Derby County is owned by Clowes Developments (UK) Ltd, the property-development business led by David Clowes and his brother Thomas. The latest estimate identified for David Clowes and family is £380 million in The Sunday Times Rich List 2025. It is a family estimate—not a verified figure for David Clowes’s personal net worth or liquid assets.
Who owns Derby County?
Derby County’s official ownership page identifies Clowes Developments (UK) Ltd as the club’s owner. The legal structure changed in 2025: the club’s filed accounts say a new holding company was introduced and is wholly owned by Clowes Developments. Companies House records Derby County (The Rams) Holdings Limited as the active person with significant control of Derby County (The Rams) Limited from 12 May 2025, with at least 75% of shares and voting rights and the right to appoint or remove directors. Clowes Developments’ direct person-with-significant-control entry ceased that day. The change reflects a holding-company structure, not evidence of an outside sale.
The club and stadium were held in separate legal entities after the 2022 purchase. The 2025 accounts say the holding-company restructuring was intended to address supporter concerns about that separation. The club’s public-facing ownership statement and the more detailed Companies House control record describe different layers of the structure.
How did David Clowes make his money?
The evidence supports describing Clowes’s source of wealth as the family’s property-development business. Clowes Developments’ company history says David and his brother Thomas continued the business founded by their father after his death in 2015. David is chairman and Thomas is managing director.

The company’s figures show the scale of the business, not David’s personal income. For the financial year ended 31 March 2025, Clowes Developments reported turnover of £147.1 million and operating profit before exceptional items of £5.4 million. Those are company-level results; they do not establish how much David personally earned or owns.
What is David Clowes’s net worth?
The Sunday Times Rich List 2025 estimated the wealth of “David Clowes and family” at £380 million. The list extract says wealth in the family property firm rose by £17.4 million. Treat £380 million as a published estimate for the family, not an audited personal net-worth statement for David Clowes.

The available figures do not disclose a verified personal balance sheet, personal income, or a breakdown of Clowes’s individually owned assets and liabilities. Company turnover, operating profit, property valuations and acquisition costs cannot be added up to produce his personal net worth. The sources identified here do not establish a newer 2026 estimate.
What did the 2022 Derby County purchase cost?
Clowes Developments announced on 1 July 2022 that it had completed an agreement to buy the club. Its 2024 accounts state that a subsidiary acquired the club’s trade and assets, together with certain liabilities, on that date for £13.24 million in cash consideration. That is the recorded consideration for a company transaction—not a complete measure of David Clowes’s personal investment in Derby County.

The stadium was handled separately. Clowes Developments’ 2023 accounts say the group acquired stadium-holding company Gellaw Newco 202 for £1 and immediately repaid its £22 million loan through a parent-company loan. In that acquisition context, the stadium was recorded as investment property with a fair value of £81,109,332. The £1 was the consideration for the company; it should not be mistaken for the stadium’s economic value or the total investment involved.

- Rich List estimate: £380 million is attributed to David Clowes and family, not presented as David’s audited personal net worth.
- Company results: Turnover and operating profit belong to the company’s financial reporting and are not measures of Clowes’s personal income.
- Club acquisition: The £13.24 million cash consideration relates to the subsidiary’s purchase of the club’s trade and assets.
- Stadium accounting: The £1 company acquisition, £22 million loan repayment and £81,109,332 property valuation each describe different parts of the stadium transaction and its accounting.
In a letter dated 1 July 2022, Clowes wrote: “It is with an immense sense of pride that I write to you having finalised our agreement to buy Derby County and end nine months of uncertainty and fear over the future of our club.” The statement describes the purchase and its significance to supporters; it does not provide information about his wealth.
