How to Switch Mortgage Lenders Before Closing on a Home

You can change mortgage lenders before closing, but the new loan process may put your purchase date at risk. Compare the full offer, confirm the lender’s schedule and review your contract before withdrawing.

You can switch mortgage lenders before signing the final closing documents, and receiving a Loan Estimate does not commit you to that lender. But changing lenders usually means restarting loan processing, which can delay—or put at risk—the closing date. Before withdrawing from your current lender, get a comparable Loan Estimate from the alternative, confirm its realistic path to closing, check rate-lock terms, and review your purchase contract’s deadlines.

This guidance applies to home-purchase mortgages in the United States. Your contract and applicable law determine your rights and deadlines; there is no universal rule that guarantees a buyer can extend closing or cancel without consequences.

First decide whether a switch is feasible—not just whether the new offer looks better

A lower quoted rate can be attractive, but it is only useful if the alternative lender can complete the work and fund the purchase in time. The new lender may need to verify your income and assets, arrange or accept an appraisal, complete title work, satisfy underwriting conditions, and prepare required disclosures. How much of that can be reused or completed quickly depends on the lender and your transaction; do not assume the current lender’s progress transfers.

The Consumer Financial Protection Bureau (CFPB) warns that switching means starting the loan process over and could delay or endanger closing. Its Choose a loan offer guidance also says a Loan Estimate does not commit you to that lender. That freedom to choose is not the same as extra time under your purchase agreement.

Use this go/no-go check before you cancel anything

  • Deadline: What is the closing date in the signed purchase contract, and are there separate financing or contingency deadlines?
  • New lender’s schedule: Can it explain, in writing, how it expects to complete underwriting, appraisal, title work, insurance and final conditions by that date?
  • Disclosure calendar: Can it issue the required disclosures in time for you to review them?
  • Seller’s position: If the schedule is tight, will the seller consider an extension? An extension is a negotiation, not an automatic result of changing lenders.
  • Cost of changing: What fees have you already paid, what might not be refundable, and what new costs or lock-extension charges could arise?

If the new lender cannot give a credible timeline, or the seller will not agree to a needed extension, the potential savings may not justify putting the transaction at greater risk. Do not withdraw from the current application on the strength of a verbal estimate of turnaround time.

Compare complete offers on the same assumptions

Ask the prospective lender for a complete Loan Estimate based on the same loan type, loan amount and down payment as your current offer, as far as possible. If the assumptions differ, the headline rate or payment may not be a fair comparison. Ask which details are verified and which are still assumptions—for example, information about your income, assets, credit or the property.

Use the CFPB’s Loan Estimate guidance to understand the form and review offers. Compare what you would pay and bring to closing, not only the interest rate.

Compare What to check Why it matters
Interest rate and rate type Check the rate, whether it is locked, and whether the loan type and term match. A quoted rate is not a complete offer if it is not locked or is based on different assumptions.
Points and lender credits Review discount points charged and any lender credits offered. A lower rate may require more upfront points; credits can reduce upfront costs but may accompany different pricing.
Monthly payment Compare the estimated principal-and-interest payment and note which costs are included in any other payment figures. Payment estimates can be misleading if loan amount, rate or included items differ.
Estimated closing costs Review lender charges and other estimated costs on each Loan Estimate. Look beyond a single fee or advertised rate to the overall estimated cost.
Cash to close Compare the estimated amount due at closing and ask what could change it. You need to know whether the offer fits the funds you can bring to the transaction.
Verification and conditions Ask what remains unverified and what underwriting conditions are outstanding. An estimate with unresolved assumptions is not equivalent to a fully reviewed loan file.
Lock and closing schedule Confirm lock expiration, extension terms and the lender’s expected closing timeline. A seemingly better offer may become more expensive or impractical if the lock expires or the lender misses the contract date.

Use the lender’s written Loan Estimate and explanations rather than relying on a verbal quote. CFPB’s guidance on questions about your Loan Estimate can help you identify questions to raise. Do not treat the estimates as guaranteed final figures: ask what is still subject to change and why.

Check rate locks carefully before moving the application

A rate lock generally holds the quoted rate for a stated period, provided the application has not changed. A lock is tied to its terms and lender; do not assume it will transfer to a different lender. Ask both lenders to confirm the situation in writing before you act.

The CFPB says rate locks are commonly offered for 30, 45 or 60 days, and sometimes longer. Those are general examples from the CFPB’s explanation—not a promise about what any lender will offer or how long your particular lock will last. Lock periods, extension availability and costs vary. See the CFPB’s rate-lock guidance.

Questions to put to each lender

  • What is the lock’s expiration date, and is the rate currently locked or only quoted?
  • Does the existing lock have any portability, and, if so, what written terms govern it? Do not assume portability.
  • What rate and lock period will the new lender offer, and when would that lock begin?
  • Can the lock be extended if closing slips? What is the extension cost and how is it calculated?
  • Could a change in loan amount, credit, income or down payment alter the rate, eligibility or lock terms?

Include an extension cost or the possibility of losing a lock in your comparison when applicable. A rate difference by itself does not reveal whether a switch is worthwhile if one offer has a shorter lock or a different upfront cost.

