How to Calculate the Total Cost of Renting a Luxury Apartment in Mumbai

Estimate the real cost of renting in Mumbai by separating move-in cash, refundable deposit and ongoing monthly housing expenses.

There is no single reliable “luxury apartment” rent or move-in figure for Mumbai: the neighborhood, lease, furnishing, broker and society charges all matter. Calculate two separate totals: the cash needed to move in, including the typically refundable deposit, and the recurring monthly cost of rent plus charges and utilities. Then keep the deposit identified separately when estimating the first year’s cash outlay.

Use three totals, not just the advertised rent

For the specific apartment, work out:

  • Move-in cash: first month’s rent paid in advance + security deposit + any brokerage and applicable tax + your agreed share of stamp duty and registration + any society move-in charge or deposit + other documented one-time fees.
  • Recurring monthly housing cost: rent + separately billed maintenance + electricity, water, gas and internet + any separately contracted parking, amenity, furnishing or service fees.
  • First-year cash plan: move-in cash + 12 × recurring monthly housing cost, adjusted if the rent changes during the year. Show the security deposit separately because it may be refundable under the agreement; it is cash tied up, not automatically an expense.

The title does not specify a neighborhood, apartment size, lease term, furnishing level or broker involvement, so no defensible single rupee total can be calculated without an itemized offer for the actual unit.

Start with the agreed rent and lease terms

Use the monthly rent in the signed agreement, not merely the listing price. Record the rent escalation date and percentage, lease duration, notice period and lock-in. For a first-year estimate, say whether you assume rent stays fixed or include an agreed increase. Rent varies with area, furnishing, building age and unit characteristics; compare similar current listings and the landlord’s written offer rather than treating a citywide estimate as a quote.

As illustrative 2026 publisher estimates, Mittiyo lists South Mumbai two-bedroom apartments at ₹1,50,000 and up per month, and western-suburb two-bedroom apartments at ₹55,000–₹1,10,000. Calculate the deposit as cash tied up

Use this calculation: monthly rent × agreed deposit months = deposit cash. Mumbai Property Exchange reports deposits of about two to six months’ rent; its account says standard flats often involve two to three months, while premium buildings or some landlords may ask for five to six months or more. Ask the agreement to state the exact amount, permitted deductions and return timing. Keep a signed inventory and dated photographs of furniture, fittings and pre-existing damage so the handover condition is documented.

Add brokerage only if an agent is involved

Get the broker’s fee, payer, payment trigger and covered services in writing, and establish whether tax is included or additional. Mumbai Property Exchange reports brokerage around one month’s rent, sometimes 15 days; Mittiyo likewise describes a range of 15 days to one month and reports 18% GST on brokerage. Budget the written broker fee plus applicable GST, if any. A direct rental without a broker avoids brokerage where available.

Estimate stamp duty and registration for the agreement

Maharashtra residential rentals are commonly made as leave-and-license agreements. The Maharashtra Housing Department’s Acts & Rules index lists the Maharashtra Rent Control Act, 1999. A service-provider guide dated May 2026 gives this estimate for terms up to 60 months:

Stamp duty = 0.25% × (monthly rent × term in months + 10 × refundable security deposit)

The same guide separately reports a ₹1,000 registration fee for an agreement under 60 months. A July 2026 Mumbai guide also reports an urban registration fee of ₹1,000. These are source-reported figures, not a substitute for the current official assessment. Confirm the exact term, deposit and charges through Maharashtra’s current registration process before paying. Agree in writing who bears the agreement costs. The July 2026 guide describes registration as the landlord’s legal obligation while noting that the parties can negotiate the allocation of charges; responsibility to register and who pays are distinct questions. Mumbai agreement guide

Ask what maintenance, society and utility bills add

Get written confirmation of whether maintenance is included in rent, billed separately, and who pays it. Ask the landlord or society management office for the actual schedule of charges for:

  • Parking, clubhouse, gym, pool or other amenities, if charged separately.
  • Move-in administration, lift or move-in booking fees, and any society deposit; note whether a deposit is refundable.
  • Electricity, water, piped gas or cylinders, and internet, including whether each is metered or included.
  • Any cleaning, appliance, furnishing or other recurring service.

These charges are building- and contract-specific; the available guides do not establish a standard Mumbai luxury-building tariff or a reliable utility allowance for an unspecified apartment.   • Move-in cash: first rent + deposit + brokerage/tax + agreement-cost share + one-time move-in charges = ₹____
  • Monthly housing cost: rent + separate recurring charges + utilities = ₹____
  • First-year cash plan: move-in cash + 12 × monthly housing cost, adjusted for any rent increase = ₹____; of this, potentially refundable deposit = ₹____

Compare apartments on the costs that change the answer

For each candidate, compare rent and escalation, deposit amount and return terms, upfront brokerage and agreement charges, maintenance and amenity or parking fees, furnishing and setup needs, and commute. A lower rent can be offset by a larger deposit, separate building charges or additional furnishing costs. Use written quotes and the building’s current charge schedule; published market ranges cannot establish the actual cost for your apartment.

For context only, Mumbai Property Exchange gives an example of an ₹80,000 monthly-rent flat with a three-month deposit requiring around ₹4–4.5 lakh to move in. Account for the cost of leaving, too

Notice period, lock-in, rent escalation and early-exit terms can materially change the amount you owe. Mumbai Property Exchange describes one-to-two months’ notice and a three-to-six-month lock-in as common market terms; another Mumbai guide describes one-to-three months’ notice and warns that a lock-in may lead to rent liability or deposit forfeiture.
