A Loan Estimate is a standardized, three-page snapshot of the mortgage terms and costs a lender expects to offer—not a final approval or a final bill. To evaluate one, check the loan and payment details on page 1, trace the fees and cash-to-close calculation on page 2, then use the APR and five-year comparison on page 3 alongside the interest rate and loan type. Compare only offers built on the same loan scenario.

Lenders generally must provide a Loan Estimate within three business days after receiving a mortgage application. The Consumer Financial Protection Bureau (CFPB) explains what the form is and when it is provided.

What a Loan Estimate tells you

The Loan Estimate describes the mortgage terms and estimated costs for the application scenario you asked a lender to price. Its standardized layout makes it easier to compare lenders, but the figures remain estimates. It is not a promise of final approval, a denial, or the final amount due at closing. If a detail is wrong or your scenario changes, contact the lender and ask whether an updated or revised estimate is appropriate.

Use the CFPB’s Loan Estimate explainer alongside your form if you want to see how its sections fit together. Read the estimate from page 1 through page 3; each page answers a different question.

Think of the form as a structured offer to review, not as a single score that tells you which lender is best. A low interest rate can come with points or other costs; a lower cash-to-close figure can reflect lender credits that accompany a higher rate; and a lower APR does not by itself settle a comparison between different kinds of loans. The details matter together.

The standardized format is especially useful when you request estimates from multiple lenders. Ask each lender to price the same loan amount, term, down payment, loan type, and other assumptions. Then you can distinguish genuine price differences from differences caused by the scenario the lender used. If the borrower, property, or requested loan details are incorrect, fix those first rather than drawing conclusions from the totals.

Page 1: Does the loan match what you requested?

Start by confirming the borrower and property information, loan amount, purpose, term, product, and loan type. A comparison is unreliable if a lender priced a different amount, term, down payment, or kind of loan than another lender did.

These details establish what the rest of the estimate means. For example, a payment or cost figure is not directly comparable if the loan amount or term differs. Check the estimate against the scenario you actually asked the lender to price; if a detail does not match, ask for clarification or a corrected estimate before comparing offers.

Check the interest rate and rate lock

Find the stated interest rate and the field indicating whether it is locked. If the rate is locked, check the lock expiration date and ask what an extension would cost if you expect the transaction to run past it. If the rate is not locked, ask how and when it can change before closing. Lenders may issue estimates with or without a locked rate, so do not assume the rate shown is protected. The CFPB’s mortgage-estimate guidance discusses questions to raise about the estimate and your rate.

A rate and a rate lock answer different questions: the rate is the price shown for borrowing, while the lock field tells you whether that price is protected for a period. A lock also has an expiration date. If your expected closing timing could extend beyond it, ask in advance what happens at expiration and whether an extension would cost extra. Do not treat an unlocked rate as a guaranteed closing rate.

For a fair lender comparison, compare lock status as well as the displayed rate. A locked estimate and an unlocked estimate do not offer the same rate certainty, even if their current rates look similar. Ask each lender the same questions about lock expiration and extension so you understand both the price and the conditions attached to it.

Read the projected payment as a whole

Look at the projected monthly payment, not only principal and interest. Depending on the loan, the payment may also include mortgage insurance and escrow for property taxes and homeowners insurance. Escrowed taxes and insurance are not interest or principal, but they affect the amount you may need to pay each month. Ask the lender which assumptions it used for taxes, insurance, and escrow if the estimates look low or high.

When comparing monthly payments, keep the components in view. A smaller principal-and-interest amount does not necessarily mean a smaller total monthly outlay if mortgage insurance or escrowed taxes and insurance differ. Property tax and insurance assumptions are not simply lender fees, but their estimates still affect the monthly figure shown. If one estimate seems materially different from what you expect, ask what assumptions produced it rather than assuming the lender has quoted the same inputs as another lender.

Use the total projected payment as a practical monthly-budget comparison, then separately compare the loan’s rate and costs. This avoids two common misreadings: treating escrow items as interest charges, or ignoring them because they are not principal and interest. A Loan Estimate is designed to show the expected payment picture as well as the borrowing terms.

