To qualify for a home equity loan or HELOC, homeowners generally need enough usable equity, a way to show they can repay the debt, and a credit and debt profile that meets the lender’s standards. The lender also assesses the home because it secures the borrowing. There is no single federal credit-score, debt-to-income (DTI), or equity threshold that guarantees approval: requirements vary by lender, product, property, and location.

This guide covers U.S. consumer home equity loans and home equity lines of credit (HELOCs). Treat any lender-published figures as examples, not promises of approval, and confirm current terms directly with providers.

What a lender evaluates

Home equity financing depends on two related questions: how much borrowing the property can support and whether the borrower can afford the required payments. A lender typically reviews the property’s estimated value and debts already secured against it, as well as the applicant’s income or assets, obligations, and credit history. Meeting one factor does not make up for failing another automatically; lenders apply their own underwriting standards.

For covered transactions, the Consumer Financial Protection Bureau’s Regulation Z, § 1026.43, requires a reasonable, good-faith assessment of the borrower’s ability to repay. The factors include income or assets other than the home securing the loan, the new payment, mortgage-related obligations, other debts and support obligations, DTI or residual income, and credit history. The rule does not set one universal minimum credit score or maximum DTI for all home equity lenders.

How much equity you may need

Equity is not the same as available borrowing capacity

Equity is the difference between a home’s value and the debts secured by it. But a lender will not necessarily let a borrower draw against all of that difference. It may set a combined loan-to-value (CLTV) limit: a maximum relationship between the property value and the total secured debt after the new home equity loan or line is opened. The lender’s valuation method, the property, the product, and applicable location rules can all affect the result.

For instance, Chase’s educational eligibility guidance, last edited October 8, 2026, says many mortgage lenders want a borrower to retain at least 20% equity after opening the product. Its example corresponds to total secured debt at or below 80% of appraised value. That is a lender-published general benchmark, not a national rule or a universal home equity limit.

A hypothetical calculation

Suppose a home is appraised at $400,000 and has a $250,000 first-mortgage balance, with no other liens. If a lender used an 80% total-debt benchmark, 80% of $400,000 would be $320,000, leaving $70,000 between that illustrative ceiling and the existing mortgage balance. This arithmetic is not an offer or an estimate of what a borrower can obtain. The lender may use a different limit or valuation, account for other secured debt, and apply additional eligibility criteria.

Valuation and existing liens

The lender needs a basis for estimating the home’s value and will consider balances on existing liens. A professional appraisal is one possible method. Chase identifies a current appraisal as a typical requirement, but lenders may differ in how they value a particular property and what documentation they request. Ask what valuation method applies before relying on an online estimate or calculating a possible loan amount.

A HELOC can also matter in a separate mortgage-underwriting context. Fannie Mae’s Selling Guide, published May 6, 2026, says that for its high combined loan-to-value (HCLTV) calculation on a first mortgage with subordinate HELOC financing, the calculation uses the original first-mortgage amount, the full HELOC line whether drawn or not, and the unpaid principal balance of closed-end subordinate financing. This is a Fannie Mae underwriting calculation for that context; it is not a universal cap for home equity borrowing. If another mortgage application is pending, ask both lenders how opening or carrying a HELOC could affect their review.

Income, debts, and repayment capacity

What repayment review means

A lender may consider the new loan or line payment alongside the first mortgage and other mortgage-related obligations, recurring debts, and support obligations. It may evaluate DTI or residual income under its standards, together with credit history and the income or assets it can verify. The CFPB rule requires the ability-to-repay assessment for covered transactions but does not prescribe a single DTI ceiling for every lender.

Chase’s October 2026 educational page says some lenders may prefer a DTI of 43% or lower and that some may consider a higher DTI when compensating factors exist. That 43% figure is an example of lender guidance, not a federal cutoff. A lender may weigh the full application according to its own policy; do not assume that a particular DTI will either qualify or disqualify you.

What income do you need for a HELOC?

