1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsTo report a mortgage-servicing problem, you can file a complaint with the Consumer Financial Protection Bureau (CFPB) online, by phone at (855) 411-CFPB (2372), or by mail to Consumer Financial Protection Bureau, P.O. Box 27170, Washington, DC 20038. If you are disputing a specific account error or need loan information, consider sending a separate written notice directly to your servicer at its designated address for servicing notices. A CFPB complaint and a notice of error or request for information are different steps.
Choose the right route for your mortgage problem
A complaint to the CFPB reports a problem to the federal consumer-finance complaint program and can prompt the company to respond. A written notice of error or request for information, by contrast, asks the servicer to investigate a particular servicing issue or provide information about your account. These routes can be used together: the notice addresses the account issue with the servicer, while the CFPB complaint brings an unresolved problem to the agency’s complaint channel.

| Route | Purpose | Send it to | Best suited to | Important limit |
|---|---|---|---|---|
| Notice of error or request for information | Ask for investigation of a specific error or for account information | Your mortgage servicer, at its designated address for servicing notices | Payment posting, fees, account records, or another specific servicing question | Procedures depend on the type of loan and request; closed-end mortgage procedures do not apply to HELOCs in the same way. |
| CFPB complaint | Report a consumer-finance problem and seek a company response through the CFPB | The CFPB complaint program | A problem that remains unresolved or merits agency complaint intake | It does not guarantee a particular remedy, and the complaint may be routed or referred based on regulator jurisdiction. |
The CFPB says a borrower who thinks a servicer made an error or needs mortgage-loan information can call or write the servicer. For a specific account dispute, a written notice may provide additional protections; a phone call alone is not the same as sending that written notice. See the CFPB’s mortgage error and information-request guidance.
Before you file, identify the servicer and organize the facts
Check your latest mortgage statement or coupon book to confirm which company is servicing the loan and to find its contact information. The servicer handles account administration, such as processing payments; it may not be the same company that originally made the loan. Use the company named on current account materials rather than assuming the original lender is still the right contact.

Make a short timeline of what happened. Include the dates of payments, calls, letters, notices, and any responses. Gather documents that support the issue, such as mortgage statements, payment records, correspondence, and notices from the company. Keep copies of everything you submit and record when and how you sent it. This makes it easier to describe the problem consistently in a notice to the servicer and in a CFPB complaint.
- Identify the specific issue: for example, a payment you believe was misapplied, a fee you dispute, or information you have requested but not received.
- Note what you have already done to resolve it, including contact dates and the answers you received.
- Decide what outcome you are seeking, such as an account explanation, correction, or information. Asking for a remedy does not mean the company or CFPB must grant it.
- Separate confirmed facts from assumptions. State the amount, date, and statement line you can document, then explain what remains unclear.
- Use the account number and property address exactly as they appear on the statement so the servicer can match the submission to the correct loan.
Do not send original documents unless a current instruction specifically requires them. Your own complete file should contain the letter, every attachment, the statement you relied on, and evidence of delivery.
Send a written notice to the servicer for a specific error or information request
For a particular servicing error or a request for mortgage-loan information, send a written notice directly to the servicer’s designated address for notices of error or requests for information. That address may be on your monthly statement, coupon book, the servicer’s website, or a notice from the servicer. Do not assume that the payment address is the correct address for these notices; follow the company’s current instructions.

Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Include enough detail for the servicer to identify the account and understand what you are asking it to review. The CFPB advises including your name, home address, mortgage account number, and a clear description of the error or the information sought. Keep a complete copy and proof of delivery for your records.
- Find the special address. Look for the servicer’s address for a “notice of error” or “request for information” in your statement, coupon book, website, or mailed notices.
- Write one focused request. State the issue or information sought, the relevant dates, and the account details the CFPB recommends. Attach copies of relevant documents rather than parting with originals.
- Send it using a trackable method. Preserve your letter, attachments, mailing or delivery record, and the date sent.
- Calendar the response period. For a covered written notice, the servicer generally must acknowledge it within five days and respond within 30 days, excluding weekends and legal public holidays. In specified circumstances, it may have an additional 15 days. The applicable procedure can depend on the kind of request and loan.
A useful letter has a descriptive subject line, the account and property information, a numbered explanation of the suspected error or a precise list of information requested, copies of supporting records, and the action you want the servicer to take. If there are multiple unrelated issues, separate them into clearly labeled items so the response can address each one.
These stated periods concern the servicer’s handling of a covered written notice; they are not a deadline for the CFPB complaint process. The CFPB explains that closed-end mortgage notice procedures do not apply to a home equity line of credit (HELOC) in the same way, so do not assume every mortgage-related product follows identical rules.

