Rental income does not have its own separate federal estimated-tax formula. Instead, include the rental activity’s expected taxable result in your forecast of total federal income tax, then use the IRS Form 1040-ES worksheet to determine whether payments are required and how much to pay. For 2026, the general test looks at whether you expect to owe at least $1,000 after withholding and refundable credits and whether your withholding and credits meet the applicable safe-harbor amount.
This guide covers U.S. federal estimated income tax for individual landlords, especially calendar-year taxpayers with ordinary residential rentals. The figures and dates below are for 2026 planning; state and local estimates, fiscal-year taxpayers, entities, and nonresident situations require separate rules.

Do you have to pay estimated tax on rental income?
Possibly. The question is not whether rent alone crosses a special payment threshold. The federal estimated-tax test applies to your expected total individual tax after taking account of withholding and refundable credits. Rental income is one part of that forecast, alongside wages, investment income, other income, deductions, credits, and tax payments already made.
For 2026, the general test has two parts:
- You expect to owe at least $1,000 in federal tax after subtracting withholding and refundable credits.
- Your withholding and refundable credits are expected to be less than the smaller of 90% of your expected 2026 tax or the applicable prior-year safe-harbor amount.
The prior-year benchmark is generally 100% of the tax shown on the prior-year return, but it is generally 110% for a taxpayer whose 2025 adjusted gross income (AGI) was over $150,000, or over $75,000 for a 2026 married-filing-separately taxpayer. Filing status, the prior-year return, and exceptions can affect the calculation. Use the current-year 2026 Form 1040-ES worksheet rather than treating these threshold figures as a standalone formula.

These safe-harbor rules are about avoiding an underpayment penalty; they do not necessarily equal the exact tax ultimately due with your return. If your withholding and estimated payments cover the applicable required amount, you may avoid a penalty even if you still owe a balance when filing. Conversely, a late or insufficient installment can result in a penalty even when the return later shows a refund. The IRS explains the pay-as-you-go rules in Publication 505 (2026) and its underpayment penalty guidance.
How rental income and expenses affect the estimate
For a typical residential property rented without significant personal use and with basic services, the starting point is the expected rental income less allowable rental expenses and depreciation. This is a planning concept, not an IRS tax calculation by itself. The resulting rental profit or loss is then considered with the rest of your tax return in the Form 1040-ES estimate.
Forecast rental receipts
List the rent and other amounts that count as rental income under your accounting method. Most individual landlords use the cash method and generally report income when actually or constructively received; advance rent is generally included when received. Account for expected vacancy and changes in rental terms realistically, but do not assume that only amounts labelled “rent” matter. The IRS discusses rental income and reporting in Publication 527 (2025), Residential Rental Property, which applies to preparing 2025 returns.
Subtract allowable expenses, not every cash outflow
Ordinary and necessary expenses for managing, conserving, or maintaining rental property may be deductible, subject to the relevant classification and timing rules. But a cash payment is not automatically a current-year deduction. Mortgage principal, capital improvements, personal costs, and other outlays may receive different treatment. Identify each item according to the rental-property rules rather than subtracting all money spent from rent.

Depreciation can reduce taxable rental income even though it is not a current cash expense. It is the recovery of the cost of income-producing property over a prescribed recovery period. The property generally must be ready and available for rent before depreciation begins; land itself is not depreciable. Basis allocation, property type, placed-in-service date, and a change from personal to rental use can affect the result. See Publication 527 for the applicable treatment.
A useful planning outline is:
Estimated net rental result = expected rental income − allowable current expenses − depreciation.
Do not use this expression as a substitute for the IRS rules or as a tax-rate calculation. Personal use, below-market rent, substantial services, an activity not engaged in for profit, or rental losses can change how income and expenses are reported or limited. Rental losses may be subject to at-risk, passive-activity, and other restrictions; they do not automatically offset wages. Net investment income tax may also apply in some circumstances. These issues are described in Publication 527 and the IRS’s rental property guidance.

