You can lower the amount you send your mortgage servicer without pushing back your payoff date—but first identify which part of the bill you want to reduce. Removing eligible private mortgage insurance (PMI) or correcting an escrow calculation can lower the monthly bill without changing your loan schedule. A refinance may also fit if its term is no longer than the time left on your current loan and its costs make sense. A lower payment alone is not enough: check the new maturity date and total cost before agreeing to a loan change.
This guide focuses on U.S. consumer mortgages. The useful first question is not simply “How can I lower my mortgage payment?” but “Which part of my monthly housing bill changed, and what happens to the payoff date if I change it?” Principal and interest, mortgage insurance, and escrow can move for different reasons. Homeowners-association charges may be separate from the servicer payment, too.

First, find out what makes up your monthly payment
Your mortgage statement may combine amounts that do different jobs. The Consumer Financial Protection Bureau (CFPB) describes the total monthly payment as principal, interest, mortgage insurance if applicable, and escrow for homeowners insurance and property taxes. Homeowners-association charges may be billed separately. The CFPB explains the difference between principal and interest and the total payment.
As the CFPB puts it, “The difference between your principal and interest payment and your total monthly payment is that your total monthly payment usually includes additional costs like homeowners insurance, taxes, and possibly mortgage insurance.” That distinction matters because lowering the amount sent to the servicer is not always the same as lowering the cost of owning the home. Escrow may collect costs that still have to be paid even if they are billed directly to you.

Compare your latest statement with the previous one and note which line changed. If principal and interest stayed steady while the total rose, the cause may be escrow or insurance rather than the loan’s amortization. If principal and interest changed, check whether your loan has an adjustable rate or whether a temporary buydown ended. The CFPB lists these, along with changes in escrow and mortgage-insurance cancellation, among possible reasons a payment changes. A temporary buydown is temporary, not a lasting way to reduce the payment. See the CFPB’s payment-change guidance.
Write down the payment components and compare like with like: monthly principal and interest, mortgage insurance, escrow, and any separate HOA bill. This creates a baseline for judging whether an option actually lowers the required payment, lowers only the amount collected by the servicer, or changes the final payoff date. Keep a copy of statements and annual escrow analyses so you can compare figures over time.
Ways to lower the bill while keeping the payoff horizon
| Option | What may go down | Effect on payoff date | Key check |
|---|---|---|---|
| Cancel eligible conventional PMI | Monthly mortgage-insurance charge | Usually does not change scheduled principal and interest | Confirm loan type, eligibility, payment history, lien status, and servicer requirements |
| Correct an escrow calculation or reduce underlying costs | Monthly escrow collection | Does not change the loan term | Compare the annual escrow analysis with actual tax and insurance bills |
| Refinance on a term no longer than the remaining term | Potentially principal and interest | Can preserve the horizon if the new term is short enough | Compare fees, amortization, maturity date, and total payments |
| Modify the loan | Potentially the payment under changed terms | Not necessarily; a modification may extend repayment | Get the new maturity date, balance treatment, and total amount owed in writing |
| Make an extra principal payment and request a recast | Potentially scheduled principal and interest | May fit if the servicer re-amortizes over the same remaining term | Ask whether a recast is available and what minimum, fee, and conditions apply |
The options do not have the same effect. PMI cancellation may remove an insurance charge while leaving scheduled principal and interest alone. An escrow correction may change collections but not the underlying tax or insurance obligation. A refinance changes the loan itself and can bring fees; a modification may alter the maturity date. A recast is not a guaranteed right. Before choosing, decide whether your priority is a lower amount due each month, a lower total cost, or both—and confirm that the option preserves the current payoff horizon.

