What the share-price figures mean
The ILS 334.00 quote appeared on Y.H. Dimri’s investor-relations page at 13:44 on 9 October 2026. The 35.60% gap from the ILS 518.40 52-week high, and the ILS 321.80 52-week low, were reported by AD HOC NEWS that day. The high and low figures come from secondary market coverage, rather than the company’s interim financial report.

A 52-week-high comparison is a backward-looking reference point, not a valuation method. It does not account for earnings, cash generation, debt, project timing or the reasons investors repriced the share. The cited figures establish the reported price range and dated quote, but do not establish a fair value or forecast.
What Y.H. Dimri does
The company’s Q2 2026 interim report describes three business areas: residential development, residential urban renewal, and income-producing real estate. Its scale figures below are company-reported and as of 30 June 2026.
#1 Best Overall
- Residential development and urban renewal: about 44,424 housing units in Israeli projects, including approximately 39,530 units attributable to the company. The report divides the total into about 18,852 units in residential development and 25,572 in urban renewal; project totals include partner and landowner interests as described by the company.
- Income-producing property: about 92,000 square meters of rental commercial and office space in southern and central Israel, with approximately 92% occupancy and property value of about ILS 980 million.
These pipeline and property figures show the business’s reported scope, not how quickly projects will turn into revenue or cash. Project stage, partner interests and completion timing matter when interpreting a housing-unit pipeline.
What the latest reported financial results show
The latest company filing available here is the Q2 2026 interim report, which covers the six months ended 30 June 2026. It reports revenue from apartment sales, apartment rentals and commercial buildings, alongside gross margin and operating cash flow:

| Measure | Six months ended 30 June 2026 | Six months ended 30 June 2025 |
|---|---|---|
| Revenue from apartment sales, apartment rentals and commercial buildings | ILS 820.939 million | ILS 780.524 million |
| Gross margin | 34.18% | 46.14% |
| Net cash used in operating activities | ILS 447.039 million | ILS 247.338 million |
Revenue in this reported category increased year over year, while gross margin declined. The company said the prior-year comparison included about ILS 150 million in profit from a Hadera land sale and that project mix also differed. That context matters: the margin comparison is not simply a like-for-like measure of recurring project economics.

Operating cash flow was negative in both periods and more negative in the first half of 2026. The company noted that the comparative period included a one-off land-sale profit and that taxes connected with that transaction were paid in the current period. Those factors help explain the comparison, but the reported cash use remains relevant when assessing the business’s funding needs.
Liquidity: reported resources and the board’s view
At 30 June 2026, cash, cash equivalents, restricted deposits and financial assets totaled approximately ILS 325 million, according to the interim report. The board said it did not expect a liquidity problem, citing positive working capital over the following 12 months, unused credit facilities, land assets and expected project cash surpluses. That is the board’s assessment, not a guarantee that future cash needs will be met without difficulty.
For investors, the useful distinction is between balance-sheet resources at a reporting date and cash generated by operations over time. The former provides context for near-term capacity; the latter indicates whether ongoing activity is supplying cash or consuming it. The report flags continuing negative operating cash flow, so both belong in an assessment.

How to interpret the drawdown as an investor
The price gap alone cannot answer whether DIMRI is attractive. A more grounded review would use the same reporting date across the measures being compared and consider:
- Business mix and the stage of residential and urban-renewal projects.
- Gross margins, with exceptional gains such as the prior-year Hadera land sale identified separately.
- Operating cash generated or used, and the timing of project-related receipts and payments.
- Debt, unused financing and liquidity resources.
- Occupancy and recurring income from investment properties.
The Q2 2026 report provides company disclosures on several of these dimensions, but the dated market report’s isolated peer figures do not establish a rigorous peer valuation. Any comparison should account for differences in business mix, pipeline, project stage and one-off gains rather than relying on share-price declines alone.
