Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteNeither a cashier’s check nor a wire transfer is automatically safer for paying off a mortgage. The safest choice is a method your servicer accepts, sent using a current payoff quote and payment instructions that you independently verify. Wire fraud can redirect money when criminals provide fraudulent or altered instructions; a check avoids sending a wire to account details but still depends on correct payee information, delivery, and receipt before the quote expires.
What makes a mortgage payoff different from a regular payment?
A mortgage payoff is the amount required to satisfy the loan as of a specified date, not necessarily the principal balance shown on a recent statement. The payoff amount can include interest through the expected receipt date, fees, and other account-specific items. Request a payoff statement for the date the servicer is expected to receive the money, rather than assuming the balance on your online account is the amount to send. The Consumer Financial Protection Bureau (CFPB) advises that payoff statements must be accurate when issued; servicer instructions and account details determine the figure for your loan.

A payoff statement commonly identifies a good-through date: the date by which the servicer must receive the quoted amount for it to satisfy the stated payoff. If the funds arrive after that date, the quoted amount may no longer be enough. Chase’s payoff guidance warns that a late payment may require an updated quote. Check the statement for any per-day interest instructions, extra charges, forms, or other conditions, and contact the servicer if the expected arrival date changes.

A wire may be initiated quickly, but your servicer still has to receive and credit the funds according to its procedures. A cashier’s check may require time to obtain and deliver, and merely mailing it does not establish that the servicer received it by the deadline. Think in terms of the date and conditions stated by your own servicer, not just the date you start the payment.

Requesting the statement
Ask your servicer for a payoff quote or payoff statement through its official website, verified account portal, or an established customer-service channel. Under Regulation Z, 12 CFR § 1026.36(c)(3), a servicer generally must provide an accurate payoff statement within seven business days after receiving a written request, subject to stated exceptions. That is a general federal timing rule, not a promise that every request or circumstance will follow the same timeline. Allow enough time to receive the statement, verify it, and complete payment before its good-through date.
When you request the quote, be clear about the date you expect the servicer to receive the money. Then review the resulting statement rather than treating a balance estimate or prior payoff quote as interchangeable with it. If your payment date shifts, ask whether the quoted amount remains valid or whether you need a new statement. The CFPB’s rule says payoff statements must be accurate when issued; it does not mean a quote remains accurate indefinitely after it is issued.
How the two payment methods differ
| Decision point | Wire transfer | Cashier’s check |
|---|---|---|
| Acceptance | Often accepted, but use only the current payoff statement’s wire instructions and include the identifiers your servicer requires. Source examples: Truist and Citadel Federal Credit Union. | Often accepted as certified funds, but confirm the required payee, delivery address, identifying details, and receipt deadline. Source examples: Truist and Rocket Mortgage. |
| Main safety issue | Fraudulent or altered payoff instructions can send funds to an account controlled by criminals. The U.S. Secret Service describes this mortgage payoff scam risk. | The cited Secret Service advisory recommends checks when wire information cannot be independently verified. The sources reviewed do not establish that checks are risk-free or provide comparative loss rates. |
| Timing | Funds can be sent electronically, but the servicer’s receipt cutoff may affect when they are credited. A specific Truist example is 3 p.m. ET for same-day credit. | Mailing and delivery time matter. Truist recommends overnight mail with tracking for mailed certified funds; that is not a universal delivery requirement. |
| Fees and details | Your bank may charge a wire fee. Citadel lists a $10 wire payoff fee and warns incomplete identifying information may cause rejection; these are servicer-specific examples. | The sources reviewed do not establish a universal cashier’s-check fee. Follow your servicer’s current instructions. |
These are operational differences, not a measured ranking of safety. The available sources do not provide a dated statistic comparing mortgage payoff losses involving checks with losses involving wires. A method may be more practical for your situation without being categorically safer: a wire may suit a tight timeline if verified instructions are available, while a mailed check may avoid relying on wire details but adds delivery and receipt timing.

The practical distinction is where care is most needed. With a wire, the destination account details need particular scrutiny because fraudsters may impersonate a lender or alter payoff documents. With a cashier’s check, you still need accurate instructions for the payee, delivery, identifiers, and deadline, and you need to allow time for the check to arrive. Neither option eliminates the need to use the current statement and confirm that the servicer accepts the method for your loan.
Fees and cutoffs are also not fixed across all servicers. Your bank may charge for sending a wire, and the servicer may have its own payoff handling requirements. Citadel’s stated $10 wire payoff fee is an example specific to that credit union, not a general fee borrowers should expect. Likewise, Truist’s 3 p.m. ET receipt cutoff is a Truist rule cited here, not a national cutoff. Ask about the costs and timing that apply to your account.
Why wire instructions need special verification
The U.S. Secret Service has warned about scammers impersonating lenders or altering mortgage payoff statements so borrowers send money to criminal-controlled accounts. That makes the destination details—not simply the fact that a payment is a wire—central to the wire’s risk. Treat any emailed wire instructions, revised account details, or unexpected urgency as a reason to pause and verify through a trusted channel.
Do not rely on the phone number or reply address contained only in a message that supplied the payment instructions. Find the servicer’s contact information independently, such as through its official website or existing verified account materials, and call to confirm the payment method and instructions. If the details changed unexpectedly, verify the change directly before sending money. The Secret Service’s guidance is to independently obtain mortgage payoff statements and confirm them with verified, trusted sources.