For many covered conventional mortgages, PMI cancellation can remove a monthly charge without changing the scheduled principal-and-interest payment. CFPB guidance applies to many single-family, principal-residence mortgages closed on or after July 29, 1999. It does not describe FHA or VA mortgage-insurance rules, and lender-paid insurance is different.
When cancellation may be available
Under the CFPB’s guidance, you can generally make a written request for cancellation when the scheduled principal balance reaches 80% of the home’s original value. Original value usually means the lower of the contract sales price or the appraisal at purchase. If you refinance, the applicable value is the appraisal at refinance. Additional principal payments may let you reach the threshold sooner.
The servicer must grant a qualifying request only if the applicable conditions are met. These include being current on payments, having a good payment history, having no junior liens, and providing evidence that the property’s value has not fallen below its original value. Ask your servicer what documentation it requires and how to submit the request. The CFPB page, last reviewed August 28, 2026, says automatic termination generally occurs at 78% of original value when the borrower is current. Those are servicing thresholds, not a prediction of how much any particular homeowner will save. Review the CFPB’s PMI cancellation guidance.

The 80% point and the 78% point describe different routes. At 80% of original value, a borrower may generally ask the servicer to cancel PMI, subject to the conditions and documentation. The general automatic-termination point is 78% of original value if the borrower is current. Do not treat either threshold as a home-value estimate or a guaranteed savings figure; they are thresholds in the CFPB’s guidance for covered mortgages.

- Confirm the insurance and loan type. Ask whether the charge is borrower-paid conventional PMI, lender-paid insurance, FHA mortgage insurance, or VA-related insurance. The cancellation rules discussed here concern PMI on many covered conventional loans.
- Check the scheduled balance and original value. Review your loan documents or ask the servicer for the relevant original-value figure and the date your scheduled balance reaches 80%. If you have made extra principal payments, ask whether the current balance has reached the threshold earlier.
- Check the other conditions. Confirm your payments are current, ask how the servicer evaluates good payment history, and determine whether any junior lien or property-value issue affects eligibility.
- Submit the request in writing and retain a copy. Ask the servicer where to send the request and what evidence or appraisal documentation it requires. Keep the response and verify the insurance charge is removed from a later statement.
The exact process and evidence requirements should come from your servicer. If you are not sure what type of insurance you have, ask before relying on a conventional PMI threshold.
What to do if you have FHA or VA insurance
Do not assume the conventional PMI thresholds apply. FHA and VA insurance rules differ. Contact your servicer and ask which insurance program applies to your loan and what options it allows. The fact that a monthly insurance charge appears on a statement does not by itself mean the conventional PMI cancellation process applies.
Review escrow before trying to reduce it
Escrow collections can change when property-tax or homeowners-insurance costs change, or when the servicer’s estimate or account handling needs correction. Read the annual escrow analysis and compare the amounts used with your current tax assessment or bill and insurance renewal documents. If a figure does not match, ask the servicer to explain the calculation and correct any error. The CFPB explains that escrow, sometimes called an impound account, is used to collect and pay certain property expenses. See the CFPB’s escrow account overview.
Look for the projected tax and insurance amounts, the payment the analysis proposes for the coming period, and any explanation of a change. Compare those figures against the actual bills or renewal notices—not just last year’s monthly collection. Property taxes and insurance premiums can change, so a higher escrow amount is not automatically a mistake. If you find a mismatch, contact the servicer with the relevant bill or document and request an explanation or correction.
Lowering the monthly escrow collection is not the same as lowering the cost of owning the home. Property taxes and insurance remain due even if they are paid directly instead of through escrow. If your loan permits you to pay them outside escrow, budget for the full bills and their due dates. Failure to pay property costs can lead to penalties, liens, or other lender action. The CFPB discusses payment changes and escrow.

