Neither rental property nor mutual funds can be called the better after-tax investment for every NRI. Compare them using the same starting capital and holding period, include every cash flow and applicable tax, and calculate the result both in Indian rupees and in the currency in which you expect to spend it. The outcome depends on the property’s costs and rent, the mutual fund’s tax category and transaction dates, your tax residence and treaty position, and exchange-rate and transfer costs.
What an after-tax comparison needs to show
A headline rent yield and a fund’s past return are not comparable measures. Rental income is only one part of a property investment’s return; the property may also have acquisition, financing, maintenance, vacancy, management, selling and capital-gains costs. A mutual-fund comparison also needs the scheme’s costs, any distributions, the tax treatment that applies to that fund and the dates of purchase and redemption.

Build a dated cash-flow schedule for each choice. Start with the same amount of capital available to invest and use the same start and end dates. Include outflows when they occur and after-tax inflows when they are received. Calculate the annualized return from those cash flows, rather than comparing a property’s gross rent yield with a fund’s quoted or historical return. If you invest at different times or make additional contributions, use a method that accounts for the timing of each cash flow.
- Net current cash yield: how much after-tax income is actually available during the holding period, after recurring costs.
- Total after-tax return: current cash flows plus net proceeds from selling the property or redeeming the fund, after costs and applicable tax.
- Liquidity and time to sell: how readily you can turn the investment into money when you need it.
- Concentration and diversification: how much of your wealth depends on one property or is spread across a fund’s holdings.
- Work and operating risk: the effort, vacancy, maintenance and management issues associated with a rental.
- Currency outcome: the value of the dated cash flows in your expected spending currency, including relevant transfer costs.
These are comparison dimensions, not guarantees that one asset class will win. The official tax guidance cited below establishes tax treatment, not a typical return for either investment.

Build the rental-property cash-flow schedule
Start with the money invested
Record the amount paid to acquire the property and the related acquisition costs. If the purchase is financed, show the timing of loan proceeds and repayments separately, and include eligible loan interest in the tax calculation where applicable. Do not treat borrowed money as free investment capital: the cash-flow schedule needs to reflect the actual financing arrangement.
Use the amount of capital you would otherwise have invested in the mutual fund as the common starting point. If the property requires more capital than the fund investment, show how the difference is funded and account for that funding consistently. Keep one schedule for the property’s operating and sale cash flows and a separate tax calculation that feeds the after-tax amounts into that schedule.
Record rent and operating costs by period
Use rent actually expected under the scenario, not an assumed market yield presented as a fact. Account for periods when the property is vacant, rent is not realized, or a tenant does not pay. Include municipal taxes, upkeep, repairs, management and other costs that apply to the specific property. State assumptions for each of these inputs; a tax deduction does not mean a cost disappears from the investment’s cash flows.

For an owner letting a residential house, the Income Tax Department classifies the rent under the head Income from house property. Its computation outline starts with gross annual value, subtracts unrealized rent and municipal taxes to arrive at net annual value, and then allows the stated standard deduction and eligible home-loan interest. It also describes adding arrears or unrealized rent as part of the calculation. Apply the rules for the relevant tax year and the investor’s facts rather than assuming every cash expense is deductible.

The Department’s guidance says a house-property loss of up to ₹2 lakh may be set off against other income during the year, with an unabsorbed loss carried forward for eight years, subject to its rules. Do not build that potential tax effect into a forecast unless the investor’s circumstances and the applicable year’s rules support it.
The classification depends on the facts: the Department says rent from a residential house let by its owner is generally house-property income, while income received by someone who is not the owner may instead be business income or residual income. Confirm the actual ownership and letting arrangement before selecting the tax treatment.
Include the sale, not just annual rent
At the end of the holding period, include expected sale proceeds after selling costs and any capital-gains tax. Do not compare a property’s annual rent with a fund’s entire investment return while leaving property appreciation or the eventual sale out of the calculation. Conversely, do not assume property prices will appreciate: use a clearly identified scenario assumption and test how the result changes if it does not.