- Forecast annual income. Include the expected rental result and other income, such as wages, interest, dividends, or taxable retirement income.
- Estimate deductions and credits. Include anticipated deductions, refundable credits, and other items as directed by the worksheet. Apply rental deductions only under the applicable rules.
- Calculate expected total tax. Follow the 2026 Form 1040-ES worksheet, using the filing facts and tax items it requests.
- Find the required annual payment. Compare the current-year tax benchmark with the prior-year safe harbor, including the higher-income 110% rule when it applies. The worksheet establishes the relevant amount.
- Subtract payments and credits. Account for expected withholding, refundable credits, and any eligible prior-year overpayment applied to 2026, as the worksheet directs.
- Allocate the remaining requirement to payment periods. Use equal installments if appropriate, or calculate period-specific amounts if income is uneven. Include estimated payments already made.
The 2026 Form 1040-ES provides the current-year worksheet and payment information. Do not simply multiply gross rent by a flat rate: the actual estimate depends on taxable net rental activity, other income, deductions, credits, withholding, and the safe-harbor calculation.
Choose an installment method that fits your income
For an individual whose income is reasonably even through the year, the regular method generally divides the annual estimated-tax requirement into four equal installments. This is usually the simpler approach. If rental income or other income arrives unevenly, or if a major change happens during the year, the annualized income installment method may better reflect when income was earned.
| Method | When it may fit | How it works | Documentation |
|---|---|---|---|
| Regular installments | Income and tax items are reasonably even during the year. | Generally pays the annual estimated amount in four equal installments, subject to the worksheet and payment history. | Use the applicable Form 1040-ES worksheet and retain payment records. |
| Annualized income installments | Income is uneven by period, begins later in the year, or changes materially during the year. | Refigures required payments using income and related items through each period rather than assuming a uniform year. | Period-specific records and calculations are needed; Form 2210 with Schedule AI may be needed to show the computation. |
For example, a landlord whose rental activity begins later in the year should not automatically assume the same payment pattern as someone receiving income throughout the year. Similarly, a large midyear change in rent, deductions, additional tax, or credits can make a prior equal-payment forecast inaccurate. Consult Publication 505 (2026) and the current Form 2210 instructions before using annualization; dividing by four without checking the applicable periods can produce the wrong installment amount.

| Installment | Due date |
|---|---|
| First | April 15, 2026 |
| Second | June 15, 2026 |
| Third | September 15, 2026 |
| Fourth | January 15, 2027 |
These are the general calendar-year dates in the IRS’s 2026 Form 1040-ES and Publication 505 (2026). A date that falls on a Saturday, Sunday, or legal holiday moves to the next business day. Disaster relief or taxpayer-specific rules can also affect timing. Fiscal-year taxpayers use dates keyed to their fiscal year, not necessarily this calendar.
If income subject to estimated tax first arises after March 31, the first installment may be due in a later period. That does not mean a taxpayer should mechanically ignore earlier periods or divide an annual amount by four: use the current-year instructions to determine the period in which income began and the payment due. For uneven income, annualization may adjust the timing of required installments.

What can change the calculation or reporting?
Personal use or below-market rental
If you use the property personally, or rent it for less than a fair rental price, special allocation rules can limit expenses. A vacation home or mixed-use property should not be calculated as if it were rented exclusively to tenants all year. Publication 527 explains the distinctions.
Substantial services or a different activity
A building, room, or apartment rented with basic services such as heat, light, and trash collection is generally reported on Schedule E, Part I. Some activities involving substantial services, or an activity not engaged in for profit, may not follow the ordinary Schedule E treatment. Do not assume every rental has the same reporting classification.
Loss limitations and additional taxes
A net rental loss may be limited under at-risk, passive-activity, or other provisions. Nor should landlords assume that rental income is always subject to self-employment tax. The treatment depends on the activity and the taxpayer’s circumstances. Net investment income tax may apply in some cases. A calculation that ignores these rules can overstate deductible losses or understate total tax.

This guide concerns federal estimated income tax for individuals. Partnerships, corporations, trusts, nonresident taxpayers, and other ownership structures can have different filing and payment obligations. State and local estimated-tax requirements also vary; check the relevant revenue department separately. The federal dates and thresholds here should not be reused as state rules.
Common mistakes to avoid
- Calculating tax on gross rent. Estimate the taxable rental result after allowable expenses and depreciation, then include it in total income and tax.
- Treating every outflow as a deduction. Mortgage principal, improvements, personal costs, and other payments may not be current rental expenses.
- Assuming rent has a separate flat tax rate. Federal estimated payments reflect the taxpayer’s whole return and safe-harbor calculation.
- Dividing by four despite uneven income. A later start or material change may call for a period-specific calculation or annualization.
- Assuming a refund eliminates an installment penalty. An insufficient or late payment in a period can result in a penalty even if the final return is due a refund.
- Using a prior year’s dates or worksheet without checking the year. Verify the current Form 1040-ES and Publication 505, including any date adjustment or special relief.
- Forgetting to reconcile payments. Retain confirmations and compare payments made with amounts credited when filing.
How to revisit your estimate during the year
An estimate is a forecast, not a one-time decision made in January. Revisit it when rent, occupancy, expenses, depreciation assumptions, other income, withholding, or credits change materially. A landlord who notices a change should update the annual forecast, recalculate the required annual payment and remaining installments using the current IRS worksheet, and determine whether annualization is appropriate. The IRS’s Pay as You Go guide explains the broader withholding and estimated-payment approach.
If a payment period has already passed, do not assume that paying more in a later period automatically erases any earlier underpayment. The rules assess installments by period, and Form 2210 may be relevant to figuring a penalty or documenting annualized income. Consult Publication 505 (2026) and the IRS underpayment penalty guidance for the circumstances that apply.
For complex depreciation, mixed personal use, substantial services, loss limitations, or entity ownership, a tax professional familiar with rental activity may help determine the correct classification and estimate. The relevant question is not merely how much rent was collected; it is how the rental activity flows into the taxpayer’s full federal return.