There is no universal income amount established for qualifying for a HELOC. The relevant question is whether the lender can verify income or assets and concludes, under its standards, that the borrower can meet the obligations. The payment amount, mortgage and other debt commitments, credit history, and the lender’s underwriting criteria all affect the assessment. Ask which income or assets it will consider and what records it needs to verify them.

Depending on the application and lender, requested materials may include proof of income, employment verification, documentation of assets relied on for repayment, and information about current debts and mortgage obligations. Chase describes proof of income, employment verification, and a current home appraisal as typical requirements. This is not a universal document list: the paperwork depends on the lender’s process and the factors it uses.

Credit score and credit history

No single credit score qualifies every applicant, and the cited federal ability-to-repay rule does not prescribe a minimum score. Lenders set their own standards and may consider credit history alongside equity, income, obligations, property, and other factors.

Chase says a score of 680 or higher is regarded as good by many lending standards, while noting that some lenders may accept lower scores. The 680 figure is an educational benchmark, not a binding national threshold or a guarantee of approval. Ask a prospective lender which score model it uses, whether it has a minimum for the specific product, and how other parts of the application are considered.

Home equity loan or HELOC: how the product affects the decision

Both products use the home as collateral, but their payment structures and access to funds differ. A home equity loan generally provides a specific amount as a lump sum. A HELOC provides a revolving line that allows repeat draws up to a limit and usually has an adjustable rate; payments can change as the balance and rate change. Either product adds a repayment obligation if the borrower already has a first mortgage.

Feature Home equity loan HELOC
Access to funds A specific amount, generally paid as a lump sum. A revolving line that can be drawn against up to its limit.
Rate and payment behavior The rate may be fixed or adjustable. Usually has an adjustable rate; the payment varies with the outstanding balance.
What to compare Payment predictability, total borrowing cost, fees, and repayment terms. Draw rules, repayment period, fees, total cost, and how rate changes affect affordability.

The CFPB’s consumer explanation of home equity loans and HELOCs describes these structural differences. Neither product is automatically the better fit: consider when you need funds, whether you need repeat access, and whether you could manage payment changes under the terms offered.

How to prepare and compare lenders

  1. List your current obligations. Gather the balance and payment information for your first mortgage, any other liens, and other debts or support obligations. This gives you a clearer starting point for discussing repayment capacity and secured debt.
  2. Ask how the lender values the home. Find out whether it requires an appraisal or uses another valuation method, and what CLTV limit applies to your property and product. Do not treat a general benchmark as the lender’s actual limit.
  3. Clarify the underwriting factors. Ask which income, assets, debts, and credit-history details the lender will verify. For credit, ask which score model it uses and whether it sets a minimum for the product.
  4. Request a payment explanation. Ask how the new payment will be calculated, including how an adjustable HELOC rate and changing balance affect it. Compare the payment obligations with your existing mortgage and other debts.
  5. Review access and contract terms. For a HELOC, ask about draw rules and the repayment period. For either product, compare fees, repayment terms, and any restrictions that apply to the property or your state.
  6. Check the effect on other borrowing. If you are applying for a first mortgage or another loan, ask whether the new debt or an undrawn HELOC line could affect that lender’s underwriting calculation.

These are comparison questions, not a claim that every lender requests the same documents or uses the same criteria. Prequalification, if offered, should not be treated as final approval: the lender still needs to assess the application and property under its process.

Risks to understand before using home equity

A home equity loan or HELOC is secured by the home. The borrower must repay it in addition to any existing first mortgage, and failing to meet the contract’s obligations can put the home at risk. Before borrowing, understand the payment schedule, rate terms, fees, and the lender’s rights under the agreement—not just the amount initially available.

For HELOCs, federal rules describe limited circumstances in which a creditor may suspend further advances or reduce a credit line. These include a significant decline in the home’s value or a material change in the borrower’s financial circumstances that reasonably indicates an inability to meet repayment obligations. The details depend on the applicable law and contract; review the agreement rather than assuming the full line will always remain available.

Borrowers having difficulty with mortgage payments can consult a HUD-approved housing counselor. CFPB consumer guidance also encourages shopping around. Compare actual terms from lenders serving your location, since eligibility requirements and product availability can vary.