The same guidance describes a 20% indexed alternative for certain land or buildings acquired before 23 July 2024 and sold on or after that date, specifically for resident individuals and Hindu Undivided Families (HUFs). That resident-specific alternative should not be assumed to apply to an NRI. Check the asset, acquisition and sale dates, the taxpayer’s status and the applicable tax year before using a rate in the schedule.

Build the mutual-fund cash-flow schedule
Identify the scheme and relevant dates
“Mutual fund” is not a single tax category. Identify the actual scheme, whether it meets the relevant statutory definition, and the acquisition and redemption dates before calculating tax. Record the initial investment, any distributions received, applicable fund costs and the redemption proceeds after costs and tax. Do not apply the tax treatment for qualifying equity-oriented fund units to a debt or other scheme merely because both are mutual funds.
For qualifying STT-paid equity-oriented fund units transferred on or after 23 July 2024, the Income Tax Department lists a 20% short-term capital-gains rate under section 111A. For qualifying long-term gains under section 112A on transfers on or after that date, it lists 12.5% on aggregate gains above the ₹1.25 lakh threshold. These rates and the threshold are subject to statutory conditions; verify that the scheme and transaction qualify.
Specified mutual funds may follow a different treatment. Department guidance describes a changed definition from FY 2025–26, including funds investing more than 65% of their proceeds in debt and money-market instruments, or in units of such funds. Check the applicable definition, scheme classification, acquisition date and redemption date. Do not apply the equity-fund rates across all schemes.

An NRI’s tax withheld when redeeming units affects the cash received at that point, but withholding should not automatically be treated as the final tax liability. The AMFI-hosted 2025–26 tax reckoner notes that NRI withholding may include applicable surcharge and a 4% health and education cess. It also discusses treaty documentation, including a tax residency certificate (TRC) and Form 10F. This is industry guidance, so confirm current requirements with the fund house and a qualified tax adviser for the investor’s circumstances.

Use the applicable tax treatment and withholding assumptions consistently in the cash-flow model. If tax withheld and final tax differ, account for the timing of any further payment or adjustment supported by the investor’s actual tax circumstances; do not assume a refund or a treaty benefit without confirming eligibility and documentation.
Check tax residence, treaty relief and repatriation
NRI status is not a universal tax rate. Determine the individual’s tax residence for the relevant year, the applicable Indian provisions, any treaty position and the documentation needed to claim relief. A treaty may change the result only where the relevant treaty and the investor’s facts allow it; do not model a blanket exemption or rate for all NRIs.
The Income Tax Department’s NRI FAQ says the Income Tax Act, 2025 substantially reproduces core features of the previous special NRI provisions, including qualifying concessional treatment, reinvestment relief for specified foreign-exchange assets and an opt-out mechanism. These provisions are conditional. They should not be assumed to apply to ordinary rental receipts or every mutual-fund investment. Establish which tax year and provisions govern before using any special treatment.

Also distinguish tax liability from the ability to move money out of India. RBI guidance permits remittance of current income such as rent from an NRO account subject to applicable tax payment, and describes conditional arrangements through authorised dealer banks. That guidance concerns current income; it does not establish the rules for remitting property-sale proceeds or other capital. Confirm the relevant rules and bank documentation for those funds separately.

Compare the two options on equal terms
Use a table of assumptions before calculating a result. It helps reveal when an apparent winner depends on one optimistic input rather than on a genuinely stronger set of cash flows.
| Comparison item | Rental property | Mutual fund |
|---|---|---|
| Initial and later investment | Purchase price, acquisition costs, financing and later capital outlays. | Initial investment and any additional contributions. |
| Income during the holding period | Rent received, vacancy or unrealized rent, recurring costs and applicable house-property tax calculation. | Distributions, if any, fund costs and tax treatment applicable to the scheme and dates. |
| End-of-period value | Sale proceeds after selling costs and applicable capital-gains tax. | Redemption proceeds after costs and applicable capital-gains tax and withholding. |
| Operational assumptions | Vacancy, upkeep, management, municipal taxes and financing terms. | Scheme classification, costs, investment timing and redemption timing. |
| Tax questions to resolve | Ownership and income classification, eligible deductions, holding and sale dates, and the investor’s status. | Scheme definition, acquisition and transfer dates, applicable gain category, withholding and treaty documentation. |
| Currency and access | INR cash flows, conversion and transfer costs, and rules relevant to rent or sale proceeds. | INR cash flows, conversion and transfer costs, and redemption timing. |
Use the same holding period and an explicitly stated currency perspective. First calculate each schedule in INR. Then translate the dated cash flows at the exchange rates relevant to the investor’s scenario and include transfer costs where known. A single exchange rate applied to all future cash flows can conceal currency risk; if future rates are unknown, show more than one clearly labeled exchange-rate scenario rather than presenting a forecast as fact.
For each option, report both the total after-tax amount and the annualized after-tax return. The total tells you how much money the scenario produces; annualization helps compare periods of different length. Neither figure answers whether the investment fits your need for liquidity, diversification or management effort, so review those factors separately.

