Canada Reverse Mortgage Calculator: What You Can See Before Sharing Contact Details

HomeEquity Bank’s CHIP calculator has a skippable name prompt, but a later estimate form requests contact and property information. Here’s what that means for privacy and how to interpret its projection.

Not necessarily. HomeEquity Bank’s CHIP Home Equity Calculator shows a skippable name prompt early in its flow, but a later estimate or application form asks for your name, phone number, email address and property details. The lender’s page does not establish that you can complete every projection without providing contact information. Treat “no name, email or phone number” as unverified for the full calculator journey.

What the CHIP calculator asks for

HomeEquity Bank’s CHIP Home Equity Calculator presents an early name prompt with a “SKIP” option. Later on the same page, a free-estimate or application form requests first and last name, telephone number, email address, postal code, city, estimated home value and secured debt. The page therefore shows that you can skip the early name prompt, but it does not show that all later estimates or projections can be completed anonymously.

The form and its sequence may change. The page also does not establish how long submitted information is retained or how it is used beyond the displayed estimate/application flow. Check the live page and its privacy disclosures before entering personal details.

What the calculator estimates

The tool is intended to estimate the amount a homeowner may qualify for and illustrate how home equity could change over a selected occupancy period. Its displayed inputs include:

  • Home value, age and home type
  • Reverse-mortgage amount and initial advance
  • Planned advances and the interest-rate term
  • Expected annual home appreciation and occupancy length
  • Property location and secured debt in the later estimate flow

The displayed flow states a minimum initial advance of $20,000 and a minimum planned advance of $1,000 per month. These are form details that may change; confirm them on the live calculator. Changing assumptions can change the projection, so a result is not an underwriting approval or a promise of funding.

How to interpret a projected amount

HomeEquity Bank says eligible Canadian homeowners aged 55 and older may access up to 55% of their home’s value or equity through CHIP, subject to underwriting and contract terms. That is a lender-stated maximum, not a guaranteed amount for an individual borrower. Age, location, property type, home value, existing secured debt, advance timing and product terms all matter.

A projection of remaining equity is also conditional on its assumptions about interest, future home appreciation, advances and how long the homeowner remains in the home. A higher assumed appreciation rate or shorter occupancy period can make the projected equity picture look different; neither assumption is assured. Use the result as a scenario, then ask the lender how the estimate would change under other plausible assumptions.

Costs, repayment and the no-negative-equity guarantee

A reverse mortgage does not require regular monthly mortgage payments under the lender’s stated product terms, but interest and any advances add to the balance. HomeEquity Bank says the CHIP loan becomes due when the borrower sells the home, moves out or dies. Its no-negative-equity guarantee is conditional on the borrower meeting the mortgage obligations in the contract. Read those terms rather than treating “no monthly payments” as meaning the balance does not grow or that every outcome is guaranteed.

The lender identifies appraisal, legal and administrative fees among the costs to consider. Rates, prepayment terms and fees can affect what remains after repayment. HomeEquity Bank’s rates and prepayment information and CHIP rate page should be checked alongside the specific offer and contract. No numeric current rate is stated here because a rate needs its applicable term, effective date and contract context.

Before entering contact details

  • Decide whether you want only a rough scenario or a lender-prepared estimate that may require contact information.
  • Use a realistic home value and note the date or basis for that estimate.
  • Review the assumptions for advances, interest-rate term, appreciation and occupancy period; change them to see how sensitive the projection is.
  • Ask for the amount advanced, projected balance, fees, repayment triggers and prepayment terms in writing.
  • Read the contract conditions for the no-negative-equity guarantee and consider independent legal advice before signing.

HomeEquity Bank’s CHIP reverse-mortgage product information and contact page provide further lender-specific details. They describe the lender’s product, not a comparison of every Canadian reverse-mortgage calculator or provider.
