If you receive a notice that your mortgage lender has changed ownership, first find out whether the loan was sold, the company servicing it changed, or both. A sale by itself does not change your loan agreement. A servicing transfer can change where and when you send payments, so follow the dates and payment instructions in the notice, update any bank bill-pay setup, and check that payments post correctly afterward. This guidance is for U.S. residential mortgages; your own notice and loan documents govern the details of your transaction.
First, identify what actually changed
“Lender” is often used loosely in mortgage notices and conversation. The company that owns the loan and the company that collects payments may be different. The owner holds the debt; the servicer handles payment collection and other account tasks. A notice may describe a change in ownership, a change in servicing, or both. Those events have different practical effects for you.

If the loan was sold
A loan sale changes who owns the debt, but it does not by itself replace your mortgage agreement. The sale alone does not authorize a change to the interest rate, payment obligation, or other contract terms. Read the notice for any payment-routing instructions, but do not assume your loan terms changed just because the owner did.

If servicing was transferred
A servicing transfer changes which company handles your account and receives payments. Your mortgage contract is not replaced simply because another company takes over servicing. The transfer notice should tell you when the old servicer stops accepting payments, when the new servicer begins, and how to contact the new company.

If both happened
Ownership and servicing can change at the same time, but one does not automatically imply the other. Treat the notice’s payment dates and contact details as operational instructions, and distinguish those from information about who owns the loan. If the notice is unclear about whether your servicer changed, ask the company identified in the notice to clarify which company should receive your next payment.
What to do when the notice arrives
- Read the entire notice. Identify whether it describes an owner change, a servicing transfer, or both. If servicing is moving, write down the effective date, the last date the former servicer accepts payments, the first date the new servicer accepts them, and the new servicer’s contact information.
- Follow the payment instructions for the effective date. Send payments to the company the notice says is accepting them at that time. If you mail a payment, allow extra time for delivery. Do not rely on the company name on an older statement if the notice gives a new payment destination and start date.
- Change bank or credit-union bill pay. If you schedule payments through your financial institution rather than through the servicer, update the payee and account details to match the new servicer’s instructions. Check any scheduled payment that falls near the transfer date so it is not sent using outdated details.
- Check the next account statement. Confirm that the payment amount and date are reflected correctly. Review the account for any discrepancy involving a payment, escrow, or other servicing matter, and raise it promptly with the servicer.
- Keep the notice and related account records. Retain the transfer notice, payment confirmations, and statements you need to explain a discrepancy. If you contact a servicer, note which company you contacted and when, so you can refer to the issue consistently if it remains unresolved.
A transfer notice changes payment routing only to the extent it says it does. It is not, on its own, a reason to accept an unexplained change in your loan’s contract terms. Compare any term or payment change with your loan agreement and ask the servicer for an explanation if the figures do not match.
Pay particular attention to a payment due near the transfer date. The notice should establish when the former servicer stops accepting payments and when the new one begins. If you pay by mail, allow extra delivery time; if your bank sends bill pay, confirm that the payment scheduled around that date uses the correct payee and account details. Save confirmation of the payment and check the next statement rather than assuming the transfer was processed automatically.

When the transfer notices should arrive
For a servicing transfer, CFPB consumer guidance says the former servicer generally should give notice at least 15 days before the transfer, and the new servicer generally should give notice within 15 days after it. The notices may be combined. They should identify the old and new payment dates and provide the new servicer’s name and contact information.
These are general notice periods, not a reason to guess where a payment belongs. Use the actual dates and instructions in the notice you receive. If you have not received clear instructions, contact the servicer using the official contact details available to you and ask which company should receive a payment due around the transfer date. Keep following your payment obligations while you seek clarification.

The Consumer Financial Protection Bureau’s consumer guidance, last reviewed April 3, 2024, puts the basic point simply: “Your servicer can change.” The notice is what tells you how that change affects payment routing. If the notice arrives after a payment has already been scheduled, check with your bank or credit union about whether the payment can still be updated or canceled, then follow the servicer’s instructions for the transition.
How the 60-day payment protection works
For 60 days from the effective date of a servicing transfer, a new servicer generally may not charge a late fee or treat a payment as late when you sent it on time, or within the applicable grace period, to the former servicer. This protection addresses a qualifying payment sent to the old company during the transition; it is not a general extension of your payment deadline.

