Re:

Is Blackstone Mortgage Trust (BXMT) Stock Fully Priced on Earnings?

BXMT’s share price was well below its latest reported book value, but Q2 earnings varied sharply by measure. Credit reserves and dividend coverage complicate the apparent discount.

There is no clear earnings-based case that BXMT was fully priced as of October 8, 2026. At about $11.20 a share, it traded at roughly 0.58 times its latest reported book value of $19.31 per share, but the earnings picture was mixed: second-quarter GAAP results were a loss, Distributable Earnings fell short of the dividend, and an adjusted distributable measure just exceeded it. The discount and high indicated yield may look attractive, but rising credit reserves and impaired loans make neither a reliable sign of undervaluation nor proof the dividend is sustainable.

What does “fully priced on earnings” mean for BXMT?

For a commercial mortgage REIT, valuation cannot be judged by a single earnings figure. BXMT’s results depend on interest earned on real-estate loans, its own funding costs, loan repayments and originations, and losses or recoveries when borrowers or collateral falter. The answer changes depending on whether “earnings” means GAAP earnings, the company’s non-GAAP Distributable Earnings, or Distributable Earnings before specified realized gains and losses.

BXMT is a publicly traded commercial mortgage REIT that originates, acquires, and manages senior loans and other credit investments tied to commercial real estate in North America, Europe, and Australia. It is externally managed by BXMT Advisors L.L.C., a Blackstone subsidiary. Its reported $19.7 billion investment portfolio at June 30, 2026 included multifamily, industrial, office, hospitality, retail, and other property exposures; 51% of the loan portfolio was multifamily or industrial. What did BXMT earn, and how did that compare with its dividend?

In the second quarter of 2026, BXMT reported a GAAP loss of $0.48 per share, Distributable Earnings of $0.31 per share, and Distributable Earnings before realized gains and losses of $0.48 per share. It paid a $0.47-per-share dividend for the quarter. Distributable Earnings are a non-GAAP measure; the company provides reconciliations to GAAP results in its presentation. The adjusted measure excludes specified realized gains and losses, but those losses remain part of actual credit experience and the adjustment does not guarantee future dividend coverage. BXMT Q2 2026 earnings presentation, filed with the SEC

Q2 2026 measure Per share Compared with the $0.47 dividend
GAAP earnings -$0.48 Loss
Distributable Earnings $0.31 $0.16 below
Distributable Earnings before realized gains and losses $0.48 $0.01 above
Dividend paid $0.47 —

The choice of measure is consequential: the dividend was not covered by reported Q2 Distributable Earnings, while the adjusted figure was only marginally higher. For context, full-year 2025 results were also uneven: GAAP EPS was $0.64, Distributable EPS was negative $1.43, and Distributable EPS before charge-offs was $1.86; dividends paid per basic share totaled $1.88. These are different measures, and the adjusted figure should not be treated as interchangeable with GAAP EPS or as evidence that credit losses have disappeared. How did the share price compare with reported book value?

Equibles reported a closing price of $11.20 on October 8, 2026. BXMT’s reported book value was $19.31 per share at June 30. Dividing that price by the latest reported book value gives an approximate price-to-book ratio of 0.58x. Because the two figures have different dates, this is a comparison with the latest reported book value available—not a same-day net asset value or a guaranteed estimate of what shareholders would recover. The gap is substantial, but it is not proof the shares are undervalued. Book value can fall when credit reserves rise, loans are impaired, or real estate held after a resolution is valued differently. BXMT’s book value per share declined from $20.20 on March 31 to $19.31 on June 30, 2026. The discount therefore needs to be weighed against the possibility of further credit-related erosion rather than treated as a built-in margin of safety.

What does the dividend yield say—and not say?

BXMT declared a $0.47-per-share dividend for Q3 2026, payable October 15 to holders of record on September 30. If that quarterly amount continued for four quarters, it would annualize to $1.88. At the October 8 price of $11.20, that implies an indicated yield of about 16.8%. This calculation assumes the quarterly payment continues unchanged; it is not a promised return. The difference between the Q2 dividend and the company’s earnings measures makes coverage a central question, not a detail that the yield resolves. BXMT dividend declaration · Equibles price data

Which risks could change the earnings and book-value picture?

Credit losses and collateral

At June 30, BXMT reported $410 million of CECL reserves, including $219 million of asset-specific reserves; reserves increased by $106 million during Q2. The company identified three new impaired loans, two of them office loans, and said an impaired multifamily loan was resolved through transfer to owned real estate. Such cases can affect earnings, the value of collateral, and book value. BXMT also reported 97% of its loan portfolio as performing, a useful portfolio indicator that does not mean all loans are free of risk or that future losses are ruled out. BXMT Q2 2026 presentation

Funding and liquidity

BXMT reported $1.2 billion of liquidity and said 88% of its debt was non-mark-to-market, with no capital-markets mark-to-market provisions. It also reported issuing $0.5 billion of senior secured notes due 2031. These facts inform its ability to manage funding and near-term demands; they do not remove the risks of refinancing, changing borrowing costs, weaker loan collections, or credit deterioration. BXMT Q2 2026 presentation

Portfolio turnover and future income

Management said Q2 reflected efforts to accelerate portfolio turnover and reallocate capital. For earnings to persist, new investments and loan resolutions must generate sufficient income relative to funding costs and credit losses. CEO Tim Johnson described the company as well positioned to pursue those initiatives in the July 30, 2026 results release; that is management’s assessment, not an independent forecast. What should investors check next?

At the October 8, 2026 information cutoff, the next key update had not yet been reported: BXMT said it expected to publish its Q3 earnings presentation and file its Form 10-Q on October 29, 2026. Those results can update both sides of the valuation question. Investors assessing whether the discount reflects an opportunity or deteriorating fundamentals can focus on:

Because the October 8 quote is from a secondary market-data source and the book value is dated June 30, both inputs should be refreshed before making a current valuation judgment. The latest company filing and subsequent market price may materially change the comparison.
