A steady policy rate can make budgeting easier, but the number that matters to a buyer is the written offer they qualify for—and its full cost. The Reserve Bank of India (RBI) listed its policy repo rate at 5.25% on October 1, 2026. That is a dated policy reference, not a forecast or a guarantee that every lender’s rate or borrower’s EMI will remain unchanged.
What stable rates mean for a home buyer
Relative stability is useful because it gives you a clearer moment to compare financing and make a considered purchase. It does not eliminate the differences between lenders or ensure a particular payment. Your loan terms, lender benchmark, reset dates, loan type and lender pricing all affect what you pay. RBI notes that floating rates and payments can rise or fall, and advises borrowers to ask how the benchmark works and how often it is updated. See the RBI home-loan FAQ and its current rates page.
Past easing has reached outstanding housing loans over time, but not uniformly or immediately. The National Housing Bank (NHB) reported that RBI cut the repo rate by 125 basis points during 2025, from 6.5% to 5.25%. Between December 2024 and September 2025, weighted average lending rates on outstanding housing loans fell 90 basis points at scheduled commercial banks and 32 basis points at housing finance companies. These are historical portfolio averages, not a promise about a new borrower’s offer. The figures appear in NHB’s 2024–25 annual report.
Compare written offers on the same basis
Ask each lender for a written, borrower-specific offer, then compare the same loan amount and tenure. A headline rate alone can obscure differences in fees, resets and repayment flexibility.

Confirm whether the loan is floating, fixed for the full term, fixed only for an initial period, or hybrid. For an initial fixed period, ask what happens at reset and whether a lock-in applies.
- Understand the benchmark and resets. For a floating loan, ask which index applies, whether it is internal or external, where it is published, how often the rate resets, and whether a change alters your EMI, loan term or both.
- Request the APR and itemized charges. Ask for the annual percentage rate (APR), which RBI says includes the interest rate and certain fees and charges. Get processing, administrative and other charges in writing so you can compare the overall cost.
- Match the principal and tenure. Compare offers using the same loan amount and repayment period. Include your down payment and the cash needed upfront; a smaller EMI achieved by borrowing less or extending the tenure is not an apples-to-apples rate comparison.
- Review prepayment and conversion terms. Ask what it costs or requires to prepay, switch rate type or convert the loan, and whether any conditions apply.
- Check the property and lender requirements. Review legal documents and confirm what the lender needs before committing. RBI advises borrowers not to hurry to seal a deal and to clarify waivers and terms.
Choose fixed, floating or hybrid based on your circumstances
No rate structure is best for every buyer. Decide by weighing payment predictability against exposure to future resets, alongside fees and the likely total cost over the time you expect to keep the loan.
- Fixed: Ask how long the rate is guaranteed, whether it can change under specified conditions, and what fees or restrictions apply to prepayment or conversion.
- Floating: Understand the benchmark, reset frequency and how rate changes affect repayment. Budget for the possibility that payments or the repayment period could rise.
- Hybrid: Pin down how long the initial rate lasts and exactly how the loan is priced afterward. Compare the post-reset terms, not just the opening rate.
RBI’s practical starting point is direct: “Ask your lender about its current home loan interest rates and whether the rate is fixed or floating.”

Test affordability beyond the advertised EMI
Build your budget around the actual written offer, not an assumed rate cut or a festive promotion. Check whether your household can manage payments if rates increase, income changes or property-related costs exceed expectations. This is a resilience check, not a prediction that rates will rise.
Stable financing may not make the property itself more affordable. Moneycontrol quoted Anuj Puri, chairman of ANAROCK Group, on August 5, 2026, saying stable interest rates alone would do little to improve affordability while residential prices continued to increase. Be cautious with festive claims and published rate ranges
A published rate range is not a personal quote. HDFC’s official page lists an indicative range of 7.75%–13.20% per annum, but its descriptions of the benchmark are inconsistent on the same page. Treat that range as the provider’s disclosure, not a definitive market range or an indication that you will qualify for its lowest rate. Confirm your rate, APR, fees and terms in a written offer. Do not let a launch, waiver or deadline substitute for checking the full offer and property documents. The practical advantage of a period of relative rate stability is time to compare carefully—not a reason to rush or assume a discount will make a purchase affordable.
