Higher mortgage rates can make a home purchase less affordable and weigh on housing demand and activity. But they do not determine home prices on their own: limited inventory can help support prices even when borrowing costs are high. The specific MBA economists’ observation suggested by the original headline could not be verified, so no quote or finding is attributed to them here.
What higher mortgage rates change for homebuyers
A higher rate raises the borrowing cost on a new mortgage. For a buyer financing the same home price with the same down payment, that generally means a larger principal-and-interest payment, making it harder to qualify or to afford the home comfortably. Buyers may respond by looking at less expensive homes, reducing their budget, or postponing a purchase. The size of the effect depends on the loan and the buyer’s circumstances.

The European Central Bank’s 2023 bulletin describes this affordability channel in the United States: it associates the sharp decline in affordability and rising mortgage rates in the second half of 2022 with a particularly sharp drop in housing investment. The ECB reported that U.S. housing investment fell around 21% cumulatively from the second quarter of 2021 through the fourth quarter of 2022. That is a historical period-specific figure, not a current estimate or a forecast. European Central Bank, 2023.

Rates can cool buyer demand, but the price effect also depends on how many homes are available. TD Economics notes that higher interest rates can stretch affordability and weigh on demand, while low inventory can support home prices. Those forces can operate at the same time; their balance varies by place and period, so a national explanation cannot guarantee what prices will do in a particular local market. How to read mortgage-rate and application figures
A rate statistic is meaningful only with its date and loan definition. A May 2025 secondary compilation reproduced an MBA weekly survey figure: the average contract interest rate for 30-year fixed conforming mortgages was 6.98% for the week ending May 23, 2025. The compilation also reported that the MBA described a weekly decline in application activity, driven by refinancing applications. This is a dated historical example, not a current rate or a measure of every mortgage product. May 2025 secondary compilation.
Application totals also need context. A weekly change may be driven by refinancing rather than purchase applications, so it should not be read as a direct measure of homebuyer demand without checking the breakdown and reporting period.

What the available evidence does—and does not—establish
The headline’s specific observation by MBA economists could not be verified in the available sources. They do not establish which MBA analysis, period, data series, or economist the headline refers to, and they do not support an attributable quotation. The ECB and TD Economics sources provide broader context about rates, affordability, housing activity, and inventory; they are not confirmation of the missing MBA item.

How to weigh buying, waiting, or renting
There is no universally best choice implied by the evidence. Compare the costs and conditions that apply to your time horizon and local market:
- Monthly payment and borrowing cost: Evaluate the payment on the loan you could actually obtain, as well as the cost of borrowing over the period you expect to keep it.
- Local prices and inventory: Check available homes and local price trends; low supply can complicate the effect of higher rates on prices.
- Rent over the same period: Compare expected rent and housing costs for the time you might wait, using current local figures rather than the historical national rent statistic above.
Rates, applications, inventory, rents, and affordability change over time. The dated figures here explain mechanisms and past conditions; they do not describe the market today.
