How to Compare Mortgage Lenders: Rates, Fees, and Loan Terms

Request at least three Loan Estimates for the same loan scenario, then compare rates, APR, lender fees, points or credits, monthly payments, cash to close, and loan risks.

To compare mortgage lenders, request at least three Loan Estimates for the same loan scenario, then compare the interest rate, APR, lender-controlled fees, points or credits, monthly payment, cash to close, and loan terms side by side. A low rate is not automatically the best offer: it may require more money upfront, while an attractive estimated payment may hide different assumptions or payment risk. This guide is for U.S. mortgage shoppers; rates, fees, eligibility, and disclosure rules depend on the borrower, loan, and location.

Start with comparable offers

A useful comparison depends on keeping the assumptions as similar as possible. If one estimate is for a 30-year fixed-rate loan and another is for an adjustable-rate mortgage (ARM), or one includes discount points and the other does not, their headline rates and costs are not directly comparable. The Consumer Financial Protection Bureau (CFPB) recommends getting at least three offers or preapprovals from different lenders.

When requesting estimates, give each lender the same information and ask for the same product structure:

  • Loan amount and down payment.
  • Loan program, such as conventional, FHA, VA, USDA, or a state housing finance agency option if you may qualify.
  • Fixed or adjustable rate, and the same loan term.
  • Comparable points or lender credits, or a clear quote with neither, so you can line up the rate-price tradeoff.

Ask lenders to identify any assumptions that differ. A quote built on a different loan amount, program, rate structure, or upfront-cost choice can look cheaper without being a better price for the loan you actually want.

Keep the comparison focused on offers for the same borrower and property scenario. A difference in the down payment or loan amount can affect more than the amount borrowed: it may change the estimated monthly payment, mortgage insurance, cash needed at closing, or which loan programs are available. If a lender presents an alternative structure, ask for a second estimate using the original assumptions so you can compare the options without mixing them together.

Use the Loan Estimate as your comparison sheet

The Loan Estimate is a standardized, three-page disclosure intended to help borrowers compare mortgage terms and estimated costs. For most mortgages, a lender generally must provide it within three business days after receiving the six key pieces of application information. Certain products, including reverse mortgages and home equity lines of credit (HELOCs), use different disclosure processes, so confirm what applies to your product. See the CFPB’s Loan Estimate explainer for the form and its sections.

Check that every estimate reflects the scenario you requested, then review the pages in order. The form’s labels make it easier to distinguish the monthly obligation from closing costs and longer-term comparisons.

Page 1: Loan terms and estimated monthly payment

Compare the loan amount, interest rate, term, and whether the loan is fixed or adjustable. Then look at the estimated principal-and-interest payment, mortgage insurance, estimated escrow, and total estimated monthly payment. A principal-and-interest figure alone is not the full housing payment: mortgage insurance, property taxes, and homeowners insurance can add substantially to the amount due each month.

Check whether the rate is locked. A rate that is not locked may change before closing; ask the lender what the written estimate assumes and what conditions apply to any lock. For an ARM, also examine the adjustment structure and limits rather than treating the initial payment as permanent.

Page 2: Upfront costs and cash to close

Compare lender origination charges in Section A, services the borrower cannot shop for in Section B, and services the borrower can shop for in Section C. Review lender credits and the total cash to close as well. Some government-program charges and third-party costs are not set by the lender, so separate those from charges the lender can control. The CFPB’s Loan Estimate review guide explains how to read the sections.

Origination fees may be split across differently named line items. Compare the total origination charge rather than assuming a lender is cheaper because one individual fee is lower or absent. When comparing services, use the provider list that accompanies the estimate; confirm with the lender before selecting a provider outside that list. Some required settlement services can be shopped for separately, but the available choices and process depend on the loan and lender.

Cash to close is also not the same thing as lender fees. It reflects the estimated funds needed to complete the transaction, so it can include items such as prepaid expenses and escrow deposits as well as closing costs. If one estimate asks for more cash, identify which line items account for the difference before deciding that its lender charges are higher. The amount is an estimate; ask the lender to explain important changes as the transaction moves forward.

Page 3: APR and the five-year comparison

Compare APR alongside the interest rate, not in isolation. On the page’s “In 5 years” figures, compare the total paid with the principal paid down. Subtracting principal paid from total paid gives an estimate of interest and fees over that period, as described by the CFPB. For an ARM, the five-year comparison assumes rates remain unchanged; it is a scenario, not a prediction of future payments. The CFPB’s offer comparison guidance explains the figures and how to use them.

Use the five-year figures as one common comparison window, not a guarantee that you will keep the loan for five years or that your costs will follow that exact path. The CFPB notes that borrowers keep a mortgage for about five years on average before moving or refinancing, which is why it presents a five-year comparison. Your own plans may differ. If you expect to move or refinance sooner, give more weight to upfront costs and the time it would take any monthly savings to offset them.

