For 2026, the baseline one-unit limit is $832,750 in most areas; Newrez announced an interim $845,000 cap for eligible new locks starting September 15, 2026, and Pennymac announced $850,000 starting September 16. FHFA’s 2027 limits had not been announced as of October 9, 2026.
What the 2026 conforming loan limit is—and what it applies to
FHFA set the 2026 baseline conforming loan limit at $832,750 for a one-unit home in most of the country, up $26,250 from 2025. In designated high-cost areas, the one-unit ceiling is $1,249,125, but a county’s actual limit can be lower. Limits also vary by property unit count and location.

A conforming limit is the maximum original mortgage amount that Fannie Mae or Freddie Mac may acquire under the applicable limit. A loan above the applicable limit is commonly called jumbo. The limit itself does not set a lender’s approval decision, interest rate, down payment, or underwriting terms.

In Alaska, Guam, Hawaii, and the U.S. Virgin Islands, the respective baseline limits for one through four units are $1,249,125, $1,599,375, $1,933,200, and $2,402,625. The maximum high-cost ceilings for the contiguous states and D.C. are those same amounts; Hawaii has separately listed ceilings. These are ceilings, not a guarantee that every county qualifies for the maximum.
How to find the limit for a specific property
Use the county-specific value rather than assuming that the national baseline or high-cost ceiling applies to an address. The property’s county and unit count determine the relevant maximum.

- Find the county where the property is located.
- Check the 2026 county value in FHFA’s conforming loan limit lookup or Fannie Mae’s loan-limit resource.
- Select the applicable property unit count and compare the limit with the mortgage’s original loan amount.
- If the loan is above the official limit, ask the lender whether a current lender-specific interim program applies to the transaction.
Fannie Mae says its 2026 limits apply to loans delivered in 2026, including loans originated earlier. The comparison uses the mortgage’s original loan amount, not the remaining balance when the loan is acquired. Loans using a high-cost county limit are treated by Fannie Mae as high-balance loans and are subject to additional requirements.
What lenders changed in September 2026
The announced increases are lender policies for specified transactions, not changes to FHFA’s official 2026 limits. The notices describe different lock dates and channels, so an amount alone is not enough to establish eligibility.

| Lender | Announced one-unit interim cap | Effective for | Important qualification |
|---|---|---|---|
| Newrez | $845,000; $1,267,500 in Alaska and Hawaii | Eligible conventional transactions locked on or after September 15, 2026 | Existing locks do not receive the interim cap. The announcement is channel-specific; confirm current terms and eligibility with the lender. |
| Pennymac | $850,000 | Eligible conventional loans newly locked on or after September 16, 2026 | The notice is for the correspondent channel; sellers are advised to confirm eligibility with warehouse banks and mortgage-insurance partners. |
Newrez’s correspondent bulletin also describes limits by unit count and underwriting, appraisal, and delivery conditions. Its notice warns that loans may require underwriting reruns and that loans that cannot be sold can create repurchase exposure. Pennymac says FHFA, rather than the lender, will determine the official 2027 conventional limits. Other lenders may have their own programs; an industry report identified Rocket Mortgage and CrossCountry Mortgage among lenders that had raised limits ahead of the anticipated FHFA update. Terms can differ by channel and lock date.
Will a higher lender cap help an existing loan lock?
Not necessarily. Newrez explicitly says its interim cap does not apply to existing locks; Pennymac’s notice applies to new locks on or after September 16, 2026. Ask the lender or loan officer to confirm in writing whether the applicable program covers the loan’s lock date and channel before relying on a higher amount.

Eligibility can also depend on the property’s county and unit count, automated underwriting findings, appraisal requirements, mortgage insurance, and delivery rules. A lender’s willingness to accept a larger loan does not by itself establish that the loan meets every requirement for approval or secondary-market sale.

FHFA updates conforming loan limits at the end of November, with the updated limits taking effect January 1, according to its Conforming Loan Limit Values FAQs. FHFA calculates the annual adjustment using the year-over-year change in its national third-quarter House Price Index. For the 2026 calculation, FHFA reported a 3.25735384% change; Freddie Mac described the increase as 3.26%. The statutory formula does not reduce the baseline: after house prices fall, prior declines must be made up before the baseline rises again.

As of October 9, 2026, FHFA had not announced official 2027 limits. The September lender figures should therefore be described as interim lender caps, not as the new national conforming limit. Check FHFA’s announcement and county lookup after the update, then confirm whether a lender’s own program has changed.