Use the current payoff statement for the actual loan and expected payment date. A general web page may explain a servicer’s process, but it is not a substitute for the individualized instructions on your statement. Never copy account or routing information from an unrelated example or rely on old instructions saved from a prior payment.
During a verification call, focus on the details you need to act correctly: whether the servicer accepts a wire or cashier’s check for this payoff, which current instructions apply, what borrower, property, loan, or account identifiers must accompany the money, and what receipt deadline applies. For a wire, confirm any stated cutoff and account for a fee your bank may charge. For a check, confirm the payee, delivery address and method, identifying information, and deadline. If you cannot verify a material detail, stop and ask the servicer to clarify rather than filling in a gap yourself.
Keep the distinction between verifying instructions and simply recognizing a familiar-looking document. A payoff statement can appear official and still contain altered payment information, according to the fraud risk described by the Secret Service. A phone number printed on that same questionable document does not independently verify it. Use contact information obtained separately through a source you already trust, and make the confirmation before authorizing a transfer or sending the check.
Choose based on acceptance, verification, and timing
A wire may fit when
- Your servicer accepts wires for payoff and has provided current instructions for your loan.
- You can independently verify the instructions using a trusted contact channel before initiating the transfer.
- The expected receipt date falls within the quote’s good-through date and any applicable cutoff.
- You can include every borrower, property, loan, or account identifier the servicer requires and account for your bank’s wire fee.
A wire can be a practical choice when delivery time for a mailed payment is a concern, but speed does not make unverified instructions safe. Confirm how the servicer treats receipt timing and whether a particular cutoff affects same-day credit. In Truist’s example, funds must reach its Mortgage Payoff Department by 3 p.m. ET for credit that day; a later receipt may mean additional interest. That example shows why “sent today” and “credited today” are not necessarily the same thing.
A cashier’s check may fit when
- Your servicer accepts a cashier’s check or other certified funds for payoff.
- You can confirm the exact payee, where and how to deliver it, any identifying information to include, and the deadline for receipt.
- There is enough time for delivery and processing before the good-through date.
- You can track the delivery and retain proof of payment and delivery.
A check can avoid transmitting wire coordinates, which is why the Secret Service advisory recommends checks when wire information cannot be independently verified. That is not a guarantee against every kind of problem, and it does not override the servicer’s requirements. The sources cited here do not establish comparative loss rates or show that cashier’s checks cannot be lost, stolen, altered, or delayed. Confirm the method and delivery details with the servicer before relying on it.
If neither option’s instructions can be verified, do not guess or send funds to details that merely appear plausible. Contact the servicer through a source you already trust and ask it to confirm the accepted method and correct instructions. If timing is close, ask whether the current quote can still be met and what to do if it cannot.
How to pay off the mortgage safely
- Request a current payoff statement. Ask for a quote based on the date the servicer is expected to receive the money. Review the payoff amount, good-through date, any per-day interest instructions, fees, and required forms. The CFPB explains the general seven-business-day rule for responding to written requests; request the quote early enough to act on it.
- Independently verify the payment instructions. Get the servicer’s contact information from its official site or verified account materials—not solely from an email or document that provides payment details. Call and confirm the method and instructions, especially if details arrived electronically or changed unexpectedly.
- Use an accepted payment method and follow its requirements. For a wire, confirm the cutoff, bank fee, and every required borrower, property, loan, or account identifier. For a cashier’s check, confirm the payee, mailing or delivery address, identifying details, and receipt deadline. Do not substitute instructions from another borrower or a general information page.
- Allow time for receipt and crediting. A transfer being initiated or a check being mailed is not the same as the servicer receiving and crediting the payoff. Check the servicer’s deadline and plan around the good-through date. For example, Truist says funds must reach its Mortgage Payoff Department by 3 p.m. ET for credit that day; that cutoff applies to Truist, not every servicer. Truist also recommends overnight mail with tracking for mailed certified funds.
- Keep records and confirm completion. Retain the payoff statement, notes of your verification call, wire receipt or check and delivery tracking, and the servicer’s payoff confirmation. If the payment is not credited as expected, contact the servicer promptly using a verified channel. Truist describes sending a confirmation letter and lien-release document after payoff, but the timing and process vary by servicer.
- Follow the servicer’s instructions after payment. Continue scheduled payments until the servicer confirms payoff is complete. Check what it says to do about recurring drafts, escrow, and lien release; these procedures vary.
Keep one set of records together so you can refer to the same quote and instructions if you need to follow up. That can include the statement and good-through date, the contact channel used to verify payment details, any notes of what was confirmed, the payment receipt or check tracking information, and the servicer’s confirmation. If the payment does not appear credited as expected, promptly contact the servicer using independently obtained contact information rather than responding to a questionable message about the payment.

