Longer-term Treasury and mortgage-backed-security (MBS) yields help shape mortgage pricing; short-term market rates and each bank’s pricing are more relevant to savings-account APYs; and rising yields generally reduce the market value of existing fixed-rate bonds while improving the yields available on new investments. A Federal Reserve rate change can affect all three, but it does not mechanically set a 30-year mortgage rate or move every deposit account at the same speed.
The key distinction is between the policy rate, market yields, the spread added for risk and costs, and the return on an investment you already own. Keeping those measures separate explains why mortgage rates can rise after a Fed cut, why two savings accounts react differently, and why a bond portfolio can show a loss even when newly issued bonds pay more.

Start with the bond price–yield relationship
A bond promises specified cash flows—usually periodic interest and repayment of principal at maturity. Its yield depends on the price an investor pays for those cash flows and on the time until they are received. For otherwise identical fixed payments, price and yield move in opposite directions: paying more for the same payments produces a lower return, while paying less produces a higher return. TreasuryDirect explains this pricing relationship.

1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsConsider a bond with a fixed coupon. If comparable newly issued bonds begin offering higher rates, investors will pay less for the older bond so that its remaining payments provide a competitive yield. If market yields fall, the older bond’s relatively generous coupon becomes more valuable and its price can rise. The quoted coupon is the annual interest promised on the bond’s face value; current yield divides the annual coupon by the current market price; yield to maturity incorporates the price, all scheduled payments and the time to maturity. These are different measures, and none by itself is the same as an investor’s total return over a particular holding period.

Why maturity and coupon matter
The longer a bond’s cash flows extend into the future, the more its present value is affected by a change in discount rates. A lower-coupon, longer-maturity bond generally experiences a larger percentage price move than a higher-coupon, shorter-maturity bond when yields change by the same amount. Credit quality also matters: a bond’s market price reflects both interest-rate risk and the possibility that the issuer will not make promised payments. Investor.gov describes these maturity and coupon effects in its fixed-income bulletin.
| What changes | Typical effect on an existing fixed-rate bond | What a new buyer sees |
|---|---|---|
| Market yields rise | Price generally falls, with larger moves for longer maturity and lower coupon | New bonds can be purchased at higher yields |
| Market yields fall | Price generally rises | New bonds generally offer lower yields |
| Issuer credit risk rises | Price can fall even if Treasury yields are unchanged | Investors demand additional yield for the credit risk |
Someone who holds an individual bond to maturity may receive its scheduled principal and interest if the issuer pays as agreed. That does not erase the bond’s interim market-value changes, inflation risk or credit risk. A bond fund does not have a single maturity date for the investor: its net asset value changes each day as the securities inside it are repriced, and the fund continually buys and sells bonds.
How bond yields feed into mortgage rates
Mortgage lenders ultimately price loans so they can sell or fund the expected cash flows. Investors compare mortgage-backed securities with other long-term assets, especially Treasury securities. The 10-year Treasury yield is therefore a useful reference for long-term mortgage pricing, but a lender does not simply add a permanent, fixed number to it. The Federal Reserve Bank of St. Louis explains that mortgage rates are set by bond-market investors, demand and pricing for long-term risks.

Mortgage rate ≈ relevant market yield + mortgage spread + loan- and lender-specific pricing.
The spread compensates investors and lenders for risks and costs that Treasuries do not carry. Those can include mortgage origination and servicing expenses, lender profit, liquidity conditions, credit and operational risk, and the borrower’s option to prepay. The spread changes as market conditions change, so it is not a constant margin that can be used to forecast every quote.
Mortgage-backed securities have a distinctive prepayment feature. When rates fall, borrowers may refinance or sell, returning principal to MBS investors sooner than expected. Those investors then have to reinvest when available yields may be lower. When rates rise, borrowers are more likely to keep older, low-rate mortgages, leaving MBS investors with below-market coupons for longer. The value of this prepayment option is a major part of the difference between MBS and Treasury yields, according to the Federal Reserve Bank of Boston’s 2026 analysis.
What the historical spread evidence does—and does not—say
In the Boston Fed analysis, mortgage spreads over 10-year Treasury yields exceeded 300 basis points during the 2007–2009 financial crisis and were below 100 basis points in 2021. Those are historical observations, not today’s spread or a forecast. (One hundred basis points equals one percentage point.)

