You may be able to lower your monthly mortgage bill without moving by removing eligible private mortgage insurance (PMI), correcting or planning for escrow changes, refinancing, or asking your servicer about help with an unaffordable payment. The right first step is to find out which part of your bill is driving it: the principal-and-interest payment, mortgage insurance, or escrow for property taxes and homeowners insurance.
This guide is U.S.-focused. Eligibility and results depend on your loan type, servicer, property, and circumstances; without those details, no general guide can determine which option will save you the most or calculate your savings.

First, find out what is making up your payment
A mortgage bill is not always just the amount you borrowed and the interest charged on it. The total commonly includes principal and interest, mortgage insurance if it applies, and escrow collected for property taxes and homeowners insurance. Homeowners association fees may be billed separately, rather than included in the mortgage payment.
That distinction matters because each part has a different route to a lower outlay. A lower interest rate or a different loan term may affect principal and interest. Eligible PMI may be removable. Taxes and insurance are underlying bills collected through escrow, so changing how escrow is handled does not eliminate what you owe for them.

- Compare your current statement with an earlier one. Identify each line item and note what changed. If you have a notice explaining a payment increase, keep it with the statement.
- Check the escrow analysis. If the total changed, the analysis can show whether the amount collected for taxes or insurance changed, and whether the account has a shortage or surplus.
- Look at your loan documents and mortgage-insurance disclosure. Confirm your loan type and whether the insurance shown is borrower-paid PMI, another kind of mortgage insurance, or lender-paid insurance.
- Ask the servicer to explain any unclear entry. Request a breakdown of the payment and the reason for a change before choosing a remedy. The servicer administers the loan, but a lower payment is not automatic simply because you ask.
The Consumer Financial Protection Bureau (CFPB) identifies changes in property taxes, homeowners-insurance premiums, and temporary payment arrangements among the reasons a monthly payment can change. Its guides to escrow accounts and payment changes explain how these amounts affect the bill.
If PMI is on your statement, check whether you can cancel it
Private mortgage insurance is generally associated with certain conventional mortgages. It is not interchangeable with FHA or VA mortgage insurance, which follows different rules. Start by asking the servicer what type of insurance is on your loan and what rules apply; the word “insurance” on a statement is not enough to establish that the standard PMI cancellation rules cover you.
For many covered conventional mortgages, federal law gives borrowers a way to request cancellation when the loan balance is scheduled to reach 80% of the home’s original value. Borrowers may sometimes reach that point earlier by making extra principal payments. The relevant basis is generally the original value used for the loan, not simply what the home might sell for today.
CFPB guidance describes these rights for covered single-family, principal-residence mortgages originated on or after July 29, 1999. A request is subject to conditions: the borrower must make a written request, have a good payment history and be current, and have no junior liens. The servicer may also require evidence of the property’s value. Requirements and coverage matter, so confirm them with the servicer rather than assuming a particular balance guarantees cancellation.

How to make a cancellation request
- Confirm the loan and insurance type. Ask whether the loan is covered by the conventional PMI rules and whether the charge is borrower-paid or lender-paid insurance.
- Ask for the cancellation threshold and its basis. Find out the original value used, the scheduled date or balance for the 80% point, and whether extra principal payments can move the date earlier.
- Check the conditions before applying. Ask the servicer to confirm its requirements for payment history, current status, junior liens, and any valuation evidence.
- Submit a written request using the servicer’s specified process. Keep a copy and any documents you send. Ask how the servicer will confirm its decision and when an approved cancellation would change the bill.
Automatic termination is generally tied to the scheduled 78% point when the borrower is current. That is distinct from requesting cancellation at 80%: do not treat the two thresholds as the same process or assume an early extra payment automatically cancels the insurance. FHA and VA loans have different requirements, and lender-paid insurance is treated differently. The CFPB’s PMI guidance explains the covered thresholds and conditions.
If escrow is driving the increase, verify the bills behind it
Escrow is an account used to collect and pay property taxes and homeowners insurance. If either bill rises, the amount collected toward escrow can rise too, increasing the monthly mortgage payment even when the loan’s principal-and-interest portion has not changed.
Review the analysis and the underlying charges
- For property taxes: Compare the amount in the escrow analysis with the bill or assessment from the local taxing authority. If the assessment or calculation looks wrong, contact the authority about its review or appeal process.
- For homeowners insurance: Compare the escrow figure with the policy renewal or premium notice. Ask your insurer to explain the premium and what coverage it includes before making changes.
- For an escrow shortage or surplus: Read the servicer’s analysis to understand how it is affecting collections. Ask the servicer to explain any figure or payment change you cannot reconcile with the actual bills.
Correcting an underlying tax or insurance error may address an incorrect charge, but it does not make a valid bill disappear. Likewise, changing an escrow arrangement does not remove the obligation to pay property taxes or maintain homeowners insurance. The CFPB warns that failing to pay taxes or insurance can lead to penalties, liens, force-placed insurance, or foreclosure risk. Do not stop paying a bill or assume you can safely skip escrow collection without first confirming the requirements for your loan and property.

1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesIf a tax or insurance amount is accurate but higher than before, the immediate monthly increase may reflect a real cost rather than a change in the mortgage rate. Ask the servicer what portion of the payment is principal and interest and what portion is escrow so you can separate a loan-term issue from a bill increase.