In practical terms, an escrow adjustment can help if the previous collection was based on an incorrect estimate or if the underlying tax or insurance costs actually fell. Simply asking for a smaller collection does not erase a bill. Treat the annual analysis as a reconciliation to check, not a way to make property expenses disappear.
Refinance only if the new loan ends no later than the current one
A refinance replaces your existing mortgage with a new loan. It may reduce principal and interest if you qualify for a lower rate, but closing costs and fees are common. A smaller payment can also come from stretching repayment over more years—the trade-off this article’s constraint rules out. CFPB guidance describes refinancing and its costs in its mortgage term definitions. Review the CFPB’s mortgage loan-option guidance.
For this goal, “same horizon” means the new contractual term must be no longer than the time left on the existing loan. A lower payment that results from restarting a longer schedule does not meet that test, even if the monthly figure looks attractive. If the new loan has a different maturity date, use the dates—not a broad label such as “15-year” or “20-year”—to check whether the final payment is due no later than under your current schedule.

- Get your current figures. Record the outstanding balance, interest rate, monthly principal and interest, and the date of the final scheduled payment. Keep escrow and mortgage insurance separate from principal and interest when comparing quotes.
- Ask for a written refinance quote. Request the proposed rate, fees and closing costs, monthly principal and interest, loan term, amortization schedule, and maturity date. Ask what costs are included and whether the quote assumes any change in escrow or insurance.
- Keep the term within the time remaining. Ask for a term no longer than the time left on your current loan. Confirm the proposed final-payment date in writing. If a quoted option has a later maturity, it does not preserve your current payoff horizon.
- Compare the full cost. Consider how much of any payment reduction comes from the rate rather than a longer repayment period. Compare fees and total expected payments with the existing schedule. A lower monthly principal-and-interest amount does not alone establish that you will pay less overall.
- Decide whether the savings justify the costs. A lower monthly payment does not by itself show that refinancing reduces total cost, and eligibility, rates, appraisals, and fees depend on the borrower and loan. Include the refinance costs in the comparison rather than evaluating only the new payment.
Use the written amortization schedule to see how payments are allocated over time and when the balance is scheduled to reach zero. Ask the lender or servicer to explain any figure you cannot reconcile. Before accepting, verify that the new payment, fees, term, and maturity date are the figures you intended to compare. Refinancing is a possibility, not a promise: the available rate, approval, appraisal requirements, and closing costs depend on the borrower and the loan.
Treat a loan modification as a separate decision
A modification changes the terms of your current loan. It may reduce the interest rate, extend the years to repay, or forbear or reduce principal. Because it can extend repayment, it does not automatically meet the goal of preserving your payoff horizon. Before accepting an offer, ask for the new payment, maturity date, how the balance will be handled, and the total amount owed over the life of the modified loan. The CFPB describes possible modification changes and the need to understand their longer-term effects. Read the CFPB’s mortgage modification explanation.
Check the proposed terms against your specific constraint. A modification that lowers today’s payment by adding repayment years may help with affordability but does not preserve the existing payoff horizon. Ask for before-and-after figures in writing: current payment and maturity, proposed payment and maturity, how any principal is treated, and the total amount owed. If the offer does not state the new maturity date or balance treatment clearly, request clarification before deciding.

If you expect difficulty making payments, contact the servicer promptly. It can explain options for your specific loan; available assistance may depend on whether the mortgage is backed by FHA, VA, USDA, Fannie Mae, Freddie Mac, or another investor. A HUD-approved housing counselor can provide separate support. Start with the CFPB’s guidance on working with your mortgage servicer.
Do not count on a recast until the servicer confirms it
A recast generally means making a substantial principal payment and asking the servicer to re-amortize the lower balance, potentially reducing scheduled principal and interest. Availability and requirements are not universal. Ask your current servicer whether it offers a recast, what minimum principal payment and fees apply, whether the interest rate changes, and whether the remaining term and maturity date stay the same. Get the revised payment schedule before sending money. An extra principal payment by itself does not automatically lower the required monthly installment.
A recast is distinct from simply making an extra payment. The extra payment reduces principal, but the scheduled monthly installment may remain unchanged unless the servicer agrees to re-amortize the loan. No universal entitlement, minimum payment, fee, or lender rule applies, so do not assume the option is available or that its terms are the same across loans. Ask the servicer to confirm eligibility and the resulting payment and payoff date in writing. If preserving the maturity date is important, confirm that the new schedule uses the same remaining period.
Watch for repayment plans that raise the near-term bill
If you are behind, a repayment plan is not necessarily a way to lower your regular payment: it adds overdue amounts to regular payments and can increase what is due in the near term. Ask the servicer to explain the amount due each month, the plan’s duration, and what happens if you cannot make a payment. The CFPB explains mortgage repayment plans.
A repayment plan addresses overdue amounts; it is not the same as reducing the regular principal-and-interest installment. If you are having trouble paying, contact your servicer early rather than assuming that a repayment plan or other loss-mitigation option will lower the bill or preserve the payoff date. Ask how any proposed option changes the amount due now and later, the loan balance, and the maturity date.

