What changed on Zillow listings?
Zillow introduced First Street climate-risk information on for-sale listings in September 2024. The feature covered flood, wildfire, wind, heat, and air-quality risks, with interactive maps, property-specific information, historical event context, and insurance recommendations, according to Zillow’s launch announcement.
In November 2025, Zillow removed the numerical scores from the listing display and replaced them with a link to the corresponding First Street record, TechCrunch reported on December 1. Zillow’s own December 6, 2025 explanation confirms that scores are no longer shown directly on Zillow while the listing module and access to the assessment remain. Zillow summarized the change this way: “This modification affects the presentation of the data, not its availability.”
So the headline claim that Zillow listings no longer show risk of fires, floods, and storms needs a distinction: the inline scores went away, but Zillow says its map view still offers layers for flood, wildfire, wind, heat, and air-quality risks. FEMA flood-zone information also remains directly on for-sale listings. Zillow does not present FEMA flood zones and First Street’s property-level risk assessments as interchangeable sources.

Where to check a home’s risk now

For a purchase decision, use the route that answers the question you actually have: a property-specific assessment for a broader set of hazards, Zillow’s map layers to inspect surrounding areas, or FEMA flood-zone information for the listed flood-zone designation. A risk score and a flood-zone label are not a single, equivalent measure.
Why did Zillow change the display?
TechCrunch reported that the change followed objections from the California Regional Multiple Listing Service (CRMLS), which questioned the scores and their effects on property listings. CRMLS CEO Art Carter challenged the relevance of predicted short-term flood probability in places that had not flooded for decades. First Street spokesperson Matthew Eby defended the approach as scientifically grounded and validated. Those are attributed positions; the reporting does not establish that either settles the accuracy of an individual home’s assessment or proves that scores caused lost sales.

Eby also argued to TechCrunch: “When buyers lack access to clear climate-risk information, they make the biggest financial decision of their lives while flying blind.” That is First Street’s advocacy for making the information available, not independent verification of any particular score. Zillow said its update reflected local rules and a consistent experience, and described it as a presentation change rather than removal of access.
What Zillow’s sales figures do—and do not—show
Zillow Research compared listings by risk-score group and reported different sale outcomes for high- and low-risk homes. These are observational comparisons tied to specific listing periods, not proof that displaying scores caused a home to sell more slowly, at a discount, or not at all. In the analysis, “high” flood risk meant scores of 9–10 and “low” meant scores of 1–2.

The analysis may help explain why listing stakeholders cared about how scores appeared, but it cannot show that the scores themselves produced those market outcomes. Zillow’s figures describe listed homes in the study period and categories, not a guarantee about a specific property or a current forecast.

Zillow’s September 2024 launch announcement said that 16.7% of new listings were at major wildfire risk and 12.8% at major flood risk in August 2024. Those are launch-era figures from Zillow, not a current national estimate. The announcement also reported First Street’s analysis, as reported by Zillow, that 78% of properties flooded by Hurricane Debby were outside FEMA flood zones; Zillow said 85% of those properties would have received an insurance recommendation through its feature. These figures illustrate why flood-zone status and broader property-risk information should not be treated as synonymous.
