The 2023 development filings described about 700,000 square feet of office space, 190,000 square feet of accessory space, six buildings and nearly 3,000 parking spaces on a roughly 41-acre site.
That figure describes a filed development plan—not a completed campus or a project currently scheduled to open in 2026. Apple later paused physical development, and North Carolina approved a four-year extension to the company’s hiring and investment timetable.

Because the 900,000-square-foot total included office and accessory space, it should not be interpreted as 900,000 square feet of conventional offices. The parking structure and other site infrastructure were treated separately in descriptions of the filing. The measurements are approximate because they came from development plans and reporting, not an as-built project.
Some later descriptions rounded the broader project to about 1 million square feet. That does not necessarily conflict with the detailed figure: nearly 900,000 square feet refers to the reported first phase, while 1 million square feet may describe the broader planned research-and-development campus.
Contemporary reporting on the filed plans provided the building, parking and space breakdown.

Where the campus was planned
The proposed campus was located in Research Triangle Park, in the Wake County portion of the Raleigh-Durham region. The first phase covered approximately 41 acres, near Lake Betz and on both sides of North Carolina Highway 54.

Apple’s broader land position was reported at approximately 281 acres. That larger figure refers to the company’s overall site ownership or land position—not the footprint of the first phase. It could have allowed for later development, but future phases were not guaranteed.
An engineering and research center—not a factory
Apple announced the North Carolina project as an engineering and research-and-development center. Planned areas included machine learning, artificial intelligence, software engineering and related advanced technology work.
The company’s commitment called for at least 3,000 additional jobs over time. That is a long-term projected or committed employment figure, not evidence that 3,000 employees currently work at the permanent campus. Coverage of the original economic-development plan described average salaries ultimately approaching $200,000; that was a projected average, not a guaranteed salary for every employee.
The North Carolina agreement concerns research and development rather than a manufacturing facility. The campus was expected to become a major employment center in the Triangle, but it should not be described as an operating Apple campus until construction and occupancy actually occur.

Apple’s North Carolina investment and incentives
In April 2021, Apple announced plans to invest more than $1 billion in North Carolina, including the major Triangle engineering and research center. More than half of the initial commitment was associated with that center.
North Carolina offered a potentially transformative incentive package that could provide up to approximately $845 million in tax benefits over the life of the agreement. That figure represents potential or authorized benefits tied to performance under the state framework; it is not money already paid to Apple.
The incentive arrangement linked benefits to obligations such as hiring and investment. That connection became important after Apple delayed the physical campus and requested more time to meet the agreement’s timetable.
Why traffic planning mattered
A project of this scale triggered transportation planning. North Carolina traffic-impact analyses apply to developments expected to generate at least 3,000 daily vehicle trips. The submitted analysis examined projected traffic around the site and recommended road improvements.

The nearly 3,000 parking spaces also show that automobile access was a significant part of the original site design. Parking capacity does not equal employee headcount: spaces may serve visitors, shared vehicles, hybrid workers and different commuting schedules. Likewise, a traffic-impact analysis is a planning document, not proof that the forecast traffic or road design was ultimately realized.
Public transit access and commuting patterns remain relevant local issues, but the filed plans alone do not establish how employees would have traveled or what the final transportation system would have looked like.
Timeline: from announcement to delay
- April 2021: Apple announced more than $1 billion in planned North Carolina investment, including the Triangle research-and-development center and at least 3,000 jobs.
- June 2023: Reported development filings outlined the nearly 900,000-square-foot first phase.
- 2023: A traffic-impact analysis examined conditions associated with a projected 2026 build-out. That date was a planning assumption, not a binding opening promise.
- June 2024: Apple said it was pausing physical development while conducting a company-wide real-estate review and sought additional time under its incentive agreement.
- 2025: North Carolina approved a four-year extension that shifted the project’s hiring and investment performance timetable.
- July–August 2026: Available reporting continued to describe the permanent campus as delayed or paused. The original 2026 build-out target was no longer current.
Reports from the News & Observer, 9to5Mac and WRAL describe the pause and revised timetable.
Apple’s regional presence continued
A delayed permanent campus did not mean Apple abandoned the Triangle. The company continued operating through leased facilities, including space in a Cary office complex formerly associated with MetLife and a roughly 139,000-square-foot, four-story building on Slater Road near Raleigh-Durham International Airport that had previously been occupied by Biogen.

Those locations are regional or interim offices, not the planned permanent Research Triangle Park campus. Their use shows continued operations and employment growth in the area, but it does not establish that the six-building campus was completed.
What remains unknown
As of the latest available reporting in August 2026, there was no confirmed construction-resumption date, final opening date or current schedule showing when the proposed buildings would be delivered. The final design, the timing of any later phases and the ultimate pace of hiring also remained uncertain.
Initial site preparation, planning approvals or a traffic study should not be confused with completed construction. Similarly, the four-year extension changes the incentive timetable but does not by itself guarantee that the original design will be built exactly as filed.
Bottom line
The best description of Apple’s North Carolina project remains a nearly 900,000-square-foot proposed first phase: roughly 700,000 square feet of offices, 190,000 square feet of accessory space, six buildings and nearly 3,000 parking spaces on 41 acres in Research Triangle Park. Apple’s broader investment and hiring plans remain significant, but the campus’s delivery schedule was pushed back after the company paused physical development. The project should therefore be treated as a delayed plan—not a completed campus opening in 2026.
