The opportunity is a leasehold pastoral and tourism operation, not a freehold sale, and expressions of interest were sought. Asking-price guidance later changed: PerthNow reported a starting indication of $17.5 million in 2025, while an August 2026 commercial listing advertised it from $15 million. Neither figure is a confirmed sale price.
What is being offered?
Gnaraloo is a working pastoral station and tourism operation about 150 km north of Carnarvon. Tourism Western Australia’s February 2026 profile describes an approximately 78,000-hectare property with 62 km of coastline, positioned at the southern entrance of Ningaloo Marine Park. Those figures and facilities are published property descriptions, not independently audited inventory.
The tourism infrastructure listed by Tourism Western Australia includes 26 self-contained cabins, a homestead, reception, staff accommodation and a 600-metre airstrip. The profile also lists 3 Mile Campground, with 99 campsites, facilities and a shop. The station is associated with the Tombstones surf break and offers activities including snorkeling, fishing and walking trails.
Is Gnaraloo Station freehold or leasehold?
It is being marketed as a leasehold opportunity. A buyer should not read the sale reports as an offer to acquire freehold title to the station.

Tourism Western Australia’s February 2026 profile lists a pastoral lease expiring in 2046 and two tourism leases expiring in 2051. The seller had begun a process to extend leases to 2065; the August 2026 listing says the pastoral lease extension process had started. The available descriptions do not establish that an extension has been approved, so 2065 should not be treated as a secured expiry date.

The figures are asking indications from different dates, not a like-for-like valuation or a record of what a buyer paid. The available sources do not establish a completed transaction or provide enough information to estimate investment returns.

Has the station sold?
The August 2026 commercial listing still described the campaign as an expressions-of-interest sale. Realcommercial reported that the campaign was nearing a sale and quoted the agent’s expectation, but that is not confirmation that the transaction completed. The sources available as of 8 October 2026 do not confirm a completed sale.

The site combines a pastoral operation with coastal tourism infrastructure and access to surf and nature-based activities. PerthNow reported that sale licensee and general manager Jarrad O’Rourke told the ABC: “People are very protective of it,” and “(The lease holder) doesn’t want to sell it to the highest bidder … it is still currently affordable for most, and it’s the most amazing place on Earth.” These are O’Rourke’s reported comments, not an independent assessment of the property or its value.

For a prospective buyer, the core financial and operating questions are therefore broader than the headline price: the rights and obligations attached to each lease, the status of the extension process, and the requirements of running both the pastoral and tourism components. The published descriptions establish the scale and listed infrastructure, but do not provide an independent valuation, environmental audit or buyer verification.