File a CFPB complaint
You can submit the complaint using the CFPB’s online complaint portal, call (855) 411-CFPB (2372), or send it by mail to Consumer Financial Protection Bureau, P.O. Box 27170, Washington, DC 20038. The CFPB’s complaint guide lists mortgages as a complaint category and describes these channels. Include the servicer’s identity, explain what happened in chronological order, describe what resolution you want, and provide relevant supporting documents as directed by the channel you use.
- Identify the company. Use the servicer’s current name and contact details from your mortgage statement or coupon book.
- Explain the issue clearly. Give the sequence of events, dates, payments, notices, and contacts that matter. Separate what you know from what you believe needs investigation.
- Describe your requested resolution. Be specific about what you want the company to review or do, while recognizing that a request is not a guaranteed outcome.
- Attach relevant records. Provide documents that support your account of events and keep your own copies.
- Save your submission details. Keep the confirmation or other record of how and when you filed so you can track the matter and refer to it in later communications.
Write the complaint for someone unfamiliar with the account. Start with a one-sentence summary, then use dated bullet points or short paragraphs. Explain the practical effect, such as an unexplained balance or missing account information, without overstating what you cannot prove. If you are requesting a correction, identify the statement, payment, or fee involved and say what you believe the corrected information should show.
If you have already sent a notice of error or request for information, explain that in your CFPB complaint and include the date, designated address used, delivery record, and any response. If you have not sent one, a CFPB complaint still provides a way to report the issue; it does not substitute for the separate written notice when your goal is to invoke the procedures for a specific account error or information request.
What happens after the CFPB receives the complaint
The CFPB says it forwards a complaint to the company identified by the consumer or to a bank, credit union, or nonbank it supervises. Complaints about banks and credit unions outside the CFPB’s supervisory jurisdiction may be referred to the appropriate prudential federal regulator. The CFPB’s Consumer Complaint Program page describes this routing.
For complaints routed through this channel, CFPB homeowner guidance says a company response is generally expected within 15 days. Treat that as a general process expectation, not a guaranteed final-resolution date: check the live complaint portal and current CFPB directions for the status and next steps. A company response may explain its position without providing the exact remedy you requested.
The CFPB describes its broader complaint program as having worked to obtain timely responses from more than 6,100 financial companies since 2011. That figure covers the overall program, not mortgage servicers alone, and it is not a mortgage-specific success rate or promise that an individual complaint will be resolved.

Filing is a way to report a consumer-finance problem and seek a response. It is not a promise that the company will refund money, correct a credit report, stop foreclosure, or take another requested action, and it does not mean the CFPB will decide an individual legal claim. The CFPB complaint channel also does not replace court deadlines or legal steps that may apply to your situation.
If the servicer does not answer your written notice
If the applicable response period has passed and you have not received a response, first check your copy and delivery record to confirm when and where the notice was sent. The address matters: a letter mailed to a payment address rather than the designated servicing-notice address may not have followed the servicer’s instructions. Review the CFPB’s guidance for a servicer that has not responded to a notice of error or information request, last reviewed September 11, 2024.
If the matter remains unresolved, you can file a CFPB complaint and attach or describe the notice, delivery record, and missing response. Keep the issue factual and explain what you want the company to address. A complaint can prompt a company response, but it does not guarantee a particular account correction or legal outcome.

When a response arrives, compare it with the original question rather than assuming any response closes the matter. Check whether it addresses each numbered issue, identifies the records used, and explains any disagreement. Preserve the response with your timeline. If the answer leaves a documented question unanswered, describe that gap in a follow-up communication or complaint update instead of sending a new, contradictory account of events.
When foreclosure or legal papers make the issue urgent
If foreclosure appears imminent or you have been served with legal papers, contact an attorney promptly. Complaint channels and servicing notices are not substitutes for responding to a lawsuit or meeting a court or foreclosure deadline. Do not wait for a complaint response before getting advice about a deadline in legal papers.
A HUD-approved housing counselor can help you understand available options and work with the mortgage company. The CFPB’s help for homeowners page provides a route to homeowner assistance and explains its general complaint-response expectation. If legal papers are involved, a counselor can be a support, but not a substitute for an attorney’s advice about your rights and deadlines.

