What an equity release adviser can help you decide
Equity release is a significant decision about your home and finances, not simply a way to access cash. In the UK, the two broad forms are lifetime mortgages and home reversion plans. A lifetime mortgage is borrowing secured against your home; it is commonly repaid when the home is sold later. If interest is rolled up rather than paid as it accrues, it is added to the balance, so the debt can grow over time. Home reversion is a different type of arrangement and should not be treated as interchangeable with a mortgage.

A specialist adviser should assess whether a plan fits your needs and circumstances, explain the options within the adviser’s scope, and set out the risks and costs. That does not mean equity release will be suitable for you, or that one adviser necessarily considers every product available. You should understand what kinds of plans the adviser can recommend and the limits of their search before relying on a recommendation.

MoneyHelper’s equity release guidance directs consumers to a specialist directory and recommends checking the adviser’s FCA registration separately. The FCA’s 2020 review of later-life mortgage advice identified concerns including insufficient personalisation, weak challenge of customer assumptions and insufficient evidence to support some suitability decisions. That review is useful context about advice quality; it is not a substitute for checking current requirements or assessing your own adviser.

Find a specialist, then check the firm
Use a directory to locate candidates
MoneyHelper points readers to the Equity Release Council member directory as a starting point for finding a specialist. A directory listing can help you identify advisers to contact, but it does not establish that a particular recommendation will suit you. Treat finding a candidate and checking the firm’s regulatory status as separate steps.
Verify the firm through the FCA
Use the FCA Firm Checker to check the firm and understand its status before you proceed. Check that the firm you intend to deal with is the one identified in the FCA record, rather than assuming a trading name or directory entry is enough. If anything does not match or is unclear, ask the firm to explain before sharing information or accepting advice.
Confirm the advice scope and payment
Ask each candidate these questions before booking or at the start of the first conversation:
- Do you advise on lifetime mortgages, home reversion plans, or both?
- Which lenders or products can you recommend, and do you search the whole market or a limited panel?
- How are you paid, what is your advice fee, and when would I have to pay it?
- What lender, legal, valuation, completion or other charges might apply?
- Will you give me an itemised written breakdown, including which costs are paid upfront and which could be added to borrowing?
Do not rely on labels such as “independent” or “whole of market” without confirming what they mean for the plans under consideration. The recommendation can only address products within the adviser’s actual scope. If you speak to more than one adviser, record each one’s search limits and fees so you can compare like with like.

Prepare for the first appointment
The adviser needs enough information to understand your motivations and circumstances. The FCA says advice should be personalised and firms should obtain sufficient information. You do not need to arrive with a universal set of mandatory documents: the cited consumer guidance does not prescribe one. Bring relevant information if you have it, and ask the adviser what else would be useful.
Write down what the money is for
- Why you are considering releasing money, how much you think you need and when you need it.
- Whether you need one lump sum or whether access in stages might better fit the timing of the expense.
- What would make you decide not to proceed, such as a cost, restriction or effect on another priority.
Having a purpose and approximate amount in mind helps the adviser assess whether the proposed borrowing addresses a real need. It also gives you a basis for considering whether a smaller amount, a later decision or a different approach could work.
Outline your household finances
Prepare a clear picture of income, regular spending, savings and debts, including any mortgage still secured on the home. Note any means-tested benefits or local-authority support you receive, or may need. Equity release could affect eligibility for means-tested support, but the effect depends on your circumstances and the particular support involved; ask what needs checking rather than assuming a specific outcome.

Property obligations and occupancy conditions can matter over the life of a plan.

Set out future plans and priorities
Tell the adviser if you may move, need care, expect to make substantial changes to the property, or want to leave an inheritance. Say how important each priority is, rather than leaving the adviser to infer it. A plan’s effect on inheritance, moving, care and a partner can depend on its terms and your household’s circumstances.
Bring someone if that would help
MoneyHelper’s consumer guidance says a friend or family member may accompany you. Consider inviting someone you trust if you would value help listening, taking notes or discussing the decision afterwards. You remain the person whose needs and priorities the advice should address.
Questions to ask before you accept a recommendation
Use questions that test whether the adviser has understood your actual need and explored relevant alternatives. The FCA’s review found that advice records should show personalisation, challenge assumptions and support suitability. If a material answer is unclear, ask for an explanation before taking the next step.
Suitability and alternatives
- What alternatives should I consider for this particular need, and why might they be better or worse for me?
- Have you considered whether using savings, downsizing, other borrowing, checking benefits or grants, or changing the timing or amount of the spending could address the need?
- What information about my circumstances would change your recommendation?
- What is the main reason you think this plan meets my stated need?
These are possibilities to discuss, not assurances that a particular alternative is available or preferable. Their suitability depends on your individual circumstances. The FCA also says consumers may find it helpful to discuss plans with family or a friend, or bring someone to an appointment.