Use the notice to direct payments to the new servicer once it begins accepting them. If you sent a qualifying payment to the former servicer and the new account shows it missing or late, contact the servicer and explain when and where you sent it. The CFPB says borrowers can send an information request or a notice of error to both the former and new servicers about a transfer-related problem. This route can also be relevant when a loss-mitigation application has not been addressed.
Keep evidence that helps establish the payment date and destination, such as a bank confirmation, canceled check, or payment receipt. The protection concerns a payment sent on time or within the applicable grace period to the former servicer during the 60-day period; it does not mean every payment sent to the wrong address will be credited automatically. Follow the transition instructions for later payments and raise a missing-payment issue promptly.
What happens to escrow and existing assistance
Servicing includes escrow-related processes and can include administration of loss-mitigation matters. A transfer therefore calls for more than checking whether the principal-and-interest payment arrived: review the account statement for an escrow or payment discrepancy as well.

Escrow statement
The CFPB says the former servicer must provide a short-year escrow statement within 60 days of the effective servicing-transfer date. Review it when it arrives and compare its account information with your records. If an escrow balance or transaction appears inconsistent, raise the specific discrepancy with the servicer rather than assuming the loan sale changed the underlying agreement.
Do not treat a change in the company handling your escrow as proof that the terms of your mortgage changed. The practical step is to examine the statement and ask about a specific balance or transaction that does not match your account records. Keep the statement with your transfer notice and other payment documentation.
Loss-mitigation application
If you have an application or other loss-mitigation matter in progress and it appears to have gone unaddressed during the transfer, contact both the former and new servicers. The CFPB identifies an unaddressed loss-mitigation application as a reason to use an information request or notice of error for a transfer-related issue. Include enough information for the companies to identify the account and explain what response or handling remains unresolved.
How to tell who owns your mortgage
The servicer is the company you pay; it may not be the loan owner. If you want to identify the owner, start with the official notice and ask the servicer for the owner information if the notice does not answer the question. A change in the company receiving your payment does not, by itself, prove that the loan was sold.
Fannie Mae says that its purchase of a loan does not change the servicer or loan terms, and that it does not service loans. Freddie Mac similarly says that a sale to it does not change existing terms or payment obligations and directs borrowers with questions to the lender or servicer named in its notice. Those statements concern their purchase notices; for your account, rely on the transaction-specific instructions in your own official notice.

It is useful to separate two questions when you call: “Who owns my mortgage?” and “Which company should receive my next payment?” The answer to the first does not necessarily identify the company handling your account. Confirm payment routing from the servicing-transfer notice, even if you have separately learned that the loan owner changed.

Start by identifying the exact issue: the date and amount of a payment, the company that received it, the statement entry that appears incorrect, or the escrow or assistance matter that needs attention. Contact the servicer using the details in your notice or statement. For a transfer-related error or missing information, the CFPB says you may send an information request or notice of error to both the old and new servicers.
Explain what happened in concrete terms and include relevant dates and payment details. Keep a copy of what you send and any response. If a payment appears late even though you sent it to the former servicer during the protected 60-day period and within the applicable timing, point out those facts and ask the servicer to review the account under the transfer protection.
If the notice does not clearly say where a payment should go, do not treat the 60-day protection as permission to disregard the instructions once the new servicer takes over. Seek clarification promptly and direct subsequent payments as the notice requires. State-specific variations and the terms of individual mortgage documents are not addressed here, so consult the governing documents and use the official contact details in your notice for transaction-specific questions.

Does a change in mortgage ownership change my interest rate or monthly payment?
A loan sale alone does not change your mortgage agreement, interest rate, or payment obligation. If a notice or statement appears to show a different contract term, compare it with your loan documents and ask the servicer to explain the discrepancy. A servicing transfer can change where payments go, so follow the transfer notice’s payment dates and instructions.

How can I tell who owns my mortgage?
The company collecting your payments is the servicer, and it may not own the loan. Check the official notice or ask the servicer for the owner information. A change in the payment recipient does not by itself mean the loan was sold.
What if I sent my payment to my old servicer after the transfer?
For 60 days from the effective servicing-transfer date, the new servicer generally may not charge a late fee or treat a payment as late if you sent it on time or within the applicable grace period to the former servicer. Contact the servicer with the payment date and destination if it is missing or marked late, and direct later payments according to the notice.
How much notice should I receive when servicing changes?
CFPB consumer guidance says the former servicer generally should notify you at least 15 days before the transfer and the new servicer generally should notify you within 15 days after it. Notices may be combined and should identify the old and new payment dates and the new servicer’s contact information.
What should I do if escrow information or a loss-mitigation application is missing?
Review the account statements and raise a specific escrow or payment discrepancy with the servicer. The former servicer must provide a short-year escrow statement within 60 days of the effective transfer date. If a loss-mitigation application appears unaddressed, CFPB guidance says to contact both servicers and consider an information request or notice of error.
The Bottom Line
A mortgage sale and a servicing transfer are different events, and they can happen separately or together. Read the notice, send payments to the servicer designated for the applicable date, update bank bill pay, and review the next statements. A sale alone does not change your loan terms; if a transfer-related payment or account problem appears, contact the servicers promptly and keep records of your communications.