Keep copies of any foreclosure notice, sale notice, summons, or court filing with your mortgage records and tell the attorney or counselor the exact date you received it. A pending complaint does not automatically pause a foreclosure process. Ask the professional helping you which deadlines apply and what separate response is required.
Submitting a complaint for a family member or another borrower
A representative should clearly identify themselves and explain their relationship to the consumer. A company may require signed written authorization and may decline to respond without it. The consumer generally needs to log in to their own account to read the company’s response, so a representative should not assume they will be able to access it.
The CFPB’s instructions for submitting a complaint on behalf of a consumer explain the representative process. A realtor or loan officer should direct a client to submit their own complaint. Do not submit a complaint for someone without that person’s knowledge and authorization.
Before filing, confirm whether the borrower wants you to describe the issue, receive communications, or both. Provide only the information needed for the complaint and follow any authorization instructions from the CFPB or company. The borrower should retain access to the account and review the company’s response directly.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Common mistakes that can weaken a complaint
- Using the wrong recipient. Sending a servicing notice to a payment-processing address can create uncertainty about whether it reached the designated department.
- Relying only on a telephone call. A call can be useful, but it is not the same as a written notice for a specific error or information request.
- Submitting a document dump. Include records that support the timeline and identify what each attachment proves.
- Leaving out the requested outcome. Tell the company and CFPB whether you want an explanation, account review, correction, or particular information.
- Assuming a complaint changes legal deadlines. Continue to meet court, foreclosure, and other applicable deadlines while the complaint is pending.
- Filing for another person without authorization. The company may refuse to discuss the account, and the borrower may need to access the response personally.
Practical checklist
- Confirm the current servicer from your mortgage statement or coupon book.
- Gather the relevant statements, payment records, letters, dates, and prior responses.
- For a specific error or information need, use the servicer’s designated notice address and retain a copy and delivery record.
- Use the CFPB’s online portal, phone line, or mail channel to report an unresolved issue; state the timeline and requested resolution clearly.
- Track the separate response expectations for a covered servicing notice and for a CFPB-routed complaint.
- Keep the CFPB confirmation, complaint number, mailed receipt, and company response with your account file.
- Get prompt legal help if foreclosure is imminent or legal papers have been served; consider HUD-approved housing counseling for help understanding options.
What a CFPB complaint can and cannot do
The complaint process gives you a structured way to put the problem before the company through a federal intake program. It can create a documented request for the servicer’s position and help the CFPB identify patterns across companies. It cannot guarantee a refund, force a particular account adjustment, decide a private legal claim, or replace a court filing. The company may agree with you, partially address the issue, or explain why it disagrees.
Recommended Free Tools
For that reason, use the process strategically: send the servicing notice when you need an account investigation or information, file the CFPB complaint when the issue is unresolved or warrants agency attention, and obtain legal or housing-counseling help when the problem involves foreclosure risk or a complex dispute.

Frequently Asked Questions
How do I file a complaint against my mortgage servicer?
Submit it through the CFPB’s online complaint portal, call (855) 411-CFPB (2372), or mail it to Consumer Financial Protection Bureau, P.O. Box 27170, Washington, DC 20038. Identify the servicer, describe the events in date order, state the resolution you want, and include relevant records.
Should I write to the servicer before contacting the CFPB?
For a specific servicing error or information request, send a written notice to the servicer’s designated address. You may also file a CFPB complaint when the problem remains unresolved. The complaint does not replace the written notice’s separate procedures.
What if my servicer never responded to my notice of error?
Confirm that you used the designated address and keep proof of delivery. If the applicable acknowledgment or response period has passed, review the CFPB’s guidance and file a CFPB complaint describing the notice, delivery record, and missing response.

For a covered written notice, the general periods are acknowledgment within five days and a response within 30 days, excluding weekends and legal public holidays. An additional 15 days can apply in specified circumstances, and loan type and request type matter.
Can I file a complaint for my parent or another borrower?
You can submit for someone else only with that person’s knowledge and authorization. Identify yourself and your relationship; the company may require signed authorization. The consumer generally must log in to read the company’s response.
Will a CFPB complaint stop foreclosure?
No guarantee applies. A complaint does not replace court deadlines or foreclosure defenses. If legal papers have been served or foreclosure is imminent, contact an attorney promptly and consider a HUD-approved housing counselor.
Does the CFPB decide who is legally right?
The CFPB complaint channel seeks a company response and routes complaints based on jurisdiction. It does not promise to decide an individual legal claim or require the requested remedy.
Do the same notice rules apply to a HELOC?
Not necessarily. CFPB guidance says procedures for a closed-end mortgage do not apply to a home equity line of credit in the same way. Check the applicable guidance for the product involved.
The Bottom Line
Use two complementary channels when appropriate: send a focused written notice of error or information request to the servicer’s designated address, and file a CFPB complaint online, by phone, or by mail when the problem remains unresolved. Keep your timeline and delivery records, track the separate response expectations, and seek an attorney quickly if foreclosure or legal papers are involved.
