To estimate the impact of an RBI rate hike, calculate your EMI twice using the same outstanding principal and remaining loan term: once at your current applicable rate and once at the rate your lender will apply after the reset. The difference estimates the monthly increase if the lender keeps your term unchanged. Your actual payment may differ because the loan’s benchmark, spread, reset date and lender’s adjustment method determine whether your EMI, repayment period or both change.
Calculate the EMI at the old and new rates
For a conventional loan repaid in equal monthly instalments, use:
EMI = P × r × (1 + r)n / ((1 + r)n − 1)
- P is the outstanding principal immediately before the rate reset.
- r is the annual nominal interest rate divided by 12 and expressed as a decimal. For example, 9% a year becomes 0.09 ÷ 12 per month.
- n is the number of monthly payments remaining.
- Find your outstanding principal and remaining EMIs from your latest loan statement.
- Calculate the EMI using your current applicable annual rate.
- Replace that rate with the post-reset rate your lender has specified and calculate again, keeping the same principal and number of payments.
- Subtract the first result from the second. That difference is the estimated monthly increase if the lender holds the remaining term fixed.
The calculation assumes a standard monthly amortization schedule. It does not account for fees, irregular payment dates, payment holidays, step-up plans, partial disbursements or a lender’s particular rounding and reset conventions. The RBI’s home-loan FAQ explains EMI as a principal-and-interest payment and includes an illustrative amortization schedule.
Worked example
Suppose your outstanding balance is ₹50,00,000 and you have 240 monthly payments left. At an annual rate of 8.5%, the formula gives an EMI of approximately ₹43,391. At 9.0%, it gives approximately ₹44,986. The increase is about ₹1,595 per month if the term remains 240 months. These are calculations based on the stated assumptions—not a lender quote, a current interest-rate claim or a forecast of an RBI decision.

Why an RBI rate hike may not immediately change your EMI
A policy-rate move can influence a loan benchmark, but it does not automatically change every borrower’s rate or payment at once. For a floating-rate loan, the applicable rate generally depends on the benchmark named in your agreement and the lender’s spread over that benchmark. The lender then applies any change according to your reset terms. The resulting adjustment may change the EMI, the remaining term or both.
The RBI’s home-loan FAQ describes floating rates as an index plus a spread and advises borrowers to check which index applies and how often it is updated. It also notes that some lenders keep the EMI steady when rates rise and extend the tenor instead.

Regulatory linkage has a defined scope. The RBI’s publication on external benchmark-based lending records that, from October 1, 2019, specified new floating-rate personal or retail loans at scheduled commercial banks (excluding regional rural banks), and floating-rate loans to micro and small enterprises, were linked to specified external benchmarks. Those benchmarks included the policy repo rate and specified Treasury-bill rates. This is not a rule that every loan in India is directly linked to the repo rate.
If the lender keeps your EMI steady
If your EMI remains around ₹43,391 in the example after the rate rises to 9.0%, the loan will take longer to repay than it would at the original rate. You can estimate the revised payment count by solving for the number of payments using the new monthly rate, the outstanding balance and the unchanged EMI. The lender’s revised amortization schedule—not this estimate—is authoritative for your actual repayment plan. Extending the tenor can ease monthly cash flow, but usually increases total interest.

Compare the adjustment choices
RBI’s circular on floating-rate EMI-based personal loans says regulated lenders should explain how benchmark changes may affect payments and communicate subsequent EMI and/or tenor increases. It describes borrower choices including a higher EMI, a longer tenor or a combination, as well as partial or full prepayment. Any applicable charges for switching rates or prepaying should be disclosed, and a tenor extension must not result in negative amortization. The circular’s updated wording says a lender may, at its option and under a board-approved policy, offer a choice to switch to a fixed rate; that is not an unconditional option available from every lender.
The circular was issued on August 18, 2023 and updated on October 1, 2025. Its accompanying RBI FAQ says it applies to equated periodic instalment-based personal loans, including those linked to external or internal benchmarks, and is not applicable to all loan products. It discusses lender communications and quarterly statements; do not assume every provision applies identically to every home loan or other loan category.

What to verify with your lender
Use the calculation as an estimate, then check the loan statement or ask the lender for the contractual outcome. RBI’s home-loan FAQ advises borrowers to consider more than the EMI or headline rate, including the loan amount, term, fixed or floating type, APR, index, reset clause, spread and fees.
- Current outstanding principal and number of EMIs remaining.
- Whether the loan is fixed or floating, the applicable benchmark and spread, and the reset date and frequency.
- The new rate that applies to your loan, and whether the lender will change the EMI, tenor or both.
- The revised amortization schedule, remaining payments and total repayment cost.
- Any charges and policy or eligibility conditions for a rate switch or prepayment.
A financial calculator or spreadsheet can compare rates using your balance and remaining payment count, but it cannot determine the lender’s contractual reset outcome. Request the revised schedule before making a decision.
