Coles was part of the $22 million Yanchep Central expansion approved in 2021, but the available records do not confirm that the supermarket ultimately opened at Yanchep Central. The confirmed Coles location in the later project update is Yanchep Village, a separate development. A report says Yanchep Central’s expansion was completed in late 2023, but its description does not clearly establish whether that work included the proposed Coles.
What was approved for Yanchep Central?
The City of Wanneroo’s development-application material for Lot 50/2 Peony Boulevard labels a Stage 1 plan. It depicts a supermarket block alongside retail, food and beverage, commercial, health and wellness, childcare, fast-food and fuel uses. The plan says its areas are approximate and subject to change. PerthNow reported on 25 November 2021 that the Metro Outer Joint Development Assessment Panel approved a $22 million proposal. Its reported mix included a Coles supermarket, liquor store, eight specialty tenancies, a childcare centre for up to 85 children, a medical centre with up to eight consultants, a service station with eight refuelling bays and two drive-through food outlets. The reported layout included a Peony Boulevard main street and a town square. Those were components of the approved proposal, not proof that each use was built or opened. Approval included staging and conditions
PerthNow reported that the service station was expected to come first, with the supermarket and main street planned for about six months later. The rest was to progress according to market demand and construction timing. The approval was staged and conditional, including later work on intersection capacity. These were the reported plans and conditions at the time; they do not establish the eventual construction sequence or completed tenant mix.

Consultation and traffic concerns
PerthNow reported that the proposal received 116 public submissions, including 19 objections. The concerns it described included the range of shopping options, existing vacancies, the proximity of fuel and liquor uses to homes, childcare and a school, and traffic effects on Marmion Avenue. The report also said traffic conditions required investigation and implementation of added right-turn capacity on a timetable after occupation.
Yanchep Central and Yanchep Village are separate projects
FRP Capital’s project update describes Yanchep Village as a separate development with a 3,600-square-metre Coles, specialty tenancies, quick-service restaurants and fuel providers. It lists an extension of existing Yanchep Central as a future stage. That distinction matters: the 2021 Yanchep Central proposal also named Coles, but the later project update associates its specified Coles with Yanchep Village. What is known about the expansion’s later status?
Nautic Estate’s Future page says a $24 million Yanchep Central expansion was completed in late 2023. The same page also displays a $22 million expansion description naming Coles, specialty stores, childcare, medical and drive-through outlets. Because it presents both claims without clearly explaining their scope, it is evidence that a completion claim exists, but it does not settle whether the completed Central work included Coles. The planning documents and approval coverage establish what was proposed and approved, not what is operating now. The cited later material does not provide an authoritative completion record or operator confirmation tying a Coles opening to Yanchep Central. On this evidence, the accurate answer is that Coles was approved as part of the proposal, while an opening at Central remains unconfirmed.

Why was the project proposed?
The City of Wanneroo’s 2021 retail sustainability assessment described Yanchep Central as the principal part of the Yanchep District Centre, alongside an external Aldi and fast-food restaurant. The City engaged Urbis to assess whether the centre could accommodate unmet retail needs, particularly for supermarkets and discount department stores, while taking account of planned centres in the growth corridor. The assessment considered retail demand and supply, forecast floorspace need, scale and staging, effects on other centres and employment impacts. Approval, completion of an expansion and operation of a particular tenant are separate milestones. To establish the current status, look for a City of Wanneroo completion record for the relevant development, a current Yanchep Central tenant directory, or direct confirmation from the centre owner or operator. A Coles listing at Yanchep Village does not by itself confirm a store at Yanchep Central.