If the loan itself is the issue, evaluate a refinance by total cost
Refinancing pays off your existing mortgage with a new loan. It can lower the monthly payment if the new rate, term, or other loan terms work in your favor, but it replaces the old loan and usually involves fees. A payment reduction by itself does not show whether the refinance is financially beneficial over the time you expect to keep the loan.
Compare written offers on the same assumptions, including the proposed loan amount and term. Review the interest rate, closing costs, cash needed at closing, monthly payment, total interest, and the amount owed over the full term. Also consider how long you expect to keep the home or loan: a refinance with upfront costs takes time for monthly savings to offset those costs.
Calculate a basic break-even period
For a simple first comparison, divide the refinance costs you must pay by the expected monthly payment reduction. The result is an approximate number of months for the monthly savings to equal those costs. For example, if an offer lists $3,000 in relevant costs and reduces the payment by $100 a month, the simple calculation is 30 months. This is an illustration of the arithmetic, not a forecast or a claim about a typical offer.
The calculation is only a starting point. It does not by itself account for differences in total interest, the new loan balance, or how long you will keep the loan. Use the actual written terms to compare total borrowing costs, and ask which costs are included in the lender’s estimate. A lower payment created by extending repayment over a longer term may mean paying more interest over the life of the loan. You must also qualify for the new loan.

The CFPB’s explanation of refinancing describes common reasons to replace a mortgage, associated fees, and the trade-off that can come with a longer term. If the new monthly figure looks attractive, check what it costs to get that figure and how long the loan would remain outstanding before deciding.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. If you are struggling to pay, contact the servicer promptly
If the payment is no longer affordable, contact your mortgage servicer as soon as you can. Explain whether the difficulty is temporary or ongoing and ask which loss-mitigation options are available for your loan. Waiting can make it harder to address missed payments and does not improve eligibility.
Possible options include a loan modification, repayment plan, or forbearance. The options that may be available depend on the loan and your circumstances. A modification changes loan terms; it may alter the rate, term, or treatment of principal. The CFPB defines it simply: “A mortgage loan modification is a change in your loan terms.” Ask the servicer what would change, how the new payment would be calculated, and what happens to amounts already past due before accepting an offer. A modification is not the same as a temporary pause.

The CFPB’s guidance on mortgage-payment difficulty recommends prompt contact with the servicer and free expert help from a HUD-approved housing counseling agency. A counselor can help you understand the options and prepare to speak with the servicer.
Watch for foreclosure-rescue scams
Be cautious of anyone who guarantees a result or demands an upfront fee to obtain mortgage relief. The CFPB warns consumers about foreclosure-rescue scams. Do not hand over money or sign away rights based solely on a promise that someone can stop foreclosure or secure a modification. Use a HUD-approved housing counseling agency for free expert help, and verify any proposed arrangement with your servicer.
If you are offered a temporary buydown, plan for the later payment
A temporary buydown lowers payments for a limited period. The initial figure is not necessarily the payment you will owe for the rest of the loan: the payment rises as the buydown ends. CFPB guidance says a buydown may involve an upfront fee or a higher later rate.
Before agreeing, ask who funds the buydown, how much is due at each stage, what the payment will be after the reduced-payment period, and whether the interest rate or any other loan term changes. Compare the entire schedule with the regular payment and the upfront cost. A lower first payment can help with a short-term cash-flow need, but it does not by itself show that the loan is less expensive or sustainable after the temporary arrangement ends. The CFPB includes buydowns among the reasons a mortgage payment may change.
Choose an option by matching it to the cause
Once you have a payment breakdown, compare options against the specific problem rather than choosing the one with the smallest number on the next bill. The purpose of this comparison is to expose different trade-offs, not to promise that every option is available for every loan.
| Option | Best fit when | What to check before acting |
|---|---|---|
| Request PMI cancellation | Eligible PMI is part of the payment and you meet the applicable cancellation conditions. | Loan and insurance type, original-value basis, payment status, lien and valuation requirements, and the servicer’s written process. |
| Review escrow charges | The payment increase appears to come from property taxes or homeowners insurance. | Whether the escrow analysis matches the authority’s tax bill and the insurer’s premium; whether any shortage or surplus is affecting collections. |
| Refinance | The proposed replacement loan’s rate or term may improve the payment or overall borrowing cost. | Qualification, closing costs, cash needed, total interest, full-term amount owed, break-even timing, and expected time in the loan. |
| Ask about loss mitigation | The payment is unaffordable because of a temporary or ongoing hardship. | Which options apply, the exact modified or deferred amounts, deadlines, and what is due after any temporary arrangement ends. |
| Accept a temporary buydown | A temporary reduction addresses a near-term cash-flow need and the later payment is manageable. | Who pays, the payment at each stage, the eventual payment, and whether the rate or other terms change. |
Across options, weigh the immediate monthly reduction against upfront costs, total interest and amount owed, how long the savings last, the certainty of approval, and the risk that your income, home value, taxes, or insurance could change. A change that lowers this month’s bill may not lower the total cost of owning the loan. Conversely, an escrow increase can reflect an expense that must be paid regardless of how it is collected.
There is no single best route for every homeowner. The loan balance, rate, remaining term, type of mortgage, tax and insurance bills, household budget, and actual refinance or servicer offers all affect the answer. Use those details to compare the options that fit the cause of your payment, and get the relevant terms from the servicer, lender, taxing authority, or insurer before relying on an estimated reduction.
