What’s Driving Private Equity’s Interest in Data Centers?

Private equity investors are targeting data centers, powered land, development and related businesses as compute demand grows. Power and execution remain major risks.

Private equity is pouring money into data centers because investors expect demand for cloud computing and AI to keep growing, while the facilities and power systems needed to serve that demand require enormous amounts of capital. The opportunity spans operating data centers, new construction, powered land, computing capacity and related suppliers—not just buildings. But investment appetite is not proof of future returns: projects must secure power, permits, equipment and customers, often on an unprecedented schedule.

Why data centers appeal to private-capital investors

Investors are betting on expanding compute demand

Cloud services and artificial intelligence rely on computing capacity housed in data centers. Investors expect that need to expand, but current demand should not be described as exclusively AI-driven: CFA Institute says traditional enterprise workloads still account for most current demand, while AI is expected to drive much of its future growth. Its 2025 article, citing PitchBook data, reported nearly $108 billion in data-center-related private-equity deals in the four years to September 2024, compared with $50 billion in the preceding four-year period (CFA Institute).

S&P Global Market Intelligence reported that US data-center investment reached $63.35 billion in 2025, including $45.70 billion in private-equity-backed investment, or 72% of the total. It said the PE-backed figure was driven by a planned roughly $40 billion acquisition of Aligned Data Centers. The report described the transaction as planned; its closing status as of October 8, 2026, is not established here. S&P also quoted a JLL executive describing the sector as being at the start of a “supercycle” of development. That is an industry characterization of a prolonged build-out, not evidence that every project or market will benefit equally (S&P Global Market Intelligence).

The build-out needs infrastructure-scale financing

Capital requirements extend beyond land and buildings to servers, cooling, power connections and other supporting infrastructure. McKinsey estimated that nearly $7 trillion in data-center investment may be needed through 2030 to keep pace with compute-power demand. That is a projected investment need, not money already committed or a forecast of investor returns (McKinsey).

The scale helps explain why the sector attracts infrastructure funds and private credit alongside conventional buyout firms. Private capital can finance large projects, acquire operating businesses or platforms, and support development where other funding may not cover the full requirement.

Investors can choose different points in the data-center value chain

Private capital can target assets at different stages and with different risk profiles. EY identifies data-center assets, computing capacity, supply-chain businesses and powered land as opportunity areas. These are not interchangeable: development-stage investments generally involve more construction and timing uncertainty, while operating assets may offer earlier cash flow but still depend on reliable power, tenants and continued investment in equipment (EY).

  • Operating facilities and platforms: Investors may acquire existing assets or operating businesses. These can have established customers and operations, but revenue quality depends on contracts, customer concentration and the facility’s ability to meet changing technical needs.
  • New development and build-to-suit projects: A facility is designed for a particular customer or hyperscale operator. Construction and power-delivery schedules matter, and cash flow typically depends on completing the project and serving its intended customer.
  • Powered land: Land with access to secured power may be attractive because power availability can determine whether a project is viable. The value still depends on delivery timing, permits and the ability to develop the site.
  • Compute and supply-chain businesses: Investors can back computing capacity or companies supplying the sector. These routes may have different technology, operational and obsolescence risks from owning a building.

Survey enthusiasm is not a return guarantee

In CBRE’s 2025 Global Data Center Investor Intentions Survey, 95% of respondents said they expected to increase data-center investment in 2025. Turnkey hyperscale was the most preferred market segment, followed by powered shell; 49% identified hyperscale build-to-suits as the greatest opportunity over the next 12–24 months. Respondents also showed more interest in opportunistic or new development than in 2022, though that measure had fallen from its 2024 peak. These findings describe survey intentions and preferences, not completed deals or realized performance (CBRE).

What can derail the investment case

Power access is a project requirement, not a bonus

A site’s commercial value depends on securing enough electricity and getting it delivered on a credible schedule. The International Energy Agency says data-center expansion faces slow grid connections and tighter supply chains for equipment such as transformers and gas turbines, as well as planning and approval delays. On-site natural-gas generation also faces technical and financial hurdles. AI facilities can experience rapid swings in electricity demand, making reliable supply and storage important considerations (International Energy Agency).

CBRE’s 2025 survey found regulation and power availability had become investors’ leading challenge, overtaking availability or cost of debt. Colliers likewise emphasizes certainty around power, delivery timing and contracts as factors in project feasibility, valuation and absorption (CBRE; Colliers).

Construction must happen at an extraordinary pace

Projects require coordinated delivery of land, utility connections, equipment, construction and operations. S&P Global quoted EY-Parthenon’s Gordon Bell saying execution risk was the largest risk he saw, given the scale and speed of the industry’s planned build-out. That is an expert assessment, not a measured probability of failure; it underscores why a financing commitment alone does not ensure a facility will be completed on time or within budget (S&P Global Market Intelligence).

Permits and community acceptance affect timelines

Zoning, environmental review and local opposition can delay or prevent projects. Large, concentrated electricity loads may also prompt new generation and grid investment, raising affordability concerns for communities. The IEA says outcomes depend on policy and infrastructure choices; grid integration and more flexible operations are among the possible tools. It does not follow that data centers inevitably raise local bills (International Energy Agency; Colliers).

Demand and investment forecasts can change

The IEA reported that data-center electricity demand grew 17% during 2025 and projected consumption would double by 2030. The growth figure describes a past year; the doubling figure is a forecast, not a guarantee (International Energy Agency). CFA Institute notes that future AI compute demand and energy needs are difficult to predict, and efficiency improvements could change projections. Investors therefore need to distinguish expected demand from current utilization and test whether a project can remain viable if demand, technology or power costs develop differently (CFA Institute).

How to assess a data-center investment opportunity

For investors evaluating the sector, the key question is not only how much demand may grow, but whether a specific asset can deliver capacity and earn revenue under realistic conditions. Useful diligence questions include:

  • Is the investment in an operating asset or a development-stage project?
  • What power capacity is secured, when can it be delivered, and what remains dependent on grid upgrades or approvals?
  • Are revenues supported by contracts, and how concentrated are the tenants or customers?
  • How much additional capital is needed before cash flow begins?
  • Could changes in workload mix, equipment needs or efficiency make the facility less competitive?
  • What permits, regulatory approvals and community acceptance are still required?

These questions do not produce a standardized ranking of opportunities. They help expose the difference between a broad sector growth thesis and the execution, financing and demand assumptions behind an individual investment.