Borrowing, interest and charges
- How does the balance change if interest is rolled up, and what figures in the illustration show that change over time?
- What would I pay, and when, for advice, the lender, legal work, valuation, completion and any other charge?
- Which fees are due upfront, which are due only if the plan completes, and which may be added to the loan?
- Can I make voluntary repayments, and what limits or conditions apply?
- What early-repayment charge could apply if I repay sooner than expected?
A headline interest rate is not a full comparison. Ask the adviser to show how the amount borrowed, timing of borrowing, interest treatment, repayment options and charges together affect the illustrated balance and total cost.
Moving, the home and changing circumstances
- What happens if I want to move, and what restrictions or charges may apply?
- What conditions apply to living in, maintaining and insuring the property?
- What happens if I or a partner need long-term care or move out of the home?
- What happens to a partner if one borrower dies or moves into long-term care?
- Is there a no-negative-equity guarantee, and what conditions apply to it?
MoneyHelper specifically highlights questions about moving, a borrower dying soon after taking a loan, benefits, early-repayment fees, grants for repairs, home condition, negative equity and a partner’s position. Ask about the terms of the plan being considered rather than assuming a feature or protection applies automatically.
Inheritance, benefits and care support
- How could the plan affect what remains in the home for inheritance?
- Are inheritance-protection features available, and how would they affect the amount or terms of the plan?
- Could releasing money affect any means-tested benefit or local-authority assistance relevant to me?
- What should I check about future care needs or support before deciding?
These effects are personal and plan-dependent. Ask the adviser to identify the questions that need checking and explain any assumptions in the recommendation. Do not treat a general illustration as a prediction of your future benefit, care or inheritance position.

Understand the recommendation and illustration
MoneyHelper says an adviser’s recommendation should come with a suitability or product-confirmation letter and a Key Facts Illustration (KFI). Read them together: the letter explains the adviser’s recommendation, while the KFI describes the provider and plan, its overall cost and fees, service and features, interest terms and relevant payment information. Ask the adviser to explain any term or assumption you do not understand.

The Equity Release Council’s application-process guidance says an adviser should provide a KFI before a formal lifetime-mortgage application and describes an illustration table showing how rolled-up interest affects the loan. This is industry-body process guidance; consult the current FCA Handbook for binding regulatory provisions. A KFI is important, but it does not by itself resolve every personal question about suitability, future care, benefits or household plans.
Compare proposals on the same basis
If you are considering more than one proposal, ask the adviser to compare equivalent amounts and timing of borrowing. Use the documents to check the following features side by side:
| What to compare | What to look for |
|---|---|
| Adviser scope | Whether the adviser considers lifetime mortgages, home reversion, or both; and whether the search covers the whole market or a stated panel. |
| Amount and timing | Whether the proposal meets the purpose you described, and whether it assumes a lump sum or staged access. |
| Interest and repayment | How interest is charged or rolled up, how the illustrated balance develops, and what voluntary repayment options and conditions apply. |
| Costs | Advice, lender, legal, valuation, completion and early-repayment costs, including when each is due and whether it can be added to borrowing. |
| Flexibility | Terms for moving, repaying early and changes in household or care circumstances. |
| Protections and obligations | Any negative-equity treatment or inheritance feature, plus occupancy, insurance and property-maintenance conditions. |
| Personal fit | How the proposal addresses your stated need and the effects you need to check for benefits, care support and inheritance. |
Do not compare only the interest rate or the initial cash available. Two proposals may differ in charges, flexibility, protections and conditions. If an item is not clear in the documents, ask the adviser to point to the relevant term and explain its effect in writing.

MoneyHelper gives a broad lifetime-mortgage equity-release fee range of £1,500–£3,000; the year for this figure is not stated on the accessed page. It is general guidance, not a personalised quote or guaranteed total. MoneyHelper also says to budget for buildings insurance and legal advice, and notes possible lender arrangement, legal and valuation, adviser and completion fees. An early-repayment charge may apply. Request itemised written figures and confirm which costs are payable upfront, on completion or added to borrowing.
What happens after the meeting
- Review the recommendation and KFI. Read the adviser’s explanation alongside the plan details, costs, interest terms, features and conditions.
- Ask for answers in writing. Follow up on assumptions, fees, alternatives, restrictions or risks that remain unclear. You can take time to consider the response rather than treating an application as the next automatic step.
- Decide whether to continue. If the plan does not address your need, the costs or conditions do not fit your priorities, or important points remain uncertain, do not proceed on the basis of an assumption.
- Review the lender’s offer if the application is approved. Read the offer and special conditions carefully and ask about any term you do not understand.
- Arrange legal advice. MoneyHelper says a solicitor must provide legal advice; the provider cannot release funds until that advice has been taken.
If you are unhappy with the advice
Raise the concern with the adviser or firm first and follow its complaints procedure. If the response is unsatisfactory, you may be able to ask the Financial Ombudsman Service to get involved. Check the current complaint route and eligibility before making a complaint, as procedures can change.
