Check the property address in USDA Rural Development’s Income and Property Eligibility Site. Select the relevant Single Family Housing program, open its Property Eligibility screen, accept the disclaimer, and enter the address. The result is a preliminary location screen—not a final eligibility decision or loan approval. USDA makes the final property determination after it receives a complete application.
How do I check if my property is USDA eligible?
- Open USDA’s eligibility site. Go to the USDA Income and Property Eligibility Site. The portal covers multiple Rural Development programs, so first choose the program that matches the financing you plan to pursue.
- Select a Single Family Housing pathway. For a home-purchase property check, choose either Single Family Housing Guaranteed or Single Family Housing Direct, as applicable. These are distinct program pathways; do not assume a result or requirement shown for one automatically applies to the other.
- Open Property Eligibility. Follow the program’s property-eligibility option. USDA’s guaranteed-loan handbook instructs users to accept the disclaimer and enter the property address. See HB-1-3555, Attachment 12-A.
- Enter the specific address and review the result. Use the full property address rather than relying on a general impression that the neighborhood is rural. The official Property Eligibility page explains that the map result is not a final determination.
Is my address in a USDA-eligible rural area?
USDA’s published definition excludes a city or town with more than 50,000 inhabitants and the contiguous and adjacent Census-defined urbanized area. The 50,000-inhabitant threshold is only one part of that definition: being in a place below that population does not by itself establish that an address qualifies. Use the address lookup for the property in question rather than trying to decide from population or appearance alone. USDA describes the definition and its limits on its Property Eligibility page.

Does USDA map eligibility mean I’m approved?
No. A map result addresses location screening; it does not establish that the household qualifies, satisfy every program requirement, or commit USDA or a lender to make a loan. USDA states: “Viewing eligibility maps on this website does not constitute a final determination by Rural Development.” It also says: “Final determination of property eligibility must be made by Rural Development upon receipt of a complete application.” These statements appear in USDA Rural Development’s official Property Eligibility disclaimer.
Check household eligibility separately
Property location and applicant or household eligibility are separate checks. After the address lookup, use the selected program’s applicant assessment and eligibility screens. The site provides separate income-related screens for the Guaranteed program; applicable household income limits and other requirements depend on the program and the applicant’s circumstances. The USDA portal links to the relevant program assessment. A property result alone cannot answer whether a household meets income or other criteria.

What should I do if the USDA map says “unable to determine”?
Do not treat “unable to determine” as a final approval or denial. Recheck that you selected the intended program and entered the complete property address. If the result remains unclear, ask the appropriate program contact for guidance. For a Guaranteed loan application, USDA directs prospective applicants to an approved lender. USDA’s handbook also says lenders can seek agency assistance when a property is marked ineligible or unable to determine. The handbook is available through USDA’s HB-1-3555 technical handbook.

Start with the pathway you intend to apply for, rather than treating the two Single Family Housing options as interchangeable.
