A mortgage lender’s credit check is different: when the lender checks your credit to evaluate an application, it is generally a hard inquiry and may have a small negative effect. Checking your reports before you apply is a sensible way to spot errors; it is not the same as applying for credit.
Why checking your own credit does not lower your score
Credit inquiries are not all treated alike. A consumer-requested check—such as asking to see your own credit report or score—is generally a soft inquiry. The Consumer Financial Protection Bureau (CFPB) says, “Checking your own credit does not affect your credit scores.” Its explanation of credit inquiries also says soft inquiries “will not affect your credit scores,” referring to checks that include consumer requests for reports.

That means you can review your credit before a mortgage application without worrying that the act of looking will reduce your score. Checking now can give you time to identify information that is inaccurate or unfamiliar. It does not mean every score you see will be the same score a mortgage lender uses, or that a later application inquiry cannot affect a score.

Looking at your own information is different from a lender checking it to decide whether to extend credit. The word “credit check” is used for both, so if someone asks you to authorize a check and you are concerned about its effect, ask whether it will be a soft or hard inquiry before agreeing.

You can request reports from Equifax, Experian, and TransUnion through AnnualCreditReport.com, which the CFPB identifies as a free way to access them. Reviewing the report itself is useful even if you already monitor a score elsewhere: the report contains the credit information being summarized, while a score is a number calculated from that information using a particular scoring model.
What happens when a mortgage lender checks your credit
A lender’s inquiry to evaluate a mortgage application is generally a hard inquiry. The CFPB says an inquiry typically has a small negative effect, but it does not provide a standard number of points that every borrower should expect to lose. The effect is not predictable from the fact of the inquiry alone, so a precise point estimate would be misleading.
A hard inquiry is one part of applying for credit. It is not the same as checking your own score, and it does not mean a lender has approved or denied the application. The lender uses credit information as part of its decision, while the inquiry records that credit was checked in connection with an application. The useful distinction for a borrower is therefore not “check or no check,” but a consumer’s own review versus a lender’s application-related inquiry.
Do not assume that a score in a banking app, credit-monitoring service, or other consumer source will match the score used for a mortgage decision. Scores can differ by credit reporting company and scoring model. The CFPB says most mortgage lenders look at information from all three major reporting companies and use the middle score in deciding what rate to offer. “Most” is not a guarantee about every lender or every loan, and the score you see yourself may be based on a different bureau or model.

This is why a score displayed in an app is best treated as a monitoring tool, not as a promise of the precise score a lender will see. If the numbers differ, that does not by itself show that checking your score caused a change or that one of the scores is necessarily wrong. The bureau and scoring model used can differ. For mortgage decisions, the lender’s process and the credit information it obtains are what matter.
How mortgage rate-shopping inquiries are grouped
Mortgage borrowers often compare offers from more than one lender. Under the CFPB’s mortgage-specific guidance, multiple mortgage credit checks within a 45-day period are recorded as a single inquiry. That is useful when shopping for a mortgage, but it should be treated as CFPB guidance rather than a promise that every scoring model handles every inquiry identically.
The CFPB’s broader guidance on rate shopping describes a window of 14 to 45 days for same-type loan inquiries, depending on the scoring model. It also cautions that shopping beyond 45 days or mixing loan types can result in multiple inquiries being counted. Thus, the 45-day mortgage guidance and the broader 14-to-45-day range are not contradictory: the latter highlights that grouping can depend on the scoring model and the kind of credit being shopped.

Nor does it cover your own report checks, which do not affect your score.

