ends, compare your lender’s product-transfer offer and standard variable rate (SVR) with remortgage options, weighing fees and total cost as well as the headline rate.
Will my mortgage payments go up if interest rates rise?
Not necessarily straight away. A rise in market rates does not automatically change every borrower’s payment on the same date or by the same amount. The terms of your mortgage determine whether and when its interest rate can change. Your outstanding balance, remaining term, mortgage structure and any lender charges also affect the payment you will actually owe.

For a fixed-rate mortgage, the agreed rate generally stays in place for the deal period. For a tracker or another variable-rate mortgage, the rate can change under the product’s terms. If you are approaching the end of an introductory deal, the expiry date is a separate point at which your payment may change because the existing deal is ending, even if there has not just been a new market-rate move. MoneyHelper explains the different rate options in its mortgage interest-rate guide.
How mortgage type affects the timing of a rate change
Fixed-rate mortgages
A fixed-rate deal sets the interest rate for an agreed period. During that period, a general rise in interest rates does not by itself alter the rate on your mortgage or the usual monthly payment. MoneyHelper puts it plainly: Your monthly repayments will stay the same during this time, no matter what happens in the market.
The “time” in that guidance means the fixed-rate period; it does not mean the payment is fixed for the whole life of the mortgage.

That protection has an expiry date. Check when your deal ends and what rate will apply afterwards if you do nothing. If you want to leave a fixed deal before its end, check for an early repayment charge (ERC): it may affect whether changing lender early makes financial sense. The lender’s offer and the mortgage contract, not a general market-rate headline, determine the terms that apply to you.
Tracker mortgages
A tracker typically follows a reference rate—commonly the Bank of England base rate—plus a lender’s margin. When the reference rate changes, the tracker rate and payment can change according to the terms of that particular mortgage. Check the product documents to see how the reference rate is defined, how the margin applies and when a change takes effect. Do not assume every tracker payment will change on the announcement date or by exactly the same amount as a base-rate move.
Other variable-rate mortgages
Other variable mortgage rates may change too, but the contract and lender’s terms govern the change. There is no universal timing rule that makes every variable mortgage move in lockstep with the Bank of England rate. If the way your rate is set or the process for changing payments is unclear, ask your lender to explain the relevant clause and how it affects your account. MoneyHelper’s overview of how interest rates affect a mortgage was published on 17 September 2026.
Why your balance, term and mortgage structure matter
The interest rate alone is not enough to calculate your payment. An estimate needs the amount still owed and the remaining mortgage term as well as the rate. A payment on a larger balance will not be the same as one on a smaller balance at the same rate; the term and the way the mortgage is structured matter too. That is why a generic illustration cannot tell you your personal increase.

Repayment mortgage
With a repayment mortgage, each scheduled payment covers interest and pays down some capital. If payments are maintained, the balance falls over time. The balance, rate and remaining term work together to determine the payment needed over the rest of the mortgage.
Interest-only mortgage
With an interest-only mortgage, the scheduled payment covers interest; it does not pay down the capital. The amount borrowed remains due separately at the end of the mortgage, so a monthly-payment estimate that treats the loan as repayment would not describe this arrangement correctly. MoneyHelper explains the distinction between repayment and interest-only mortgages.
What happens when a fixed or introductory deal ends?
When an introductory deal expires, you may move onto your lender’s SVR unless you arrange another deal or remortgage. The SVR is therefore an outcome to check, not a rate you have to accept without comparing alternatives. A product transfer—a new deal with your current lender—is another option to consider alongside remortgaging to a different lender. Your available options and eligibility depend on your circumstances and lender terms; there is no universally best route.
Compare the choices using the same balance and the same time horizon. Look at the payment you would make under each option, but do not stop at the first monthly figure. A lower advertised rate can still cost more once fees and charges are counted, while a deal with a higher rate may work out cheaper over the period you are comparing if its costs are lower.

