On the Consumer Financial Protection Bureau’s example of a $200,000, 30-year fixed-rate mortgage, raising the interest rate from 4% to 5% increases monthly principal and interest by $119, from $955 to $1,074. That is a useful illustration, not a universal price for a one-percentage-point rate increase: the change depends on the amount borrowed and the repayment term.
What the CFPB example shows
The Consumer Financial Protection Bureau (CFPB) gives this comparison for a $200,000, 30-year fixed-rate loan:

| Interest rate | Monthly principal and interest | Source and context |
|---|---|---|
| 4% | $955 | CFPB example for a $200,000, 30-year fixed-rate mortgage. |
| 5% | $1,074 | Same CFPB example, with the rate changed to 5%. |
| Difference | $119 more per month | $1,074 minus $955; the loan amount and term are held constant. |
The arithmetic is straightforward: $1,074 − $955 = $119. If those scheduled payments were made for 12 months under the same terms, the difference would add up to $1,428 for the year. That is the sum of the monthly principal-and-interest differences, not a forecast of a borrower’s complete housing costs or total savings over the life of a loan. The CFPB’s example appears in “Your mortgage calculator may be setting you up for a surprise.”

The CFPB separately gives a rounded illustration of $1,331 in monthly principal and interest for a $200,000, 30-year mortgage at 7% in its 2023 regulation commentary. That is a separate example, not another row in the 4%-versus-5% calculation; it should not be used to infer a precise payment change between the two examples.

These figures illustrate why a rate comparison needs a clear baseline. The 4% and 5% estimates use the same loan amount and repayment term, so the $119 difference isolates the effect of changing the rate in that example. It is not a quote for a particular buyer, a prediction of future rates or a promise about what a lender will offer. As the CFPB puts it, “The interest rate makes a big difference in your mortgage payments.”
Why the same rate increase does not cost everyone $119
A rate difference has no single dollar value on its own. The payment also depends on the amount borrowed and how long the borrower has to repay it. CFPB identifies loan amount, loan term and interest rate as the factors that determine the monthly principal-and-interest payment. Its $119 example applies to a particular balance and 30-year term, not to every home purchase or mortgage.
A buyer’s purchase price is not necessarily the amount to enter in a calculator. The relevant figure is the amount actually borrowed. A down payment, for example, may mean the loan is smaller than the home’s price. For an existing mortgage, use the balance being considered and the remaining repayment term, rather than automatically entering the original purchase price and original term.
The term matters because payments are spread across a set repayment period. To isolate the effect of a higher rate, keep the balance and term the same in both estimates. If one estimate uses a different amount borrowed or payoff period, the resulting payment difference combines multiple changes and cannot be attributed to the rate alone.
That is also why a percentage-point change is not a fixed dollar charge. A one-point increase applied to one loan balance and term can produce a different monthly difference from the same rate change applied to another balance or repayment period. The CFPB’s $119 figure is useful as a concrete example, but it should not be scaled or reused as though every borrower’s loan were identical.
How to calculate the difference for your loan
Use a mortgage calculator to compare two fully amortizing payment estimates. CFPB offers a calculator route in its guidance on mortgage payment estimates. The goal is not to predict what a lender will approve, but to see how two rates affect principal and interest on the same loan terms.

- Find the loan amount. Enter the amount you expect to borrow, not the home’s full price unless the two amounts are the same.
- Set the repayment term. Use the same term for both estimates. If you are evaluating an existing loan, use the remaining term for the comparison.
- Run the lower-rate estimate. Enter the lower interest rate and record the monthly principal-and-interest payment.
- Change only the interest rate. Keep the loan amount and term unchanged, enter the higher rate, and record the new payment.
- Subtract the payments. Subtract the lower-rate payment from the higher-rate payment. The result is the estimated monthly principal-and-interest increase attributable to the rate difference under those assumptions.
Check the calculator’s labels before comparing numbers: the figure you need here is principal and interest. Some calculators display a broader estimate that also includes items such as taxes, insurance or mortgage insurance. If those items are included, compare their assumptions too, or use the principal-and-interest figure alone to isolate the rate effect.
For instance, if a calculator is set to include taxes and homeowners insurance, changing the interest rate while leaving those estimates in place may still show the payment effect, but the displayed total is no longer just principal and interest. Make sure you know what the result represents before reporting the difference or using it to set a budget. The CFPB’s comparison is specifically a monthly principal-and-interest comparison.
For a clean comparison, make only one change between runs. If you enter a different loan amount, term or cost estimate at the same time as the higher rate, you will not know how much of the displayed change came from the rate. Save or write down the inputs and outputs for both scenarios so you can check that the comparison is like for like.
What the $119 does—and does not—include
The CFPB’s $955 and $1,074 figures are monthly principal and interest, not a complete monthly home budget. A household’s total payment may also include mortgage insurance, property taxes and homeowners insurance. HOA or condominium fees may be additional as well. These expenses can change independently of the mortgage rate, so the $119 difference should not be presented as the change in a household’s full housing bill.
That distinction matters when comparing offers. A lower principal-and-interest estimate does not, by itself, establish that the overall monthly housing cost or the total cost of borrowing is lower. The estimates for taxes and insurance, any mortgage insurance, closing costs and other loan terms may differ. CFPB’s Your Home Loan Toolkit discusses the numbers borrowers should consider when comparing home loans.
There is also a difference between a monthly payment and the disclosed total paid over the mortgage’s life. CFPB explains that the Closing Disclosure’s “total of payments” reflects the amount paid over the life of the mortgage if payments are made as agreed, including principal, interest, applicable mortgage insurance and loan costs. It is broader than monthly principal and interest and depends on the particular loan and its costs. See CFPB’s explanation of what “total of payments” means, last reviewed August 9, 2024.