Look for adjustable rates and features that change risk

Confirm whether the rate can adjust. The estimate also flags features such as a prepayment penalty or balloon payment. Ask the lender to explain any feature you did not request or do not understand before proceeding. For an adjustable-rate mortgage (ARM), ask for the adjustment schedule, rate caps, and how payments could change; the headline rate alone does not show the full range of possible future payments.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Those flagged terms deserve attention even if the initial projected payment looks affordable. A rate that can adjust means the initial rate does not describe every possible future payment. Ask when adjustments can occur, what caps apply, and how those limits could affect the payment. If the estimate lists a prepayment penalty or balloon payment that you did not expect, do not guess at its effect—ask the lender to explain the feature and confirm that you understand the loan structure.

A Loan Estimate tells you what the lender expects to offer if you proceed, but it is not a final approval or denial. Treat discrepancies as a reason to ask questions, not as a reason to assume the loan has been finalized. If your loan scenario changes, ask the lender whether the estimate should be updated or revised so you are reviewing terms that correspond to your current request.

Page 2: What the fees and credits mean

Page 2 divides estimated charges into loan costs and other costs. Focus on which charges vary by lender, which services you can shop for, and whether credits or points are changing the rate. Also check taxes, insurance, and prepaid amounts for accuracy rather than assuming every charge is controlled by the lender.

Organize the page into two questions: what is the cost of the loan and its services, and what other costs or adjustments contribute to the amount due? The form’s categories help you avoid treating every number as the same kind of expense. Some costs are lender-varying, some relate to services, and others reflect items such as taxes, insurance, prepaids, or initial escrow funding. Review those categories separately before focusing on the total.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Separate lender charges from third-party services

Loan costs include origination charges, services you cannot shop for, and services you can shop for. For shoppable services, the lender should provide a list of approved providers. You may be able to use another provider, but check with the lender first about requirements and whether the choice is acceptable.

Services you can shop for are not an instruction to choose any provider without checking. Use the lender’s provider list as a starting point, and ask what requirements apply if you want to use someone else. The list and the lender’s answer help you understand which quoted service costs you can investigate and how to make sure your selection is acceptable for the transaction.

When comparing lenders, look at total origination charges and the prices of shoppable services, rather than treating every differently named line item as a separate advantage or penalty. Lenders may itemize charges differently. The CFPB’s loan-offer comparison guidance recommends evaluating comparable costs and offers rather than relying on one line in isolation.

That does not mean you should ignore the line items. Use them to see what is included and to identify a question, but avoid deciding that one lender is cheaper based on a single differently named fee. Compare totals for comparable cost groups, then investigate any charge that appears unexpected or unclear. In particular, compare origination charges and shoppable-service prices while recognizing that taxes, insurance, prepaids, and escrow-related amounts may not be controlled by the lender in the same way.

Understand points and lender credits

Discount points are upfront fees paid to reduce the interest rate. Lender credits reduce closing costs and may be offered in exchange for a higher rate. Ask the lender to show the same loan scenario with and without points or credits so you can see both the upfront cost and the rate difference.

The better choice depends partly on how long you expect to keep the loan, how much cash you can use upfront, and the terms being offered. A lower rate bought with points can take time to offset the initial charge; a credit may reduce the cash needed now while leaving you with a higher rate. The CFPB explains these tradeoffs in its guide to loan costs.

Ask for alternatives using the same loan scenario so the tradeoff is visible. Compare the rate, points or credit, closing costs, estimated cash to close, and five-year figures together. A points option asks you to pay more upfront for a lower rate; a credit option may lower upfront costs in exchange for a higher rate. Neither is automatically better: the expected time you will keep the loan and the cash you have available are important parts of the decision.

It is useful to ask whether points or credits are optional and what the estimate would look like without them. A single quoted option may not show whether the lender can offer a different rate-and-cost combination. Comparing alternatives side by side helps you evaluate whether paying more upfront fits your plans or whether reducing cash needed at closing matters more.

Distinguish closing costs from cash to close

Estimated total closing costs are not the same as estimated cash to close. Closing costs do not include the down payment. Cash to close is the estimated amount of cash needed at closing after accounting for the down payment, closing costs, deposits already made, seller credits, and other adjustments.

That distinction explains why the cash-to-close number can be substantially different from the closing-cost total without either number necessarily being an error. The closing-cost total answers what estimated closing costs are; cash to close includes the down payment and then reflects amounts already paid or credited and other adjustments. Deposits and seller credits can reduce the remaining cash needed, while the down payment is part of the cash-to-close calculation.

If the cash-to-close figure surprises you, ask the lender to walk through the calculation line by line and identify which deposits or credits it included. Also confirm what source-of-funds documentation will be required. The CFPB’s Loan Estimate explainer shows how costs and adjustments feed into the estimate.

