What did the Rising Stars report assess?

Canstar and Hotspotting’s 2024 report covered 110 locations across 14 Australian market jurisdictions: eight capital cities and six regional markets. The suburb-level indicators described in contemporary coverage were sales volumes, quarterly price growth, vacancy rates, rental growth and infrastructure spending. These indicators explain the historical selection framework; the published Perth shortlist does not provide current suburb-by-suburb readings for them.

How Perth ranked in the 2024 assessment

Perth ranked fourth among the jurisdictions in the 2024 assessment, behind Brisbane, Adelaide and Sydney, according to Canstar and PerthNow coverage. PerthNow reported that Perth had fallen from third place in the prior year’s report. It also quoted the report’s assessment that signs of moderation were emerging after a three-year boom as sales activity tapered from recent highs. Those statements describe the report’s view at the time, not current market conditions.

What this shortlist does—and does not—tell a buyer

A suburb appearing on a 2024 Rising Stars list is not evidence that it remains affordable, is outperforming today, or will deliver future growth. The shortlist is not a present-day comparison of properties, prices, rents or borrowing costs. Before making a purchase decision, compare current evidence on recent sales and price movement, rents and vacancy, infrastructure status and timing, property type and price range, and access to employment, transport, schools and amenities. Weigh those factors against your budget and time horizon.

Canstar published a related article, “The 10 Best Affordable Suburbs in Perth 2024,” which names the same ten suburbs but uses a distinct affordability-oriented framing. Its described criteria include proximity to work and amenities, unlike the five metrics reported for the Rising Stars coverage. It is not the complete Rising Stars report. The article also cites CoreLogic figures published on 2 January 2024: Perth median house prices rose 15.6% in 2023, compared with 8.6% nationally, while Perth median unit prices rose 12.4%, compared with 6.4% nationally.