So the $1,428 annual difference is not the same thing as the difference in the disclosure’s total of payments. The annual figure simply adds 12 monthly P&I differences under the stated example and assumptions. The Closing Disclosure’s total is a life-of-loan figure that includes applicable mortgage insurance and loan costs as well as principal and interest. Use the monthly comparison to understand the scheduled P&I effect, and the disclosure to review the broader total for a specific loan.
How to compare actual mortgage offers
When looking at two offers, first make the payment estimates comparable. Check that the loan amount and term match, then compare the interest rates and monthly principal-and-interest figures. If the proposed loan amounts or repayment periods differ, note that the payment difference reflects those differences too.
Then look beyond the P&I number. Review each offer’s mortgage-insurance terms, estimated taxes and homeowners insurance, closing costs and total of payments. Those figures answer different questions: principal and interest show the scheduled payment on the loan itself; the other estimates help you understand the broader monthly expense and the loan’s disclosed lifetime payment total.

Check which costs are included in each estimate and whether the loan amount and repayment period match. A quoted P&I payment and an estimate that includes taxes, insurance or mortgage insurance are not equivalent figures. Separating those components helps you see whether a difference comes from the rate, the loan structure or costs outside principal and interest.
Also treat an advertised interest rate as an example rather than a guarantee of the rate you will receive. CFPB notes that advertised rates may assume excellent credit and a down payment of at least 20%. Actual offers vary with borrower and loan details. A calculator comparison can show the payment effect of rates you enter, but it cannot tell you which rate a lender will offer or whether you will qualify for it.
If one offer has a lower rate but different costs or terms, do not assume the lower rate alone makes it the better comparison. Start by lining up the amount borrowed and term to understand the P&I effect, then review mortgage insurance, estimated taxes and insurance, closing costs and total of payments for each specific offer. Those are separate pieces of the cost picture; no single monthly P&I figure captures all of them.

Fixed-rate and adjustable-rate mortgages work differently
The $119 comparison is for a fixed-rate mortgage. It shows the effect of changing the rate between two otherwise identical payment estimates. With an adjustable-rate mortgage (ARM), the initial interest rate can change under the loan contract. The index, margin, adjustment schedule and caps determine how and when the rate may adjust, and therefore how the payment may change.
For an ARM, do not assume that the initial payment will remain unchanged for the life of the loan. Review the loan disclosures and adjustment terms to understand the potential timing and limits of future changes. CFPB’s guide to adjustable-rate mortgages and how payments can change explains the relevant contract features.
A fixed-rate comparison answers a narrow question: what happens to the payment estimate if the rate changes while the loan amount and term stay the same? An ARM requires a different kind of review because future rate adjustments are governed by the loan’s terms. Look at the index and margin, when adjustments can occur, and the caps stated in the contract; the initial rate alone does not describe every possible future payment.
How to read the result
Use the result as a payment comparison under stated assumptions, not as a prediction about a specific lender offer. A useful calculation keeps the loan amount and term fixed, changes only the rate, and clearly identifies whether the output is principal and interest or a broader monthly estimate. In CFPB’s example, that method produces a $119 monthly P&I increase for a $200,000, 30-year fixed-rate loan moving from 4% to 5%; a different balance or term will produce a different dollar result.
Keep the question you are answering clear. If you want to know how a higher rate changes the loan’s scheduled monthly principal and interest, compare those figures with the balance and term held constant. If you want to understand the full monthly housing cost, account separately for mortgage insurance, taxes, homeowners insurance and any HOA or condominium fees. If you want to compare the lifetime amount paid, review the loan’s disclosed total of payments and costs.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesThese are related but distinct comparisons. The CFPB example answers the first one; it does not calculate every expense a household may pay or replace the disclosures for a particular mortgage. Once you know which measure you are reviewing, it is easier to interpret a calculator result, check a lender estimate and avoid treating a rate difference as a guaranteed change in the entire housing budget.

Frequently Asked Questions
How much more is a 5% mortgage rate than a 4% rate each month?
In the CFPB’s example of a $200,000, 30-year fixed-rate loan, monthly principal and interest rises from $955 at 4% to $1,074 at 5%—an increase of $119 per month. The difference for another loan will depend on its amount and term.
Does a one-percentage-point increase always add $119 to a mortgage payment?
No. The $119 difference applies to the CFPB’s specific $200,000, 30-year example. The monthly principal-and-interest payment depends on the loan amount, term and interest rate, so use the balance and repayment period for the loan you are comparing.
Is the $119 increase the full increase in my monthly housing costs?
No. The CFPB’s figures cover principal and interest only. Mortgage insurance, property taxes, homeowners insurance and HOA or condominium fees may add to the total monthly cost, and those amounts can vary independently of the rate.
How do I calculate the effect of a higher rate on my loan?
Use a mortgage calculator to run two estimates with the same loan amount and repayment term. Record principal and interest at the lower rate, change only the rate, record the new payment, and subtract the first figure from the second. For an existing mortgage, use the balance and remaining term being considered.
Will my adjustable-rate mortgage payment stay the same?
Not necessarily. An ARM’s rate and payment can change under its contract terms, including the index, margin, adjustment schedule and caps. Review the loan disclosures and adjustment terms rather than assuming the initial payment will remain unchanged.
The Bottom Line
In the CFPB’s example, moving from 4% to 5% on a $200,000, 30-year fixed-rate mortgage adds $119 per month in principal and interest, or $1,428 over 12 scheduled payments. Your figure will differ with the amount borrowed and repayment term, and the comparison does not include all housing costs. To estimate your own rate effect, hold the loan amount and term constant, change only the rate, and compare the P&I payments.