A 2026 Federal Reserve Bank of Dallas analysis of a 20-year dataset found that approximately 70% of the variation in mortgage spreads over 10-year Treasury yields could be explained by three factors: the level of 10-year rates, the slope of the yield curve between the federal-funds rate and the 10-year rate, and implied interest-rate volatility. That statistical result describes variation in the study’s data; it is not a formula that predicts a particular borrower’s rate.
Why a Fed cut may not lower a 30-year mortgage rate
The federal funds target is an overnight rate. A 30-year fixed mortgage is priced from expectations about many years of inflation, economic growth, future policy, investor demand and risk. If markets had already anticipated a Fed cut, long-term yields may have fallen before the announcement. If the cut is accompanied by expectations of stronger growth or persistent inflation, 10-year Treasury and MBS yields can rise instead. A widening mortgage spread can also offset a decline in the Treasury benchmark.
The Federal Reserve’s policy explanation distinguishes the direct effect of policy on short-term rates from the less direct effect on longer-term rates. Its overview of monetary policy notes that financial conditions and expectations transmit policy beyond the overnight market. The U.S. Treasury likewise cautions that future constant-maturity rates cannot be forecast accurately in advance; see its interest-rate FAQ.

How to read a mortgage offer
- Identify the loan type and term. A fixed-rate loan and an adjustable-rate loan respond to different benchmarks and reset rules.
- Compare the same date and lock period. A quote can change while a lender’s hedge and the underlying MBS market move.
- Separate the note rate from total borrowing cost. Points, fees and other lender charges affect the effective cost; compare the standardized disclosures for otherwise similar loans.
- Ask what can change before closing. Confirm the lock expiration, extension cost and conditions that would permit repricing.
- Use the Treasury yield only as context. The actual offer reflects the current MBS market, the changing spread and the lender’s pricing—not a guaranteed Treasury-plus-margin calculation.
How yields affect savings accounts
Savings-account rates are generally tied more closely to short-term interest rates and to each institution’s pricing strategy than to a specific long-term Treasury yield. When the federal funds target and related short-term market rates change, banks may adjust deposit APYs. The adjustment can be immediate, delayed, partial or absent, depending on the product and the bank’s need for deposits. The St. Louis Fed’s discussion of monetary-policy transmission distinguishes this short-term channel from long-term Treasury-rate movements.

Deposit products are not interchangeable. A variable-rate savings account can reprice at the bank’s discretion; a certificate of deposit generally locks its stated rate for a term; a money-market deposit account may have different withdrawal rules and pricing. Online and branch institutions can offer different APYs because their funding needs, costs and competitive strategies differ. The 10-year Treasury yield does not provide a reliable quote for any one of these accounts.
How to compare a deposit offer
| Check | Why it matters |
|---|---|
| APY and whether it is variable | The APY is the comparable annualized figure; a variable APY can change after you open the account. |
| Product type and term | A fixed-term certificate and an on-demand savings account expose you to different repricing and withdrawal rules. |
| Minimum balance and fees | Fees or balance requirements can reduce the return you actually earn. |
| Rate conditions | Promotional or tiered rates may apply only to specified balances, periods or account types. |
| Deposit insurance and institution | Verify coverage and the legal institution holding the deposit before focusing on the headline APY. |
The FDIC’s March 2026 national-rate publication reports averages using stated product tiers. Those averages are reference statistics, not a quote for a particular account and not a promise that every bank will move in line with them. Compare the account’s current terms and APY on the date you apply.