Follow this sequence to switch with fewer avoidable surprises

  1. Ask the current lender to explain the issue. If a rate or fee changed, request a specific explanation and ask whether it can correct the problem. Keep the response in writing. CFPB advises borrowers to raise differences between the Loan Estimate and Closing Disclosure with the lender first.
  2. Get the alternative lender’s full Loan Estimate. Match the existing loan’s type, amount and down payment where possible. Ask which terms are verified, what remains outstanding, and whether the written estimate assumes a rate lock.
  3. Get a lender-specific closing plan. Tell the new lender the purchase-contract closing date and ask for a realistic sequence covering appraisal, title work, insurance, income and asset verification, underwriting conditions and disclosure delivery. A statement that the lender can “usually” close quickly is not a transaction-specific commitment.
  4. Check the contract and talk to the seller before withdrawing. Review the closing date, financing-contingency language and any other relevant deadlines in your signed agreement. Ask your real-estate agent or attorney how the terms apply to your situation. If more time may be needed, ask whether the seller will agree to an extension and document any agreement through the appropriate transaction professionals.
  5. Compare total cost and risk. Consider the interest rate, points, credits, monthly payment, estimated closing costs, cash to close, lock terms and timeline together. Add any already-paid fees that may not be refundable to your decision—not as a reason to stay automatically, but as a cost that may not be recovered by switching.
  6. Choose a lender and state your intent clearly. Tell the lender you select which application and offer you want to proceed with. Track appraisal status, underwriting conditions, the lock expiration, the Closing Disclosure and every contract deadline. Do not assume one lender has closed or withdrawn your other application unless you have confirmed it.
  7. Review the new Closing Disclosure promptly. Compare it with the most recent Loan Estimate, including loan terms, rate, monthly payment, closing costs and cash to close. Ask for an explanation of discrepancies before signing if you do not understand them or a material change is unacceptable.

Know the disclosure deadlines that can constrain a late switch

For most covered mortgages, a lender must provide a Loan Estimate within three business days after receiving an application. A borrower must receive the Closing Disclosure at least three business days before closing. These federal disclosure timeframes make a late switch a scheduling issue as well as a pricing decision: the new lender has its own application and applicable disclosure obligations. CFPB explains the timing and scope in its guidance on mortgage disclosures when shopping for a loan.

The three-business-day Closing Disclosure rule applies to most covered mortgages, with exceptions for certain loan types. It is a minimum review period, not a guarantee that the entire loan will be ready on a particular date. If you have not received the disclosure at least three business days before closing, contact the lender and closing agent immediately. CFPB’s guidance says to ask for it; do not proceed until you have received and reviewed it. See what to do if the Closing Disclosure is late.

When a Closing Disclosure changes the decision

If the final disclosure differs from the most recent Loan Estimate, first ask the lender to identify the specific change and explain it. Compare the loan terms, rate, monthly payment, closing costs and cash to close. The CFPB’s Closing Disclosure explainer describes the form, and its guidance on rate or fee differences recommends contacting the lender about the discrepancy.

If a rate or fee changed materially and the lender cannot offer a resolution you can accept, CFPB says you can consider another lender and may be able to negotiate a delayed closing with the seller. At that stage, weigh the corrected or unresolved cost against the time left for a new application and required disclosures. A seller’s agreement to delay is not automatic, and your contract’s deadlines and remedies depend on the agreement and applicable law.

Understand what switching can cost—and what it does not guarantee

Fees already paid to the current lender, including an application or appraisal fee, may not be refundable. Ask the current lender which amounts, if any, can be returned and whether an appraisal or other work can be used by the new lender; do not assume either. Separately, ask the new lender what charges or third-party work would be required for its application.

There is also a timing cost that may not appear as a line item: a delayed closing can complicate the purchase and may require the seller’s agreement. No lender can guarantee that a switch will preserve your contract date based only on an initial conversation. Get the schedule and lock terms in writing, and keep transaction professionals informed as dates or lender plans change.

A CFPB page says a lender may close an application as incomplete if the consumer does not express intent to proceed within 10 business days after the Loan Estimate is sent. This is a detail about proceeding with a loan offer, not a universal deadline for switching lenders. If that window is relevant to your current offer, ask the lender how it applies to your file. The CFPB’s loan-offer guidance discusses the process.

Keep purchase loans distinct from refinancing

A mortgage to buy a home is not the same as a refinance. Do not rely on the federal right-of-rescission rules for certain non-purchase-money loans as a general cancellation right for a home-purchase mortgage. For a purchase, the signed contract, financing terms and applicable law govern the buyer’s options and deadlines. The CFPB materials cited here do not establish a universal contract right to switch, cancel, or extend closing; ask your own transaction professionals or an attorney to interpret your agreement.

Questions to settle before you commit to the switch

  • Can a lender switch after I receive a Loan Estimate? Yes. Receiving a Loan Estimate does not by itself commit you to that lender, according to the CFPB. Processing a replacement loan can still affect the closing timeline.
  • Will the current lender refund fees? Not necessarily. Application or appraisal fees already paid may not be refundable; ask the lender about each payment.
  • Can I keep my existing rate lock? Do not assume so. Ask whether it is portable and obtain written confirmation; get the new lender’s lock terms and expiration date before deciding.
  • Can the seller refuse a later closing date? Whether you can require a change depends on the signed purchase agreement and applicable law. An extension may be negotiated, but it is not guaranteed.
  • Should I switch over a fee or rate discrepancy? Ask the current lender to explain the change and whether it can fix it. If the explanation or resolution is unacceptable, compare a complete alternative offer against the cost and timing risk of restarting.
