How to Improve Your Chances of Mortgage Approval as a First-Time Buyer

A practical UK first-time buyer guide to affordability, credit checks, deposits, application evidence, mortgage in principle and lender decisions.

You can make a mortgage application stronger by checking what you can sustainably afford, reviewing your credit report, reducing avoidable commitments where practical, saving a deposit and preparing clear evidence of your income and funds. These steps improve your readiness; they cannot guarantee approval. Each lender applies its own criteria to your circumstances, the property and the information you provide.

What lenders assess—and what you can influence

A mortgage lender is deciding whether to lend to you, how much to lend and whether the property is acceptable security for the loan. It will consider your income and outgoings, existing credit commitments, deposit, credit history and supporting evidence. The lender also assesses the property, which is why a strong personal application does not by itself guarantee the amount you want.

There is no single credit score or set of preparation steps that guarantees acceptance across the UK market. Lenders have their own criteria, and one may reach a different decision from another. Your aim is to present an accurate, affordable application that fits a suitable lender’s requirements—not to make your finances look better by omitting relevant information.

GOV.UK notes that “Your credit score can affect whether you can get a mortgage and the kinds of deals you’ll be offered.” That makes it worth checking your credit report early, but it does not establish a universal score threshold for approval. GOV.UK’s guidance on preparing to buy explains the role of credit and other preparation.

Work out what you can comfortably afford

Start with your own sustainable budget, not the largest loan a lender might consider. A lender’s affordability assessment and your household’s comfort level are related but not identical: the lender applies its criteria, while you need to decide what payment leaves enough room for ordinary costs and changes in your circumstances.

Build a complete monthly budget

List take-home income and regular commitments alongside household spending, such as bills, food, transport and other recurring costs. Include credit cards, loans and car finance. Compare the remaining amount with the proposed mortgage payment, and allow for the wider costs of running a household. Do not rely on an artificially reduced spending figure: lenders may review bank statements and will expect information to be accurate.

Then test whether the payment would still be manageable if interest rates rose, income fell, employment changed or family circumstances shifted. There is no need to predict exactly what will happen; the point is to identify whether your plan has enough breathing room. MoneyHelper’s mortgage affordability guidance covers the factors lenders consider and the importance of assessing your own budget.

Treat income multiples as a rough guide, not a borrowing promise

MoneyHelper says lenders typically cap the maximum at 4.5 times annual income, and that most applicants are offered less. This is a broad loan-to-income illustration from its current guidance, accessed in 2026—not an entitlement, a universal lender rule or a reliable estimate of your personal borrowing limit. Existing commitments, household spending, income details and lender criteria can all affect the result.

Use an affordability calculator or a mortgage in principle to help with planning, but do not build an offer or purchase budget around a maximum estimate alone. A realistic figure should work for your household even if the lender’s indicative amount is higher.

Check your credit report before applying

Review your credit report before you make a full application so you have time to identify inaccuracies and understand entries a lender might ask about. MoneyHelper’s advice is direct: “Check your credit report before applying for a mortgage.” If you find an error, follow the relevant credit reference agency’s process to query it; do not assume it will be corrected instantly.

Look for missed payments or other information that may need explanation, as well as mistakes in your personal details or account history. If there is an adverse entry, understand what it relates to and be ready to answer questions honestly. The presence of a credit issue does not, by itself, establish what every lender will decide, and no single score should be treated as a universal pass mark.

Consider timing before submitting applications. MoneyHelper cautions against applying again immediately after a refusal and notes that multiple applications over a short period can affect your credit score. If you have recent credit issues or are unsure which lender’s criteria may fit your circumstances, get individual advice before sending several applications.

Reduce avoidable commitments and keep your information accurate

Existing credit commitments—including credit cards, personal loans and car finance—can affect the lender’s view of your outgoings. If it is practical for your finances, paying down or clearing some debt before applying may reduce regular commitments. Do not take on a new loan to make a deposit appear larger, or make changes you cannot sustain; the lender will assess the overall evidence, not just one balance.

Review recurring household spending as part of the same exercise. The purpose is to understand your genuine budget and make sure your application is consistent with your accounts, not to conceal ordinary expenses. Explain unusual or irregular transactions if asked, and make sure the income, commitments and deposit you declare match the supporting documents.

Save a deposit that is as large and sustainable as possible

A larger deposit generally means borrowing less, which can lower monthly payments and may improve the mortgage deal available. MoneyHelper describes 5% to 10% as a typical minimum deposit range in its current guidance, accessed in 2026. That is a general range, not a promise that every buyer can obtain a mortgage with that deposit: requirements and pricing depend on the lender, product and borrower.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not empty every available savings account simply to reach a larger deposit. Keep the purchase plan affordable after accounting for the costs and reserves you may need. If some or all of your deposit is a gift, tell the lender and be prepared to provide evidence about the source and nature of the funds; gifted-deposit evidence is among the common items listed in MoneyHelper’s application guidance.

Understand the UK Mortgage Guarantee Scheme

The permanent Mortgage Guarantee Scheme, available from July 2025, is intended to sustain eligible mortgages at 91% to 95% loan-to-value through participating lenders. It applies across the UK to eligible first-time buyers and home movers, subject to the scheme and lender’s eligibility requirements. A 5% deposit may therefore be relevant to some qualifying purchases, but the scheme is a lender guarantee arrangement—not a grant paid to you and not a guarantee that you personally will be approved. See HM Treasury and GOV.UK’s 2025 Mortgage Guarantee Scheme information.