How to compare a product transfer, remortgage and SVR
Use a like-for-like comparison: the same borrowing amount, the same remaining term and a consistent period over which you want to compare costs. Include all charges that apply. MoneyHelper’s guide to remortgaging to get the best deal also sets out the importance of comparing costs rather than relying on the rate alone.
- Rate and rate type: note whether each offer is fixed, tracker or another variable rate, and how long any introductory deal lasts.
- Estimated monthly payment: calculate it using your actual outstanding balance, remaining term and mortgage structure, rather than an example loan amount that does not match yours.
- Product or arrangement fee: record the amount and whether you pay it upfront or add it to the mortgage. Adding a fee to the loan means borrowing more, which can increase both monthly payments and total cost.
- Costs of leaving or switching: check any ERC on your current deal and other switching costs. A cheaper rate may not compensate for a charge due to leave early.
- Total cost over the comparison period: include payments and applicable fees over the same period for each option. A comparison of headline rates or only the first payment can hide the effect of charges.
- Existing-lender offer and outside offers: include product transfers from your current lender as well as eligible remortgage options from other lenders.
- Size of the remaining balance: if the balance is small, the savings from a rate change may be too small to outweigh switching costs. Work out the figures rather than assuming that a lower rate is worthwhile.
- Eligibility and certainty: check whether you qualify for an offer, and consider whether you prefer payment certainty or are willing to have exposure to rate changes.
Why a lower rate may not be the lower-cost choice
MoneyHelper illustrates the fee trade-off with a worked example for a £200,000 mortgage over 20 years. Its 4.4% option, with a £2,000 fee, has a stated monthly payment of £1,267; its 4.5% fee-free option has a stated payment of £1,256. In that example, the lower-rate option has the higher monthly payment because of the fee. These are figures from MoneyHelper’s illustration, not a current mortgage quote or a prediction for another borrower. Your own balance, term, fees and deal terms may produce a different result.
How to estimate a payment change for your mortgage
Use an estimate to compare plausible rates, not as a promise of what a lender will offer or charge. MoneyHelper’s mortgage repayment calculator can show the effect of changing the rate when you enter the relevant borrowing details. The result is only useful if the inputs match your mortgage.

Check your latest mortgage statement or lender account for the outstanding balance and current interest rate. Confirm the remaining term and whether the mortgage is repayment or interest-only.
- Enter those details into the calculator. Use the calculator’s fields for the balance, term, rate and mortgage structure. Do not substitute the original amount borrowed for the current balance.
- Change one rate assumption at a time. Compare the current rate with a plausible alternative rate. This isolates the effect of the rate assumption; it does not forecast which rates will be available when your deal ends.
- Compare a possible new deal. Use the same balance and remaining term when estimating another rate, then account separately for its fees and any charges for leaving your current deal.
- Confirm actual terms before deciding. Check real offers, eligibility and costs with the lender or a qualified mortgage adviser. A calculator output is an estimate, not an offer or personal recommendation.
If the calculator’s result looks surprising, first check the balance, remaining term, rate and repayment type you entered. Those are the inputs that define the estimate; a calculation using the wrong structure or an outdated balance will not represent your mortgage.

What published rate figures and forecasts can—and cannot—tell you
Official market figures and projections help describe particular markets or borrower groups. They are context, not a personalized payment forecast. Keep the date, loan-to-value ratio, cohort and assumptions attached to any number before applying it to a decision.
Bank of England projection for borrowers rolling off fixes
The Bank of England’s July 2026 Financial Stability Report projected a £45 monthly payment increase for a typical owner-occupier mortgagor rolling off a fixed rate in the next two years, based on the report’s market-rate curve and assumptions. The report also identified a group of around 750,000 households paying less than 3% interest and rolling off fixes in 2026; for that cohort, it projected an average increase of £170 a month. These estimates describe specified groups under a particular scenario. Neither figure predicts what an individual household will pay.
A specific mortgage-rate series
The Bank of England’s rate database records a monthly quoted UK sterling two-year fixed mortgage rate of 5.52% for 95% loan-to-value in its August 2026 observation. That is one defined market series, not a rate offered to every borrower or a general rate for all UK mortgages. The Bank of England database series identifies the measure and its observations.
Why borrowers choose fixed rates
In the FCA’s 2024 Financial Lives survey findings, 63% of respondents choosing fixed-rate residential mortgages cited expected interest-rate increases as a reason. The equivalent findings were 43% in 2022 and 29% in 2020. Those figures describe surveyed respondents’ stated reasons at those dates; they do not show that a fixed-rate mortgage is the right choice for every borrower. The FCA’s Financial Lives 2024 mortgages findings provide the survey context.

What to do before your deal expires
Start by finding the deal end date, the rate and payment that would apply afterwards if no new deal is arranged, and whether an ERC applies if you leave early. Then collect the balance and remaining term to make a fair comparison. Timing matters because an offer’s terms and your circumstances may change; do not assume that a rate or eligibility available at one point will still apply later.
Compare your current lender’s product-transfer options with outside remortgage offers and the SVR outcome. For each, check rate type and deal length, estimated payments, upfront or added fees, switching costs and total cost over a matching period. If the remaining balance is low or there is an ERC, include those amounts before concluding that switching would save money.
If you need help interpreting a contract, comparing charges or understanding whether an offer suits your circumstances, confirm details with your lender or a qualified mortgage adviser. A calculator can help frame the comparison, but it cannot establish your eligibility or replace the terms of an actual offer.
