Blackstone-Backed QTS Data Center Planned for Former Britishvolt Site at Cambois

The former Britishvolt gigafactory site at Cambois, near Blyth in Northumberland, is planned to become a large QTS data-center campus backed by Blackstone-affiliated funds. Reporting describes the site as purchased, but the available published accounts do not state the sale price, transfer date or precise transaction structure. Planning permission is in place for an outline scheme; detailed approvals and construction phases are still part of the process.

What is planned for the former Britishvolt site?

The site is at Cambois, near Blyth, on land previously used for Blyth Power Station and later selected for Britishvolt’s proposed battery gigafactory. Blyth Power Station operated from the 1950s until 2001 and was cleared in 2003, according to Place North East. Britishvolt entered administration in 2023, and its intended gigafactory did not proceed.

The replacement proposal is a data-center campus: facilities that house servers and related equipment, rather than a single conventional office or factory. QTS describes Cambois as its first UK data-center campus.

Who owns, develops and operates the project?

Blackstone and affiliated funds are the project’s financial backers or owners; QTS is the developer and intended operator. The planning applicant is Renaissance Land Limited, which Place North East has also described as a financing vehicle. These are distinct roles: the applicant named on a planning record is not necessarily the operator of the completed facilities.

Invest Northumberland reports that Blackstone acquired QTS in 2021 and says Blackstone purchased the Cambois site. The accounts cited here describe a purchase as having happened, rather than a future acquisition, but do not establish when legal transfer occurred, what was paid, or the exact structure of the transaction. The project’s stated investment figure is not a disclosed land purchase price.

What has planning permission actually approved?

Northumberland County Council reported planning permission in March 2025. The planning record identifies outline permission 24/04112/OUTES as granted on 8 May 2025. It permits a development envelope, not a completed campus or blanket approval of every detailed design and construction phase.

Approved outline scope What the record allows
Data-center buildings Up to ten Class B8 buildings with a combined gross internal area of up to 540,000 square metres, according to Northumberland County Council’s 2025 planning record.
Associated infrastructure Related structures, a substation, emergency generators and other associated works are included in the outline permission.

Outline approval leaves detailed matters and later phases to be dealt with through further applications. In June 2026, Place North East reported reserved-matters applications for Phases B and C of enabling works, following approval of Phase A. The reported works include earthworks, ground treatment, drainage, haul roads, landscaping, and removal or reuse of pulverised fuel ash mounds. An application is not proof that all proposed work has been approved or completed.

How large is the campus, and when might it be delivered?

Several figures describe different aspects of the proposal and should not be treated as completed capacity or delivered investment. The schedule dates are estimates and targets reported by project or regional sources, not guarantees.

Measure Published figure and qualification
Campus power capacity 720 MW in total, or 72 MW per building, according to Invest Northumberland’s undated case study.
Project investment Up to £10 billion in projected project investment, reported by Northumberland County Council in 2025; this is not an audited amount already spent or the disclosed site purchase price.
Local-development fund Invest Northumberland’s undated case study cites a £110 million local investment fund intended to support local development.
Four-building target fDi Intelligence reported that QTS sought to accelerate delivery, aiming to have four buildings ready by 2030. This is a reported target, not a confirmed completion date.
Full-scheme estimate Place North East gave 2035 as the estimated completion date for the full scheme; it is a schedule estimate, not a guarantee.

QTS said earthworks would continue during 2026 and that construction of the first data-center building was planned during that year. Those statements describe the company’s intention; the available accounts do not confirm that the building has been completed or establish its current construction status.

What are the employment estimates?

Published job counts are projections or project claims. Construction work is temporary by nature, while operational staffing refers to roles expected once facilities are running. Indirect employment is a separate estimate and should not be added to direct staffing as if all jobs were on the campus payroll.

What has QTS said about water, heat and biodiversity?

QTS says the design will use closed-loop cooling intended to reduce demand on local water supplies. The company also says it and the council will explore whether residual heat could be used in a potential district-heating network. That is an exploration, not a commitment to build or operate a heat network. QTS states a 10% biodiversity net gain target. These are company design intentions and commitments; the published accounts cited here do not independently verify delivered outcomes.

What does the project mean for an individual’s finances?

The announced investment and job figures are measures of a proposed infrastructure project, not a direct financial benefit to every local resident. They do not establish an individual’s eligibility for a job, a grant, compensation, or a share of the project’s returns. Blackstone’s involvement likewise does not by itself provide a personal investment opportunity in the Cambois campus. QTS points interested businesses to a supplier-interest channel and publishes careers information, but current openings and supplier terms need to be checked with the company.

For a household or small business, the practical financial questions are local and specific: whether a role or contract is actually available, what its terms are, and whether any public support has formal eligibility rules. Forecasts about regional activity cannot answer those questions on their own.