Understand rate, APR, points, and lender credits

The interest rate is the cost of borrowing expressed as a percentage, but it does not include fees or other charges. APR is broader: it reflects the interest rate plus points, mortgage broker fees, and certain other charges. The CFPB’s rate-versus-APR explanation, last reviewed August 28, 2026, cautions against treating APR as a complete answer, particularly when comparing different products or ARM structures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

APR can help show how certain costs affect the overall borrowing price, but it is not a substitute for matching the loan structure and examining the estimate line by line. A comparison between unlike products can make APR appear to answer a question it cannot resolve, especially if payment adjustment rules differ. Read the rate, APR, points, fees, and loan terms together.

Points and lender credits change how much you pay at closing in exchange for a different rate. Discount points are upfront fees paid to the lender for a lower rate. One point equals 1% of the loan amount; the CFPB’s example is $1,000 for one point on a $100,000 loan. That is a definition, not a current market quote. Lender credits reduce closing costs but, in the comparison described by the CFPB, come with a higher interest rate. See its guide to points and lender credits, also last reviewed August 28, 2026.

To judge whether paying points is worthwhile, weigh the upfront amount against the rate reduction and how long you expect to keep the mortgage. The longer you hold a loan with a genuinely lower payment, the more time there is for monthly savings to offset the additional upfront cost. You do not need to predict an exact move or refinance date to make the comparison; calculate the break-even point from the actual offers, then decide how comfortable you are relying on that timeframe. Ask each lender for estimates using the same points or credits so the comparison is fair.

For a practical break-even check, compare the extra amount paid upfront for points with the monthly payment savings those points produce. The point at which cumulative savings equal the extra upfront cost is the break-even point. This comparison only works if you are lining up the same loan amount and term and are using the actual rate and payment figures quoted by the lenders. If you may sell or refinance before that point, the upfront cost may not have time to pay back; if you keep the loan longer, the lower rate may have more time to make a difference. Ask for alternative estimates at different point or credit levels rather than assuming one price choice is best.

Separate lender charges from estimates and third-party costs

Not every number on a Loan Estimate is a measure of lender competitiveness. Origination charges and lender credits are more directly tied to the lender’s offer. Taxes, homeowners insurance, prepaid items, escrow deposits, and some settlement services may depend on local costs, timing, providers, or assumptions outside the lender’s control. A lower tax or insurance estimate does not prove that a lender is offering a better deal.

If two estimates differ on property taxes, insurance, or escrow, ask what assumptions produced each figure and whether the amount is monthly or collected upfront. Compare like with like and budget for realistic costs; do not treat an optimistic estimate as a guaranteed saving. Review shop-eligible services separately and ask the lender which providers you may use.

Likewise, “no closing cost” does not necessarily mean there are no costs. A lender may offset closing expenses with a higher monthly payment. Compare the rate, lender credits, upfront cash, and expected payment together to see where the expense appears. The CFPB covers these tradeoffs in its comparison and negotiation guidance.

Do not assume every difference in a closing-cost line is a lender discount. Section A is the place to compare origination charges, while Sections B and C distinguish services you cannot shop for from those you may be able to choose. Some costs are set by third parties or linked to government programs, and the lender may not be able to change them. For a service in Section C, review the accompanying provider list and check with the lender before hiring a provider not listed. That step helps confirm that your choice can be used for the transaction.

Compare payment, loan term, and risk over time

Look beyond the initial principal-and-interest amount. Compare the total estimated monthly payment, including mortgage insurance and estimated escrow, plus the amount due at closing. Then consider how the payment and balance may change over the period you expect to own the home. A longer term may reduce the scheduled monthly principal-and-interest payment while extending repayment; an ARM can begin with a lower rate but expose the borrower to future adjustments.

For an ARM, find the adjustment timing, rate caps, and the highest possible payment shown in the estimate. Ask the lender to explain how the adjustment limits apply and what payment could result under the loan’s terms. The first payment and the five-year estimate do not show every possible future outcome: the CFPB’s five-year ARM comparison assumes rates stay unchanged. Consider whether you could afford the payment if rates rise to the loan’s permitted limit.

Also check for a prepayment penalty and understand any other feature that would matter if you sold, refinanced, or paid the loan off early. A low-cost offer may not fit if its payment risk, terms, or closing timeline do not match your needs.

When two offers have different payment profiles, consider both the amount due now and the uncertainty later. A fixed-rate offer and an ARM may not be interchangeable even if one begins with a lower payment. Ask what triggers an ARM adjustment, how often the rate can change, what limits apply, and what the payment could be at the highest rate allowed by the terms. The initial rate and an unchanged-rate illustration are not promises about future payments.