Existing bonds and bond funds
When market yields rise, existing fixed-rate bonds with lower coupons generally lose market value. The size of the decline depends mainly on maturity or duration, coupon and credit exposure. A short-term, high-coupon security may move little; a long-duration bond fund can move much more for the same rate change. The price decline is an immediate market return, while the higher yield available on a newly purchased bond is a forward-looking reinvestment opportunity.
For an individual bond held to maturity, the investor may still receive the scheduled cash flows if the issuer performs. Selling before maturity converts the current price into a realized gain or loss. For a bond fund, the portfolio is marked to market continuously, so the fund’s share price reflects those changes even though its holdings pay coupons over time.

Reinvestment and the time horizon
Higher yields create a trade-off. They can reduce today’s value of existing holdings but allow coupon payments, maturing principal and new contributions to be reinvested at better rates. The effect on your result depends on when you need the money. A near-term spending goal is more exposed to having to sell after a price decline; a long horizon can give reinvestment income time to offset part of the initial loss. Inflation and issuer credit quality remain separate risks.
Stocks and diversified portfolios
Interest-rate changes also influence stocks through discount rates and relative attractiveness. When bond yields rise, future corporate cash flows can be discounted at a higher rate, and bonds may become more competitive as income-producing assets. But yields also move because investors revise expectations for growth, inflation and profits. Consequently, stocks do not all move in one direction whenever Treasury yields change. The Federal Reserve discusses these channels in its monetary-policy overview.
| Holding or goal | Likely first-order effect when yields rise | Decision question |
|---|---|---|
| Long-duration bond fund | Net asset value usually falls more than that of a short-duration fund | Can you tolerate the volatility, and does the duration match your time horizon? |
| Individual bond held to maturity | Market value falls, but scheduled cash flows may continue if the issuer pays | Could you need to sell before maturity? |
| New bond purchase | Available yield is generally higher | Does the credit risk and maturity fit the goal? |
| Cash or variable-rate deposit | Interest earned may rise after repricing, subject to the institution’s decision | Is the rate variable, and are there balance or withdrawal limits? |
| Equities | Valuations may face higher discount rates, while growth expectations can push in either direction | Is the portfolio diversified enough for both rate and economic shocks? |
A practical way to connect the three channels
- Name the rate you are looking at. Label it as the federal funds target, a Treasury yield, an MBS yield, a mortgage quote, a deposit APY or a bond’s yield to maturity. Do not substitute one for another.
- Match the maturity. Short-term policy and deposit rates are not the same as 10-year Treasury or 30-year mortgage pricing.
- Look for the spread. For mortgages and corporate bonds, ask what compensation is being added for prepayment, credit, liquidity, operating costs and profit.
- Measure the holding period. Compare today’s market value with the cash flows you expect to receive and the date you may need the money.
- Check the cause of the move. A rate change driven by inflation fears can affect stocks, bonds and mortgage spreads differently from one driven by weaker growth or a policy surprise.
- Use current quotes for current decisions. Historical spread ranges and statistical relationships provide context, not a personalized forecast.
Common mistakes to avoid
- “The Fed sets mortgage rates.” The Fed controls the federal-funds target; long-term Treasury and MBS markets, spreads and lender pricing determine the mortgage offer.
- “A 10-year Treasury move tells me my savings APY.” Deposit rates depend mainly on short-term conditions, the product and the bank.
- “A higher bond yield means my bond fund will gain.” A higher yield on new purchases can coexist with a price loss on existing holdings.
- “Holding to maturity removes all risk.” It may reduce the importance of interim price changes for an individual bond, but credit, inflation, reinvestment and liquidity risks remain.
- “All assets respond identically.” Duration, coupon, credit quality, cash-flow timing and the reason yields moved determine the result.
Bottom line
Bond yields are a transmission system, not a single switch. Long-term Treasury and MBS yields and their changing spreads shape mortgage rates; short-term rates and bank-specific decisions shape savings APYs; and market yields reprice existing fixed-income investments while improving prospective returns for new money. Track the correct benchmark, spread, product terms and time horizon before drawing a conclusion from any Fed announcement or headline yield move.