Check whether First Homes applies in England

First Homes is a separate scheme available only in England. Its headline discount is 30% to 50% below market value, but access depends on eligibility and property availability. Conditions include first-time buyer status, income limits, residence rules and obtaining a mortgage for at least half of the home’s price. Check the current scheme rules and local criteria rather than treating the headline discount as a generally available deposit substitute. GOV.UK’s First Homes guide sets out the scheme details.

Prepare evidence before you submit an application

Gathering documents early helps you respond accurately when the lender or adviser requests them. The exact checklist varies, so follow the instructions for your application rather than assuming every lender asks for the same documents. MoneyHelper’s mortgage loan application process guide, last updated 1 July 2026, describes common evidence.

Common documents for employed applicants

  • Identification and proof of address.
  • Payslips and bank statements as evidence of income and regular finances.
  • Evidence of the deposit and, where relevant, details of a gifted deposit.
  • Any other documents requested by the lender or adviser.

Additional evidence for self-employed applicants

Self-employed applicants may be asked for bank statements, business accounts and details of tax paid. MoneyHelper says two to three years of tax returns and business accounts are typical evidence, while lender requests can vary. Organise the records you have and check the chosen lender’s exact requirements; do not assume that one standard document set applies to every self-employed applicant.

Keep names, dates, balances and income figures consistent across your application and documents. If an amount or transaction needs context, prepare a clear explanation and supporting evidence rather than leaving the lender to infer what it means.

Use a mortgage in principle for planning, not certainty

A mortgage in principle (also called an agreement in principle or decision in principle by some providers) is a conditional indication of what a lender might be willing to lend. It can help you plan your search, but it is not a final mortgage offer. A full application may require more evidence and checks, and the lender may reach a different decision after assessing your complete circumstances.

Once you have made an offer on a property, the lender’s assessment includes the property itself. A valuation may affect the final amount offered; it can also delay progress or reduce the amount if the property is considered overvalued or has issues. Build that possibility into your plans rather than assuming an indicative borrowing figure will be confirmed in full.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How the application usually progresses

  1. Review affordability and prepare documents. Check your budget, credit report, deposit and evidence before approaching a lender or adviser.
  2. Obtain a mortgage in principle if useful. Use its conditional figure to guide planning, not as a guaranteed loan.
  3. Make an offer and submit the full application. Provide the lender’s requested details and supporting evidence accurately.
  4. Respond to follow-up questions. The lender may request further documents or clarification as it checks your application.
  5. Allow for the property valuation and final decision. The valuation and full assessment can affect timing and the amount offered. MoneyHelper says a full application can take weeks.

If a lender refuses an application, avoid immediately sending applications elsewhere. First understand the reason if you can, check whether a factual error or missing evidence contributed, and consider advice on your next step. Several applications in a short period can affect your credit score, and a different lender is not automatically a solution if the underlying affordability or evidence issue remains.

Compare mortgage options on total cost and fit

A headline interest rate alone does not show whether a mortgage is suitable or affordable over the period that matters to you. When comparing options, consider the following together:

  • Rate and duration: note the interest rate and how long the initial deal lasts.
  • Fees and monthly payment: compare the fees as well as the payment, rather than judging by the rate alone.
  • What happens after the deal: check the rate that applies when the initial deal ends.
  • Flexibility: consider the product’s flexibility in light of your likely plans.
  • Deposit and loan-to-value: check what deposit the option requires and how the loan compares with the property value.
  • Fit with your circumstances: find out how the lender treats your income and existing commitments.

Mortgage types and product terms vary, and rates can change; the figures here do not identify a current “best” product. A lender or mortgage broker can give advice on a new mortgage and help you understand suitable options. This may be particularly useful if your income is irregular, you have recent credit issues or your circumstances do not fit a straightforward application.

Keep proposed rule changes in perspective

The Financial Conduct Authority’s CP26/18 mortgage rule review consultation opened on 9 June 2026 and closed on 28 July 2026. The FCA said it expected to publish feedback and a policy statement in the second half of 2026. Until rules are confirmed, treat the changes discussed in the consultation as proposals—not as a new lending standard you can rely on for an application. The FCA said: “Our proposals keep responsible lending requirements in place and do not remove firms’ duty to check that a mortgage is affordable.” Read the FCA’s CP26/18 consultation page for its stated position and consultation details.

A practical readiness check before you apply

  • You have tested the proposed payment against a full household budget and considered how a change in rates, income or circumstances could affect it.
  • You have reviewed your credit report, queried errors where appropriate and understand entries that may need an explanation.
  • You have considered existing credit commitments without hiding spending or taking on unsustainable changes.
  • You know where your deposit came from and have evidence for it, including details of any gifted funds.
  • Your payslips, bank statements, identification and other requested documents are ready; if self-employed, you have checked the lender’s requirements for accounts and tax information.
  • You understand that a mortgage in principle is conditional, a full application takes further checks and the property valuation can affect the final outcome.
  • You have compared options by overall cost and suitability, and sought individual advice if your circumstances make lender choice less straightforward.

Approval remains the lender’s decision. Good preparation can make the application clearer and help you avoid preventable problems, but it cannot replace the lender’s assessment of your finances and the property.