Negotiate with the written estimates

Once you have competing Loan Estimates, ask each lender to explain differences and whether it can improve the offer. Be specific: ask about the rate, origination charges, points, lender credits, or a structure that better matches the cash you can bring to closing. A competing written estimate gives the lender a concrete comparison, but make sure the offers use the same loan scenario before asking one lender to match another.

If a line or term differs from what you discussed, ask the lender to correct or explain the estimate. Verify the rate-lock status and any conditions attached to it. Before switching lenders late in the process to pursue a lower price, ask whether the new lender can still close on your required schedule. The CFPB says borrowers should weigh cost, confidence in the loan officer’s answers, and confidence that the lender can meet the closing timeframe when choosing an offer. Its mortgage-shopping guidance was last reviewed September 11, 2024.

Ask concrete follow-up questions rather than relying on a verbal headline rate: Does the estimate include points? Are there lender credits? Is the rate locked, and what conditions apply? Which fees are lender charges, and which are third-party or government-program costs? What accounts for a different tax, insurance, or escrow estimate? These questions can reveal whether two offers actually differ in price or simply use different assumptions. Keep the written estimates nearby while you ask, so each lender is responding to the same figures.

A practical decision checklist

  1. Request at least three offers. Give different lenders the same loan amount, down payment, program, term, and fixed-or-adjustable structure.
  2. Align the price choices. Compare offers with the same points or credits, or clearly account for the difference in upfront cost and rate.
  3. Review page 1. Confirm the loan terms, rate-lock status, and estimated total monthly payment, not just principal and interest.
  4. Review page 2. Compare lender origination charges, shop-eligible services, lender credits, and cash to close; separate these from estimates the lender does not control.
  5. Review page 3. Compare APR and the five-year cost figures, remembering that the ARM scenario assumes no rate change.
  6. Test the risks and timing. For an ARM, consider the maximum payment allowed by the adjustment terms. Confirm any prepayment penalty and whether the lender can meet your closing date.
  7. Ask questions and negotiate. Resolve mismatches in writing and ask whether the lender can improve the price or structure before choosing.

Frequently Asked Questions

How many mortgage lenders should I compare?

The CFPB recommends requesting at least three offers or preapprovals from different lenders. Give each lender the same loan amount, down payment, program, term, and fixed-or-adjustable structure so the estimates are useful side by side. More offers can provide additional comparisons, but make sure you are comparing the same kind of loan and similar points or credits.

What is the difference between a mortgage interest rate and APR?

The interest rate is the borrowing rate and excludes fees. APR is broader and reflects the rate plus points, mortgage broker fees, and certain other charges. Compare both, but do not use APR alone to choose an offer—especially when loan products or ARM structures differ.

Which Loan Estimate fees should I compare most closely?

Start with lender origination charges in Section A and lender credits, then review services you cannot shop for in Section B and services you may shop for in Section C. Compare total origination charges rather than isolated line items, since lenders may itemize them differently. Also review cash to close, while separating lender-controlled charges from taxes, insurance, prepaid items, escrow deposits, and third-party costs.

Are mortgage points worth paying?

Points are upfront fees paid for a lower interest rate; one point equals 1% of the loan amount. Whether they make sense depends on the extra upfront cost, the payment savings from the lower rate, and how long you keep the mortgage. Compare actual offers with matching points or credits, then estimate how long it takes the monthly savings to offset the additional upfront amount.

Is a no-closing-cost mortgage really free?

Not necessarily. A lender may offset closing expenses with a higher monthly payment, often through a higher rate. Compare the rate, lender credits, cash to close, and expected payment together to see how costs are handled.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How should I compare an ARM with a fixed-rate mortgage?

First compare like with like where possible, but recognize that the products carry different payment risks. For an ARM, review when adjustments can occur, the rate caps, and the highest possible payment shown in the estimate. The CFPB’s five-year ARM comparison assumes rates remain unchanged, so consider whether you could afford the payment if rates rise to the permitted limit.

When should I switch lenders for a better offer?

A lower price may not be worth it if the lender cannot close on your required schedule or you are not confident in its answers. Before switching late in the process, confirm that the new lender can meet the closing timeframe and verify the written terms, rate-lock status, and conditions. Weigh cost, service confidence, payment risk, and timing together.

The Bottom Line

Compare at least three written Loan Estimates built on the same loan scenario. Look at rate and APR together, separate lender charges from estimates the lender does not control, and weigh points, credits, monthly payment, cash to close, and loan risks over time. Ask lenders to explain differences or improve their offers, then choose an option whose terms and closing timeline fit your needs.
