Your mortgage credit scores can differ because Equifax, Experian, and TransUnion may have different information about you, and mortgage lenders may use score versions that differ from the one shown by your bank or a consumer service. The practical next step is to compare all three credit reports, dispute inaccurate or incomplete information, and ask your lender which scores and selection method it uses for your application.
Why are my mortgage credit scores different?
A credit report is the underlying record of credit-related information; a credit score is a calculation made from information in a report. As the Consumer Financial Protection Bureau (CFPB) explains, the bureau supplying the report and the scoring model applied to it can both affect the resulting score. A number from a bank app and one from a mortgage lender may therefore be based on different data, different models, or both.

Differences are not automatically evidence that a score is wrong. They are a reason to find out which report and scoring model each number represents, then check the underlying records for mistakes or missing information.
The bureaus may have different files
Equifax, Experian, and TransUnion each maintain credit files. A lender’s calculation can vary if one file includes an account, balance, payment history, collection, or other information that another file does not. FICO also notes that information may be captured by one bureau but not another, or stored or displayed differently.

Some differences are consequential: an unfamiliar account or incorrect late-payment entry could affect a calculation. Other variations may simply reflect different reporting or update timing. FICO also identifies missing or inaccurate information and records associated with another person as possible causes of bureau-file differences.
The scoring model may be different
There is no single score that every company must show or use. A consumer-facing service may provide a general-purpose score, while a mortgage lender may request a mortgage-specific FICO version. FICO’s version guide identifies Score 2 for Experian, Score 5 for Equifax, and Score 4 for TransUnion among versions used in mortgage lending.
That distinction matters when comparing numbers: scores produced with different models are not interchangeable measurements, even if they use data from the same bureau. A difference between a bank’s display and a mortgage score does not, by itself, show that either score is erroneous.

The report date may differ
A score reflects report information at the time it is requested. If creditors report updates at different times, or if the bureaus update their files on different schedules, two scores can differ even when they come from similar model families. Compare the dates of the underlying reports as well as the bureau and model before drawing conclusions from the numbers.
Why is my mortgage score lower than my bank’s score?
First check whether you are comparing like with like. A bank or card issuer may show a consumer score based on one bureau and one model; the mortgage lender may pull another bureau’s file and use a mortgage-specific score version. The timing of the report can add another source of difference.
Use these questions to interpret the gap:
- Which bureau file was used? A score based on Experian’s file may differ from one based on Equifax or TransUnion because the files do not necessarily contain identical information.
- Which model or version produced the score? A general-purpose consumer score may not match a mortgage-specific FICO version.
- When was the report pulled or updated? A balance or payment update may appear in one report before another.
- What kind of score is being displayed? Find out whether it is a consumer-facing educational score or a score requested for a lender’s credit review.
- How does the lender select a score? It may use one bureau’s data or consider all three bureau scores and select one according to its process.
Unless the bureau, model, and report timing are known, comparing the two numbers as though they were the same measure can be misleading. The CFPB’s mortgage-score guidance says most mortgage lenders check all three major bureaus and use the middle score when deciding what rate to offer. That describes a common approach, not a guarantee for every lender or loan.

Which credit score do mortgage lenders use?
The lender decides which score and other information to use in its credit review. FICO identifies these mortgage-specific versions in its score-version guide:
Recommended Free Tools
| Bureau | Mortgage FICO version identified by FICO |
|---|---|
| Experian | Score 2 |
| Equifax | Score 5 |
| TransUnion | Score 4 |
These are examples of versions used in mortgage lending, not a promise that a particular lender will use all three or follow one universal selection rule. CFPB guidance says most mortgage lenders review scores from all three bureaus and use the middle score when deciding what rate to offer. Ask your lender which bureau data, score versions, and selection approach apply to your specific application.
What if more than one person is applying?
FICO describes a lower-middle-score selection approach for joint applications. Do not assume that every lender or loan program applies this method in the same way; ask how the lender evaluates the applicants on your particular application. A single consumer score shown in an app will not necessarily tell you which applicant’s score or which bureau result will matter.

What should I do before applying for a mortgage?
Review the reports themselves rather than relying only on a score display. The CFPB recommends reviewing credit reports before a major credit decision and points consumers to AnnualCreditReport.com for access to reports from the nationwide bureaus.
- Get your Equifax, Experian, and TransUnion reports. Keep track of which report came from which bureau and its date, so you can distinguish missing information from timing differences.
- Compare the important details across reports. Check names and addresses, accounts, balances, payment history, collections, and inquiries. Look for information that is inaccurate, incomplete, unfamiliar, or associated with someone else.
- Separate a score difference from a report error. Different scores can result from legitimate differences in files, model versions, or dates. Concentrate on entries you can identify as wrong or incomplete rather than assuming that the lowest score is itself proof of an error.
- Ask the lender what it will use. Ask which bureau or bureaus it will review, which score versions it uses, how it selects a score, and whether corrected information can be considered for your application.
- Avoid unnecessary new credit applications or accounts close to applying. The CFPB cautions that many new applications or accounts can negatively affect a score. A mortgage score is also only one component of underwriting, so it is not by itself a decision about whether you will qualify.
What should I do if one credit report has an error?
Dispute the inaccurate or incomplete information with both the credit reporting company that issued the report and the company that supplied the information, such as the company associated with the account. The CFPB recommends explaining what is wrong and why, and including supporting documents.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minute- Identify the exact entry. Note the bureau, account or record, and the specific detail you believe is incorrect or incomplete.
- Explain the problem clearly. State what the report says, what you believe is correct, and why. Keep the explanation focused on the disputed information.
- Include copies of supporting documents. Send copies rather than originals and keep a copy of what you submit.
- Send the dispute to both parties. Contact the credit reporting company and the company that provided the information. Keep copies of submissions and supporting material so you can track what you sent and when.
- Follow up with the lender. If the disputed record affects an active mortgage application, ask whether corrected information can be considered and what the lender needs from you.
A dispute is the route for challenging inaccurate or incomplete reporting; it does not establish that a particular item will be changed or that a lender will receive an update by a particular mortgage-processing deadline. The CFPB’s dispute guidance does not promise a mortgage-processing timeline or outcome.

How to ask the lender about a score difference
Ask for details about the application’s credit review rather than asking only, “Which score do you use?” A useful conversation should establish what information generated the number and how the lender will interpret it.
- Which credit reporting companies’ reports are part of my application?
- Which score model or versions are used for this loan?
- If scores from all three bureaus are reviewed, how is the score used for the rate decision selected?
- For a joint application, how are the applicants’ scores considered?
- If I dispute an item, can corrected information be considered for this application, and what documentation should I provide?
FICO explains that lenders choose the score and other information used in their credit review. The CFPB describes the three-bureau middle-score approach as common, but neither fact means every lender or loan uses the same procedure. The lender handling your application is the source for its process.
What a score difference does—and does not—tell you
A gap between a bank-app score and a mortgage score tells you that the figures differ; without the bureau, model, and report dates, it does not explain why. It also does not prove that the underlying credit report contains an error. Compare the files and the score details first, and dispute specific inaccurate or incomplete entries.

FICO publishes information about score versions and bureau-file variation, while CFPB guidance explains the distinction between reports and scores, common mortgage lender practices, report access, and disputes. Mortgage score versions and lender procedures can change, and individual lenders vary. For a specific loan, confirm the current details directly with the lender.