Common mistakes that can delay a payoff
Sending the principal balance instead of the quoted payoff
The balance on a statement may not include interest through the expected receipt date or all applicable fees. Request a quote for the payment date and use its amount and instructions rather than estimating from the principal balance.
Missing the good-through date
A quote is tied to a date. If funds arrive after it, the stated amount may not satisfy the loan, and the servicer may require an updated quote. Build in time for the transfer or delivery and ask the servicer what to do if the date is at risk.
Sending funds before checking for a change in instructions
Fraudulent or altered instructions can look like legitimate payoff details. If the instructions are new, arrived by email, or differ from what you previously received, independently call the servicer before paying. Do not use contact details supplied only in the questionable message.
Leaving off required identifying information
A servicer may need borrower, property, loan, or account details to apply a payment. Citadel warns that incomplete identifying information can cause a wire payoff to be rejected. Follow the identifiers listed for your own payment rather than assuming the account name alone is enough.
Assuming sending equals payoff
Receipt cutoffs, delivery time, and processing affect whether a payment is credited when expected. Keep evidence of sending and delivery, check the account or contact the servicer for confirmation, and address a delay promptly.
Recommended Free Tools
Relying on an old quote or saved instructions
A past statement may reflect a different expected receipt date, payoff amount, or set of instructions. Start with a current payoff quote for the anticipated payment date and verify the instructions for that loan. If timing changes or the servicer’s details appear to have changed, contact it directly instead of reusing old information.
Treating a general example as your own instructions
Published payoff pages can explain what a particular servicer does, but an example address, fee, cutoff, or payment process does not establish what another servicer requires. Use the current statement and confirmed instructions for your own loan. The examples below illustrate variation; they are not a substitute for your account-specific terms.

What the published examples do—and do not—tell you
Servicer examples illustrate why borrowers need loan-specific instructions. Truist provides a 3 p.m. ET receipt cutoff for same-day credit and recommends overnight tracked delivery for mailed certified funds. Citadel lists a $10 wire payoff fee and cautions about incomplete identifying information. Those details demonstrate that cutoffs, fees, and handling rules can vary; they are not universal mortgage payoff requirements.
The Secret Service identifies a real wire-instruction fraud risk and recommends independent verification. It does not provide a comparative statistic showing how often a mortgage payoff is lost through a wire versus a cashier’s check. Nor do the reviewed sources establish that a check cannot be lost, stolen, altered, or delayed. Choose on the basis of your servicer’s accepted methods and your ability to verify the instructions and meet the deadline—not on an unsupported claim that one instrument eliminates risk.

Can I pay off my mortgage with a cashier’s check?
Often, servicers accept cashier’s checks or other certified funds, but acceptance and handling requirements vary. Confirm with your servicer that it accepts the check for your payoff, then verify the payee, delivery address and method, identifying details, and receipt deadline on the current instructions. Allow enough delivery time to meet the good-through date.
Should I wire my mortgage payoff?
A wire may be appropriate if your servicer accepts it, you have current instructions for your loan, and you independently verify those instructions before sending money. Check the receipt cutoff, quote date, required identifying information, and any bank fee. Do not wire funds based only on an email or changed instructions you have not confirmed through a trusted contact channel.
How do I verify mortgage payoff wire instructions?
Obtain the servicer’s contact information independently, such as from its official website or verified account materials, and contact it to confirm the current method and instructions. Do not use a phone number or reply address found only in the message containing the wire details. Pay particular attention to unexpected changes and confirm them directly before authorizing the transfer.
Is a cashier’s check safer than a wire for a mortgage payoff?
There is no universal answer. The Secret Service advises using checks when wire information cannot be independently verified, but the cited sources do not provide comparative loss rates or establish that checks are risk-free. A check still depends on correct payee and delivery instructions and timely receipt. Use an accepted method whose details you can verify and whose deadline you can meet.
What if the payoff quote expires before my payment arrives?
Contact the servicer through a verified channel and ask whether the current quote remains sufficient or whether an updated payoff statement is needed. A late payment may not satisfy the amount shown on the expired quote. Do not guess at extra interest or change the payment amount without current instructions.

How long does a servicer have to provide a payoff statement?
Under Regulation Z, 12 CFR § 1026.36(c)(3), a servicer generally must provide an accurate payoff statement within seven business days after receiving a written request, subject to stated exceptions. Make the request early enough to receive and use the quote before your planned payment date.
Should I stop my regular mortgage payments once I send the payoff?
Follow your servicer’s instructions and continue required scheduled payments until it confirms the payoff is complete. Ask how it handles recurring drafts, escrow, and lien release, because those procedures vary. Sending a wire or mailing a check alone does not confirm that the account has been paid off.
