In Perth or elsewhere in Western Australia, judge a property against recent settled sales of genuinely similar homes, then account for condition, title restrictions, strata costs, transaction expenses and any concessions you personally qualify for. Treat an apparent bargain as a hypothesis until those checks support it.
Set your real price ceiling first
Work out what you can afford to pay in total, not just the offer or hammer price. Add transfer duty where applicable, settlement and registration costs, inspections, and known repair work. RevenueWA’s transfer duty calculator can help estimate duty; the amount depends on the transaction and any concession that applies.
If you are buying your first home, check the rules for your own circumstances and the date you enter the contract before lowering your budget on the assumption that a concession will apply. An eligible concession can change the total cost, but it does not make an overpriced property a bargain.
Build a value range from comparable settled sales
Compare each candidate with recent sales that resemble it in the ways that matter: property type, land area, dwelling size and condition, location, strata status and sale date. A suburb median is a broad market statistic, not a valuation of an individual house or unit.

Landgate’s property sales information includes individual-property, street, strata-complex, suburb and local-government reports. Landgate says recently sold properties may take up to six weeks for registered sales and ownership information to appear online, so the newest available records may not tell the whole story.
Use several close comparisons to form a range rather than treating one sale as decisive. Adjust your view for material differences: a renovated home is not directly comparable to one needing major work, and a strata property’s rules and ongoing costs affect what it is worth to you. No current official ranking establishes which Perth or WA suburb is “the cheapest” or a bargain, so avoid relying on unsupported suburb lists or discount claims.

Check title, restrictions and strata obligations
Before committing, obtain the property’s Certificate of Title and confirm the registered ownership and any encumbrances that could affect your intended use or the transaction. A title search is an information check, not a guarantee that every practical or legal issue has been resolved.
Consider a Landgate Property Interest Report to identify potential land-use restrictions, such as heritage listing. For a strata property, review the applicable strata rules and costs as part of the purchase decision; a low sale price can be offset by obligations or limitations that matter to you.

Use a settlement agent, conveyancer or solicitor for advice on the contract and transfer. Landgate provides title and transfer information but does not advise buyers how to complete transfer forms.
Make the property’s condition part of the price
Where the sale method and contract allow, arrange building and timber pest inspections and use an appropriately insured inspection provider. Findings can help you assess likely repairs, negotiate price or conditions, or plan maintenance. They do not eliminate risk, and reports may need professional interpretation.

WA Consumer Protection advises that contract terms can address who pays for inspections and repairs or treatments, and whether substantial structural damage can allow cancellation. Inspection protections do not apply automatically: have a settlement professional help you understand and negotiate suitable wording before signing.
Prepare differently for an auction and a private offer
If you are buying at auction
Complete your checks before bidding. WA Consumer Protection advises researching market value, arranging finance pre-approval and settlement representation, and understanding restrictions, future developments, strata rules and ongoing costs. A winning bid cannot be made conditional on finance approval, so set a firm limit based on your finance and comparable sales and do not bid above it.

- Arrange inspections early enough to assess the property before bidding.
If you are making a private offer
Ask a settlement professional to help with the Offer and Acceptance contract and any special conditions. Discuss inspection provisions before signing, including how inspection costs, repairs or treatments, and substantial structural damage are handled. Conditions depend on the wording and negotiation; do not assume every protection is available or suitable for your purchase.

For qualifying first-home-owner-rate transactions entered into from 7 May 2026, RevenueWA states that eligible homes valued up to $600,000 pay no duty, with a concessional rate available through $800,000. For eligible vacant land, the no-duty threshold is $450,000 and the concessional range extends through $550,000. These thresholds depend on transaction date and individual eligibility; check RevenueWA’s current calculator and transfer duty guidance before relying on a figure.
The First Home Owner Grant is separate from duty relief. It is up to $10,000 for eligible applicants buying or building a new home; it is not available for an established home. For eligible transactions from 7 May 2026, the value cap is $800,000 south of the 26th parallel, including Perth metropolitan areas, and $1,000,000 north of it. The grant also has residence requirements: the official guide requires at least six continuous months in the home, with residence starting within 12 months of completion. Compare candidates on the same basis
For each property you are considering, record the factors that change either its likely value or your total cost:

- Property type, land and dwelling attributes, and current condition.
- Likely repair costs and the inspection terms available to you.
- Title encumbrances, potential land-use restrictions and strata rules or costs.
- Whether the sale is by auction or private offer, and what checks can be completed before commitment.
- Total purchase costs after duty, settlement and registration costs, inspections and repairs.
- Whether you qualify for a duty concession or grant under the rules that apply to your transaction.
A property is plausibly well-priced only when its sale price still compares favourably after those differences and costs are taken into account.