When checking the calculation, do not compare one lender’s closing-cost total with another lender’s cash-to-close figure. They answer different questions. Ask how the down payment, estimated closing costs, any deposit already made, seller credits, and other adjustments produce the cash figure. If something you expected to be credited is absent, or an adjustment is unfamiliar, ask the lender to identify it and explain what documentation will be needed for the funds.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Cash to close is still an estimate at this stage. It is a planning figure for the cash needed at closing, not a guarantee of the final closing amount. If the loan scenario changes or an estimate appears inconsistent with your understanding, request an explanation and ask whether an updated estimate is appropriate.

Page 3: Rate, APR, and the five-year comparison

Interest rate and APR answer different questions

The interest rate is the annual cost of borrowing expressed as a percentage, excluding fees. The annual percentage rate (APR) is a broader measure: it incorporates the interest rate and certain points, mortgage-broker fees, and other charges. Because it reflects some borrowing costs beyond interest, APR is usually higher than the stated rate.

Use the rate to understand the stated borrowing price and APR as a broader measure that also accounts for certain charges. The two figures are related, but they are not interchangeable. A difference between a rate and APR can reflect costs included in APR that are not part of the interest rate itself. Read the fees on page 2 as well; APR does not remove the need to understand what you are being charged or how the loan is structured.

APR is useful when comparing otherwise similar loans, but it should not replace a review of the rate, fees, and loan structure. The CFPB specifically cautions that an ARM’s APR does not reflect the loan’s maximum possible rate, and that comparing a fixed-rate mortgage with an ARM by APR alone can mislead. Compare the same kind of loan and scenario. See the CFPB’s explanation of the difference between a mortgage interest rate and APR.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

In particular, an ARM APR is not a statement of the highest rate the loan could reach. If you compare an ARM with a fixed-rate loan using APR alone, you may miss the difference in how their rates can behave over time. Start by comparing like with like—fixed with fixed or adjustable with adjustable where possible—and review the payment and risk features alongside APR.

Use the “In 5 years” figures thoughtfully

The estimate’s “In 5 years” comparison helps show what you will have paid and how much principal you will have repaid over that period. Subtract the principal paid from the total paid to estimate interest and fees over five years. This can help you compare upfront points with a lower rate or lender credits with a higher rate, particularly when you have an approximate time horizon for keeping the loan.

Read the two pieces together: total paid indicates the cash paid over the period, while principal paid shows how much of the loan balance has been reduced. Subtracting principal paid from total paid gives an estimate of interest and fees for that period. This is a useful way to compare borrowing costs without confusing principal repayment with interest and fees.

The five-year period is a comparison point, not a prediction of how long you will own the home or keep the mortgage. If you expect to keep the loan for less or more time, weigh that expectation when comparing points and credits. A points charge is paid upfront, so the relevant question is whether the lower rate and resulting costs fit the period you expect to hold the loan. A lender credit can reduce current costs, but the associated higher rate affects the ongoing borrowing terms.

For an ARM, the five-year comparison assumes the rate stays the same. If rates rise and the loan adjusts, actual borrowing costs could be higher. Treat the figure as a comparison under the stated assumption, not a forecast of an ARM’s maximum cost. The CFPB explains how to compare and negotiate loan offers.

How to compare Loan Estimates fairly

Before weighing one lender’s numbers against another’s, verify that the estimates use equivalent assumptions. Differences in the loan amount, term, down payment, lock status, property details, or loan type can make a seemingly lower cost an unfair comparison.

Request multiple estimates for the same scenario, and review them in a consistent order. First confirm that each estimate describes the offer you asked for. Then assess the rate and rate lock, projected payment, lender-varying costs, points or credits, closing costs, cash to close, APR, and five-year comparison. This keeps one attractive number from obscuring a less favorable feature elsewhere in the offer.

  1. Match the scenario. Request estimates for the same loan amount, purpose, loan type, term, down payment, and borrower and property assumptions.
  2. Check rate protection. Compare the interest rate, whether it is locked, and the lock expiration. A locked and an unlocked offer are not equivalent.
  3. Compare the payment. Include mortgage insurance and escrow where applicable, not just principal and interest.
  4. Review lender-varying costs. Compare origination charges, services you cannot shop for, shoppable service prices, points, and lender credits. Ask what rate tradeoff accompanies a credit or points charge.
  5. Keep totals distinct. Review estimated closing costs and estimated cash to close separately; the latter includes the down payment and adjustments such as deposits and credits.
  6. Use APR as one measure. Consider it alongside the interest rate, fees, and whether the loan is fixed-rate or adjustable.
  7. Read the five-year comparison in context. Consider principal reduction and interest and fees, while remembering that an ARM figure assumes the rate stays the same.