A practical order of operations
- Separate the components. Identify principal and interest, mortgage insurance, escrow, and any separate HOA charge.
- Find the source of the change. Compare statements and, if escrow moved, review the annual analysis and underlying property-tax and insurance documents.
- Check the least disruptive options first. If conventional PMI may qualify for cancellation, ask the servicer about eligibility and its written request process. If escrow data look wrong, seek an explanation and correction.
- Evaluate a loan change only with written numbers. For a refinance or modification, compare the new payment, fees, balance treatment, amortization, total cost, and maturity date with your current schedule.
- Confirm the payoff horizon. Do not accept a lower payment as proof that the loan still ends on time. Get the new maturity date and schedule in writing.
This sequence helps distinguish a payment adjustment from a true reduction in the cost of borrowing. It also avoids relying on a lower monthly figure that comes from extending repayment, or on a smaller escrow collection that leaves taxes and insurance unpaid.

Frequently Asked Questions
What is included in a total monthly mortgage payment?
It commonly includes principal, interest, mortgage insurance if applicable, and escrow for property taxes and homeowners insurance. HOA charges may be billed separately. Check the statement line by line to identify what you pay to the servicer and what you pay elsewhere.
Can canceling PMI lower my payment without changing my loan term?
For many covered conventional mortgages, qualifying PMI cancellation removes the insurance charge while leaving scheduled principal and interest unchanged. CFPB guidance generally allows a written request at 80% of original value subject to conditions; automatic termination generally applies at 78% when the borrower is current. FHA and VA rules differ.
Does lowering escrow reduce the cost of owning my home?
Not necessarily. A corrected escrow calculation or lower tax or insurance costs may reduce the monthly collection, but taxes and insurance remain due. If you pay them directly, budget for the full bills and due dates.

It may, if you qualify for terms that reduce the payment and the new loan’s term is no longer than the time remaining on your current loan. Compare the rate, fees, amortization schedule, total expected payments, and final-payment date. A lower payment alone does not show lower total cost.
Does an extra principal payment automatically lower my required monthly payment?
No. An extra payment reduces principal but does not automatically change the required installment. Ask whether your servicer offers a recast, what fees or minimum payment apply, and whether the revised schedule preserves the current maturity date.
Will a mortgage modification preserve my payoff date?
Not automatically. A modification may extend the years to repay, reduce the rate, or forbear or reduce principal. Ask for the new payment, maturity date, balance treatment, and total amount owed in writing before accepting.
What should I do if I may miss a mortgage payment?
Contact your servicer promptly to discuss options for your specific loan. Assistance may depend on the loan’s investor or program. A HUD-approved housing counselor can provide separate support. Ask how any option affects the amount due, balance, and payoff date.

The Bottom Line
Start by identifying which part of the bill changed. Eligible conventional PMI cancellation or an escrow correction may lower what you pay each month without changing the loan term, though escrow bills remain your responsibility. For a refinance or modification, compare the written payment, fees, balance treatment, total cost, amortization schedule, and maturity date. Accept a lower payment only after confirming the new loan still ends no later than your current payoff horizon.
