Should You Fix Your Swedish Mortgage Rate as Rates Shift?

SCB’s August 2026 data show longer fixed mortgage rates rising as the average floating rate edged down. Here’s what that mixed picture means when weighing a fixed offer against a floating one.

There is no official evidence in the sources cited here that more Swedish households are considering fixing their mortgage rates. What the latest available Statistics Sweden data show is a mixed picture: in August 2026, average rates on new mortgages fixed for longer periods rose, while the average floating rate edged down. Whether fixing makes sense depends on the offer available to you, your budget and how much certainty you value—not on a general prediction that rates will rise.

What happened to Swedish mortgage rates?

Statistics Sweden (SCB), in a release published on 25 September 2026, reported average rates for new household mortgage agreements in August. Rates for loans fixed for more than one year and up to five years increased to 3.18%, from 3.15% in July. The average rate for loans fixed for more than five years rose to 3.34%. By contrast, the average floating rate fell slightly to 2.73%.

These figures are averages on new agreements, not the rate every existing borrower pays or a forecast of what a bank will offer you. SCB economist Andrea Schöldtz said the increase in rates for one-to-five-year agreements was the first rise in that category since April 2026. SCB’s August 2026 release reports the figures and category definitions.

The preceding month looked different: SCB’s July release recorded declines in the floating rate and several fixed-rate measures. The direction therefore depends on the month and fixation period; “mortgage rates are rising” is too broad a description of these data.

Are interest rate hikes certain?

No. The Riksbank policy rate was 1.75% from 30 September 2026. Its published rate path is an assessment of the likely future direction of policy, not a commitment to follow that path regardless of events. The central bank says it may revise its assessment when new information arrives. A future increase is a possibility, not a certainty. See the Riksbank’s policy-rate information for its current explanation of the rate and forecast.

The Riksbank’s June 2026 decision said the probability of a rate increase later that year had grown compared with its March assessment. That was a dated view, and it should not be treated as the latest forecast in place of the September information.

What fixing your rate changes

Fixing a mortgage rate gives you a set rate for the agreed fixation period. A floating rate can change, so your borrowing cost may move as market and lender rates change. Fixation can make payments more predictable during the fixed period, while leaving the rate floating preserves exposure to rate decreases as well as increases. The available evidence does not establish that one option is universally cheaper or better.

This choice matters widely in Sweden: the Riksbank’s Financial Stability Report 2026:1 says almost 80% of household loans were at variable rates, the highest share since SCB began collecting fixation-period data. It also notes that household debt remains high by international standards. These are economy-wide observations, not advice about an individual household.

How to compare a fixed offer with a floating one

  1. Compare offers from the same date. Mortgage rates move over time, so a current offer should not be compared casually with a published average from another month.
  2. Match the fixation period. Compare a fixed offer with data or offers for the same length of fixation. SCB separates rates by fixation period in its household housing-loan interest-rate database.
  3. Use your own available offers. Published averages cover new agreements across borrowers; your lender’s offer and your existing rate may differ. Compare the fixed rate with the floating rate actually available to you.
  4. Consider your budget if circumstances change. Ask whether your household could manage higher payments if the floating rate rose, or a change in income. A fixed rate can provide payment certainty during its agreed period, but that certainty has to be weighed against the terms of the offer and your priorities.

The policy rate affects borrowing costs and debt-service expenses, particularly for variable-rate mortgages; the Riksbank’s staff memo on this mechanism uses data through December 2023, so it explains transmission rather than current rate levels. Read the Riksbank staff memo.

Does the evidence show more households are considering fixing?

The official rate releases and Riksbank materials cited here do not measure whether the number of households considering fixed rates has increased. The rate data show what happened to average rates on new mortgage agreements, not borrowers’ intentions. A claim about changing household interest would need its originating survey, lender data or report, with its date and method identified.