No comparative return statistic in the official material establishes that rental property or mutual funds generally outperform. The useful result is conditional: under a specified set of inputs, which schedule produces more after-tax value, and which assumptions matter most?
Run alternative cases for the variables that can change the result materially:
- Rent and vacancy: lower rent, longer vacancy or delayed collections reduce property cash flow.
- Operating and transaction costs: higher maintenance, management, acquisition or selling costs reduce the property result.
- Property appreciation: test a lower or zero appreciation scenario rather than relying on a single forecast.
- Fund return and costs: model a range of outcomes and costs, without treating past performance as a promise.
- Holding period: moving the sale or redemption date can change cash flows and the applicable tax category.
- Tax position: test only tax treatment supported by the investor’s status, treaty eligibility and scheme or asset facts.
- Exchange rate and transfer cost: see whether the INR result changes materially when expressed in the planned spending currency.
Keep the assumptions visible beside the output. If the property wins only when rent, occupancy and appreciation are all optimistic, or a fund wins only under one favorable return assumption, that dependence is more useful to know than a single headline percentage.
Quick Recap
A practical sequence for making the comparison
- Set the comparison frame. Choose the common starting capital, holding period, start date, end date and spending currency. State whether the property purchase would be financed.
- Gather property inputs. Record acquisition costs, rent expectations, vacancy assumptions, municipal taxes, upkeep, management, eligible loan interest, financing cash flows, selling costs and a sale-value scenario.
- Calculate the property tax case. Confirm whether rent is house-property income, apply the relevant annual-value computation and eligible deductions for the tax year, then determine sale-tax treatment from the owner’s status and transaction dates.
- Identify the mutual-fund tax category. Confirm the scheme’s statutory category and the dates of purchase and transfer. For qualifying equity funds, check the section 111A or 112A conditions; for specified mutual funds, check the relevant definition, including the FY 2025–26 change.
- Build the fund cash flows. Include investment timing, any distributions, costs, redemption proceeds, applicable tax and NRI withholding. Verify treaty documentation and current requirements rather than assuming a concessional result.
- Calculate and compare. Use the same dates and capital basis, show net current cash yield and total after-tax return, and annualize the dated cash flows.
- Translate and stress-test. Show the INR result and the spending-currency scenarios, then vary rent, vacancy, costs, appreciation, fund return, holding period and exchange rate.
- Verify operational details. Confirm how rent or sale proceeds can be transferred and what the bank requires. RBI guidance on NRO remittance of current income should not be treated as a complete rule for capital proceeds.
Common comparison mistakes
- Comparing gross rent with net fund return: put property costs and tax into the same after-tax calculation.
- Ignoring the sale or redemption: include terminal proceeds and their tax treatment for both choices.
- Using one tax rate for every fund: determine whether the scheme qualifies for the relevant equity treatment or falls into another category.
- Applying the resident property option to an NRI: the described 20% indexed alternative for certain property is resident-individual- and HUF-specific.
- Treating withholding as final tax: model withholding as a cash-flow event and confirm final liability separately.
- Ignoring residence, treaty or documentation: treaty relief is country- and fact-specific, not an automatic NRI entitlement.
- Comparing only INR outcomes: a return in rupees may not equal the result in the currency used for spending.
- Turning assumptions into claims: rent, vacancy, appreciation, fund performance and future currency rates must be labeled as scenario inputs, not established facts.