Make sure each comparison is based on equivalent loan amount, loan type, term, down payment, rate-lock status, and borrower and property assumptions. A lower number may reflect a different scenario rather than a better price. Likewise, compare points and lender credits with their corresponding rate rather than treating the upfront amount as a standalone discount or fee.

The CFPB recommends requesting multiple estimates and comparing them on the same basis. Its request-and-review guidance and review guidance provide further help with that process.

After you have identified a difference, ask the lenders to explain it or show comparable alternatives. For instance, if one offer has points and another has a lender credit, request versions that make the rate-and-cost tradeoff easier to compare. If fees differ, ask which costs vary by lender and which reflect services or other assumptions. The goal is not to make every line item identical, but to understand the total offer on equivalent terms.

Questions to ask the lender

  • Is the interest rate locked, when does the lock expire, and what would an extension cost?
  • Are the points or lender credits optional? Can you show the same loan with the alternative?
  • Which services can I shop for, and are there provider requirements I need to follow?
  • What assumptions did you use for property taxes, homeowners insurance, and escrow?
  • How did you calculate cash to close, and which deposits, seller credits, or other adjustments are included?
  • If this is an ARM, what is the adjustment schedule, what rate caps apply, and how could the payment change?

You can also ask whether the loan details match the scenario you requested, whether the estimate is locked, and what a line item includes if its label is unfamiliar. If your plans or requested loan details have changed, say so and ask whether the estimate should be updated. Getting the assumptions clear is more useful than comparing figures whose basis you do not know.

Frequently Asked Questions

How soon should I receive a Loan Estimate?

Lenders generally must provide a Loan Estimate within three business days after receiving a mortgage application. The form describes the mortgage terms and estimated costs for the scenario you asked the lender to price.

What’s actually slowing this PC down?

Pick the symptom - the matching free tool is one click away.

Is a Loan Estimate a final approval or the final amount I will pay?

No. It is an estimate of the terms the lender expects to offer if you proceed, not a final approval or denial and not the final amount due at closing. If details are wrong or your scenario changes, contact the lender and ask whether an updated or revised estimate is appropriate.

What is the difference between the interest rate and APR?

The interest rate is the borrowing rate and excludes fees. APR is broader: it includes the rate and certain points, mortgage-broker fees, and other charges. Use APR alongside the rate, fees, and loan type rather than relying on it alone. An ARM APR does not reflect the loan’s maximum rate, and APR alone can mislead when comparing an ARM with a fixed-rate loan.

Why is cash to close different from closing costs?

Closing costs do not include the down payment. Cash to close estimates the cash needed at closing after taking the down payment and closing costs into account, then reflecting deposits already made, seller credits, and other adjustments. Ask the lender to walk through the calculation if the number is unexpected.

Can I choose a different provider for a service I can shop for?

The lender should give you a list of approved providers for shoppable services. You may be able to use another provider, but check with the lender first about requirements and whether that provider is acceptable.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How should I compare points and lender credits?

Ask for comparable versions of the same loan scenario with and without points or credits. Points are upfront fees paid to reduce the rate; lender credits reduce closing costs and may be offered in exchange for a higher rate. Consider the rate, upfront costs, cash available, and how long you expect to keep the loan.

What should I check if the estimate shows an adjustable-rate mortgage?

Ask when the rate can adjust, what the adjustment schedule and rate caps are, and how the payment could change. The ARM’s APR does not show its maximum possible rate, and the five-year comparison assumes the rate stays the same, so actual costs could be higher if rates rise.

What does the “In 5 years” comparison tell me?

It shows what you will have paid and how much principal you will have repaid over five years. Subtract principal paid from total paid to estimate interest and fees over that period. For an ARM, the comparison assumes the interest rate stays the same; it is not a forecast of the maximum cost.

The Bottom Line

Read all three pages as one offer: confirm the requested loan and payment, understand fees, points, credits, and cash to close, then compare APR and the five-year figures in light of the loan type. For a fair decision, compare multiple estimates built on the same assumptions and ask the lender to explain anything that does not match your expectations.