The timing guidance is specifically about rate shopping for the same type of loan. It should not be read as a general shield for unrelated credit applications made during the same period. If you are comparing mortgage offers, keep that activity concentrated and ask a lender how a proposed preliminary check will be classified if you are unsure. A lender’s answer can help you understand the check, but does not guarantee how every scoring model will treat it.
How to check your credit before applying
- Get your reports from the three major reporting companies. The CFPB identifies AnnualCreditReport.com as a free way to access reports from Equifax, Experian, and TransUnion. Reviewing the reports lets you examine the underlying credit information, rather than relying only on a score display.
- Check the details, not just the headline score. Look for information that is inaccurate or unfamiliar. The purpose is to find possible report errors early enough to address them before a lender evaluates your application.
- Allow time to review and address errors. The CFPB recommends checking reports well before applying because inaccurate information can affect mortgage eligibility and the rate offered. A last-minute review may leave less time to resolve a problem; the CFPB guidance does not promise a particular correction time.
- Ask about any preliminary lender check. If a lender or broker proposes checking your credit before you formally apply, ask whether that specific check is soft or hard and whether it is an application-related inquiry. Do not infer the answer from labels such as “prequalification” or “preapproval”; clarify what the lender intends to do.
- Keep mortgage comparisons within a focused shopping period. The CFPB’s mortgage-specific rate-shopping guidance uses 45 days, while its general guidance says the applicable range can vary by scoring model and loan type. If the distinction matters to your timing, ask lenders how they plan to handle the inquiry.
Reviewing a report and checking a score are related but not identical tasks. A score summarizes credit information under a particular model; a report shows the information being summarized. A score can help you monitor your position, but reading the reports is how you can look for erroneous information that may be feeding into a score or a lender’s review.
When reviewing the reports, focus on whether the information is accurate and familiar rather than trying to predict a lender’s exact score from a consumer display. If something looks wrong, make a note of which reporting company’s report contains it and address the error with that company. Checking more than one report matters because your credit information and scores can vary by reporting company.
There is no need to wait until a lender asks for permission to review your own reports. The CFPB recommends checking them well before applying precisely because inaccurate information can affect eligibility and the rate offered. Earlier review gives you a chance to identify a concern before an application is underway, although it does not guarantee that an error will be resolved by a particular date.

What to do if a score changes around the time you apply
If a score changes after you begin mortgage shopping, do not assume that checking your own score caused the change. Your own check is not score-lowering under CFPB guidance. A lender’s hard inquiry may have a small negative effect, but the CFPB does not establish a universal point reduction for one inquiry. A displayed score may also differ because the bureau or scoring model is not the same as the one used in another display or by the lender.
Start by checking which score or report changed, when it was measured, and whether the source identifies the bureau or model. If you see an error in a report, address the inaccurate information with the relevant reporting company. If a lender’s proposed check is the concern, ask whether it is soft or hard and whether it is tied to an application. These questions separate a consumer review, a possible reporting error, and an application inquiry rather than treating them as one event.
It can help to compare like with like: note the source, bureau, model if identified, and date for each score you are comparing. A score from one source on one date may not be directly comparable with a score from another source or date. The fact that the numbers differ does not establish that a hard inquiry caused the difference, and the CFPB does not give a standard point change to use as a test.
Common misconceptions to avoid
- “Any credit check lowers my score.” No. Consumer-requested checks are soft inquiries and do not affect scores; a lender’s application-related inquiry is generally hard.
- “A mortgage inquiry can never affect my score if I shop around.” The CFPB says mortgage checks within its 45-day shopping window are recorded as one inquiry, but its guidance also explains that scoring models and loan types matter. Rate-shopping guidance is not a blanket assurance for every inquiry or every score.
- “The score I see is exactly the mortgage score.” Scores vary across reporting companies and models. CFPB guidance says most mortgage lenders consider all three major reporting companies and use the middle score for rate decisions; it does not say every consumer-facing score will match.
- “I should avoid looking at my report so I do not trigger a lender inquiry.” A self-requested report check is not the lender’s application-related inquiry. The CFPB recommends reviewing reports well before applying.
- “One inquiry always costs a fixed number of points.” The CFPB describes the typical effect as small and negative, but does not give a universal point estimate. A specific drop should not be promised.
- “The 45-day window means any credit application in that period is grouped with my mortgage shopping.” The CFPB’s guidance concerns mortgage checks or shopping for the same type of loan. Its general guidance cautions that mixing loan types can count as multiple inquiries.
What the CFPB guidance establishes
The CFPB’s mortgage inquiry page, last reviewed August 28, 2026, answers the central question directly: checking your own credit does not affect your scores, while a mortgage lender’s check for an application is a different kind of inquiry. Its mortgage-specific rate-shopping guidance describes multiple mortgage checks within 45 days as one inquiry. The CFPB’s general inquiry guidance, last reviewed December 31, 2024, describes a 14-to-45-day window for same-type loan shopping, depending on the scoring model, and notes the risks of shopping beyond the window or mixing loan types.

Those figures describe how inquiries may be grouped, not how many points a particular borrower will gain or lose. The CFPB’s guidance does not supply a general estimate of the score-point impact of one mortgage inquiry. The practical conclusion is straightforward: check your own reports without fear of lowering your score, correct errors early, and approach lender applications as a separate process.
